eThe Proposal;The proposal is to replace the existing two

storey office building with a new mixed use

development comprising 700 square meters

of new office space to the ground floor with

76 residential apartments above. The private

sale, private for rent and affordable residential

apartments will include a mix of one, two and

three bedroom accommodation along with

wheelchair accessible units, all with private

external amenity space/balcony. The scheme

also benefit from thirty five below ground

carpark spaces and a landscaped amenity

space to the front of the building on Davigdor

Road.

The materials for the elevations relate to the

local context and consist of a mainly brick

facade with recessed balconies and windows

with glass balustrades and metal soffits and

fascias. The top floor will be clad with metal

panels as a contrast.

Landscaping and Sustainability Strategy: The stepping back of the bulk of the elevation to the road and the building orientation has allowed the creation of a generous south facing landscaped

amenity space to the Davigdor Road Facade. Access to the main entrances for the ground floor offices and the residential units from Davigdor Road will pass

through this space. The landscaping will consist of good quality staggered paving with raised and flush planting beds. There will also be a selection of trees

planted within the space along with benching and low level lighting to enhance the overall amenity and ambiance. The landscaping will be backed by a

decorative perforated screen to the rear at ground floor which acts to provide ventilation and visual screening to the refuse and recycling/bicycle stores.

To ensure the new building is truly sustainable now and in the future, the design team are considering all social, economic and environmental issues associated

with such a project. Environmentally, the ground floor office portion of the scheme is to achieve the standard of BREEAM VERY GOOD and the residential

portion will need to meet the requirements of Lifetime Homes Code Level 4. To achieve this standard the building will need to be built and operate more

efficiently and effectively than required by the minimal standards set by current building regulations.

The Design Team are working together to ensure the correct construction techniques are used to reduce the embodied energy of the building and that its form

and materials aid natural ventilation and increase daylight throughout the building. This prevents the need for air-conditioning and reduces the use of artificial

lighting, which in turn will decrease the running costs of the building. In addition to the low tech, integral design solutions, renewable technologies such as

photo voltaic panels are being considered for heating, or power requirements.
