The Real Estate Board of Greater Van-couver honoured Metro Vancouver build-ers at the first-ever REBGV Commercial Building Awards Sept. 23 in Vancouver.

While the awards recognized commer-cial building, many of the award-winners had strong residential components, such as the Judges’ Choice Award for best overall: the Woodward’s Building Redevelopment at 100 West Hastings.

A former landmark known for its dis-tinctive ‘W’ and its Christmas window dis-plays, the former Woodward’s site is now home to a project that combines market and non-market housing, along with com-mercial/retail and industrial arts space.

The Woodward’s project also won the excellence award in the mixed-use com-mercial/residential category for owner/de-veloper Ian Gillespie of Westbank and Ben Yeung of Peterson Investment Group.

Westbank and Peterson Investment Group were also winners of the excellence award in the hospitality/hotel category for the Shangri-La Vancouver hotel at 1128 West Georgia.

“We were very pleased with the excel-lent entries into our first-ever Commercial Building Awards and want to congratulate all the award recipients,” says REBGV president Jake Moldowan.

“The quality of out commercial buildings is a significant reason why Metro Vancou-ver is considered to be a world-class area.”

Without commercial real estate, com-munities would lack the amenities needed to create a neighbourhood; business space, retail and other commercial development help create communities where every-thing is within walking distance from the doorstep.

been noticed by passers-by and has even at-tracted the notice of several movie scouts in the past few months.

“I love it. I love everything about it. I love my front door and my library ... it’s a peace-ful room that makes me feel good,” says homeowner Judy Collins, who completed the interior décor herself, with help from her up-scale South Surrey consignment shop, Rewind Furnishings and Décor.

Inside, a beautiful kitchen is enough to make any chef drool, with plenty of island and cupboard space; the kitchen flows effortlessly into a living area and also, into the outdoor area, which features several patios, seating areas, furniture, a barbecue and a fire pit.

Chandeliers drip with light and crystals throughout the entry foyer, dining area and living area, while downstairs, a home theatre/movie screening room, billiards room, wine cellar and a bar/entertainment area await the next big fight or game.

Outside, English flagstone fences border the property and driveway paving stones give off a glossy patina, while massive, arched windows throughout the house let in an abundance of natural light.

“Everything is done to maximize openness and sunlight,” says Peers, who says his only direction was “to build a home that our grandchil-dren will want to come to.”

Peers does all the architectural de-sign himself, inside and out.

“I’m here every day during the building process. I touch everything ... I’m very hands-on. I put my heart into it, I really do.”

Peers used to work as a high-stress turnover CEO in California before being diagnosed

with leukemia. He beat the cancer, and after chemotherapy, he decided he should do what he really wanted, and Tuscan Developments was born.

“I like to create value – something that you can see and touch that is tangible,” Peers says,

and notes that in each house he builds, he focuses on the kitchen.

“The kitchen is the centre of the home ... it is where you live and entertain. To sit in a space full of sunlight and prepare – or watch a meal being prepared – while

being surrounded by natural wood cupboards and garden or ocean views

Lee, of VictorEric Design Group, feels he is lucky in that he often gets the go-ahead on homes that cost more than $10 million.

Lee recently built a new Southwest Marine

Drive Vancouver home worth $12 million, for a client with whom he has a longstanding relationship, with very little direction.

“She said, ‘Go ahead ... I trust you.’ She totally loved the results,” Lee says.

“I’ve been very blessed. People are literally paying me to create their dream home.”

Both Lee and Peers note that when a home is being built specifically for a client, rather than a bunch of new homes for nameless families, the attention to the details can be a lot more time-consuming.

But worth it.Both builders are working on new home

projects in Metro Vancouver and, as usual, both are looking forward to avoiding ‘cookie-cutter’ new homes and building outside the box. Seeing the completed project is fantastic, Peers says, but to hear how much the hom-eowners love it?

“That’s the reward.”

“This made the process very smooth. We bought the land, applied for a development permit and then it was a go. It’s great and it’s work-ing. We are very excited about being involved.”

People on the North Shore appreci-ate a well-rounded quality of life and adding a new Marine Drive neigh-bourhood allows its new residents to take full advantage of the area’s outdoor and indoor lifestyle.

History celebrated at Anderson Walk

It’s back-to-school season for stu-dents throughout Metro Vancouver ... and at Polygon Homes as well.

Polygon’s latest North Vancouver development, Anderson Walk, is named for the history surrounding its location: the site of the former Lon-sdale Elementary School. The name ‘Anderson’ is taken from the name of a respected educator and longtime principal at Lonsdale Elementary, Henrietta Anderson.

Anderson originally came to Canada from Scotland as a mail-order bride in 1912, but upon her arrival, her husband-to-be informed her he had married someone else. Anderson decided to remain in Canada, and while she never married, she became one of B.C.’s most respected educators. She became principal at Lonsdale in 1922 and, during her time there, she earned a Masters and a Ph.D.

In 1933, Anderson was the first-ever recipient of the G.A. Fergusson Memorial Award, the BCTF’s (B.C. Teachers’ Federation’s) highest honour.

Now, Anderson Walk is being brought to life – a lowrise collection of 234 apartment residences situated in North Vancouver’s central Lonsdale neighbourhood.

Polygon took the time to ensure the history was not just in the building name, but also in the actual structure. The school’s demolition team carefully salvaged the old beams, floorboards and rock work of the school, for use in the new development.

When complete, Anderson Walk – consisting of three buildings in two phases – will be located next to the new school board offices, complete with the Artists for Kids Gallery.

Polygon senior vice-president of sales and marketing Ralph Archibald notes that several senior staff at Polygon live in North Vancouver, as well as people involved with the project.
