    INTRODUCTION

    The Fundamental of a production company is Human resources, Materials, Scope and

    Machineries and plants. Company has to produce their products using their resources. It is

    difficult to run business because there are constrain to barrier the achivements.if company can

    identify the barriers for their productions, they can achieve their targets.

    The Triple Constrains are Time Quality and Cost. Any Project has to achieve expected

    quality, within allocated budget and planned time frame. (Within the Budget, Quality and

    Cost)

    Any Project These Triple Constrains are connect one to another. If the Quality Change, Time

    and Cost Increased or decreased. If the Cost reduced, Quality will down, if the time is change

    also effect to cost and quality.

    The Solid Builders & Contractors are run with the low profit and they are not tracking their

    projects. The Company has to Planned and motored using standard project management

    techniques and has to use proper Pre and Post Contract Planning tools to rise their profit.

    RATE THE SUCCESS OF THE COMPANY

    Measuring the Success of the Company, has to be considered how the Company manage of

    Projects scope which are already handling by the company to achieving the expected quality

    within estimated budget during the stipulated time frame.

    Time, Quality and Cost are act as a triple Constrains of a any project, business or company.

    Evaluate or rate the success of company, to be considered how company face to this triple

    constrains while finalizing the project scope.

    This Triple Constrain mean, is that any constrain cannot adjust or amend without effect to

    others.If there problem with the quality, need to be spent money and more time to achieving the

    expected quality. Therefore its difficult to change one thing of this triple constrain without

    harming to other two component.

    To Success the Company, has to reach the above triple constrains and manage the Quality,

    Time and Cost as stipulated on the initial.

    QUALITY OF THE SOLID BUILDERS & CONTRACTORS

    Considering the quality of the products of the solid builders & contractors, the company

    already achieving the required quality always. That can prove with the clients feed backs. The

    Solid builders & Contractors maintain the highly reputation in the field and maintain the

    quality standards. Therefore No doubt about the quality factor of the Solid Builders.

    WOKING WITH THE TIME OF SOLID BUILDERS & CONTRACTORS

    The Company clear motto and mission is handing over the house at the right on time with no

    any delaying. Therefore customers are very happy with the company.

    The Company doesnt has a failure with a time constrain. Mean there are no time constrains

    to Solid builders up to finalizing their projects.

    COST CONSTRAINS FOR SOLID BUILDERS & CONTRACTORS COMPANY

    The Company has spent to project works and customers are made payments at the time.

    Therefore company can finish their projects spending the Clients payments.

    However the profit from the Job is not well considered by the Solid builders. Therefore they

    lose the profitability. Company cash in and out has not reasonable difference. Therefore

    considering the cost constrain, the company achieving quality and time boundaries without

    gaining profit .it is not good behavior to company cash flow.

    Therefore Cost is a constrain for the Solid Builders to run the Company within the same

    mission and expecting the high profit margin.

    When rating the success of the solid builders & contractors, it is already they realized

    customers satisfaction and maintain the good quality. Also delivering projects in appropriate

    time.it is help to keep their reputation in the industry. However Solid builders Contractors

    does not properly face to the cost constrain. They are not using proper pre construction and

    post construction management planning for their projects. Company need to be attained to the

    pre and post construction planning process to avoiding the cost constrains of their business.

    While their using the apposite pre and post construction planning and managing process, it is

    difficult to rate the Solid builders & Contractors as success company.

    MAIN RESOURCES HOLD WITH THE SOLID BUILDERS TO

    ACHIEVED THEIR MISSION

    Material

    Material is the major resource of a company or a project. Quality Approved materials has to

    be used for projects. Considering the Solid Builders & Contractors, they are using good

    quality materials. Company always saluted by customers due to quality products/materials.

    Human Resources

    The Company (Solid Builders), they are no using the Labour force and all works done by the

    suppliers and Sub Contractor. Therefore company not involving with the labour forced.

    However the company has good technical staff. That help to give a quality product right the

    time to client.

    Money

    Solid Builders & Contractors not gaining the satisfactory profit from their projects and they

    need to implement cost earing menologies.

    Operations to Achieving the Mission

    When company try to achieving their mission as stated. However the company not following

    the proper management tools to planning, controlling, and operation for their projects. Solid

    Builders & Contractors has to follow proper post construction and post construction planning

    process to achieving their goals.

    To achieving the required goals, company has to use pre contract planning tools such as;

    Preparation of Estimates

    Budget Proposal and health & safety plan

    Gantt Charts

    Material scheduled

    Labour scheduled

    Cost plan

    Cash flow charts

    Following the above tools at the time of pre-construction period and maintain same as during

    the post construction process the company can successful their projects as expected in

    initiate. Limitation of the above planning and processing process, the company may be

    insufficient skills and knowledge base to implement the process to company.

    If Company willing to consummate the mission, the company need to developing on their

    own skills and knowledge with acquiring the human resources to different level.

    General pipeline of Solid Construction (Assumption)

    To developing the company mission, company need to change their company hierarchy with

    different layers and providing many responsibilities to particular levels to accomplished the

    goals and missions as willing.

    If need to Re arranging the hierarchy to require level, human resources has to be developed as

    follows.

    Acquiring New Skilled persons to managing the projects. Well Experienced Construction

    Manager for Top management level.

    To Planning, Costing, Estimation purposes B.Sc. Degree Qualified Quantity Surveyor orCertified Cost Engineer.

    Site level Quantity Surveyors with Diplomatic Qualifications (Higher National Diploma in

    Quantity Surveying, NCT, City & Guild)To Purchasing and Materials Controlling Purposes

    Material Engineer /Purchasing manager who has experienced and qualified related subject.

    REQRUITMENT PROCESS

    Identify Vacancy and Evaluate Need

    When Informed Require of Employees, Company .Proper planning and evaluation of theneed will lead to hiring the right person for the suit their expected role and team.

    Develop Position Description

    A position description also to be develop with the requirement of employee. From the job

    description, interview questions, interview evaluations and reference checks questions are to

    be developed.

    Develop Recruitment Plan

    Every position has a documented Recruitment Plan which is approved by the organizational

    unit. A carefully structured recruitment plan maps out the strategy for attracting and hiring

    the best qualified candidate and helps to ensure an applicant pool which includes women and

    underrepresented groups including veterans and individuals with disabilities.

    Select Search Committee

    Post Position and Implement Recruitment Plan

    Once the position description has been completed. Every effort should be made to ensure the

    accuracy of the job description and posting text

    Finalize Recruitment

    Upon completion of the recruitment process the offer to the selected finalist is made. The

    salary to be offered is to be equitable and lead to the retention and motivation of employees.

    Advertising on News Paper.

    Advertise on newspapers, and Internet

    Selection process of Candidates

    Select Suitable persons from out of rest.

    IMPACTS OF DEPENDANCY ON THE SUB-CONTRACTORS IN SOLID

    BUILDERS AND CONTRACTORS.

    The Solid Builders& Contractors is the Design and build Company and they acquire Sub-

    contractors for their works. Engaging Machineries such as Lorries, Backhoe, Concrete

    mixtures also as hire basis. However the cons of exhausting sub-contractors for their works

    they lose their profit level. When considering the house project it is not essential to engage

    sub-contractors for the civil, plumbing, electrical, aluminum works etc.

    CONS OF USING SUB CONTRACTORS FOR HOUSING PROJECTS AS

    CONSTRUCTION COMPANY.

    Profit should be less as expected.

    Profit of the company distribute to the sub-contractors in large percentage. Reason for this

    when the pricing to the works, for an example,

    Sub-contractor add his overhead and profit as his need. Say 20%.Basic Rate take as 100,

    Therefore Sub-Contractor Price is 120 for the particular rate. Then Solid builders has to add

    their profit margin (say 20%) for that (120) Value .and Rate Value Should 120x 1.2=144.

    Therefore Basic rate has increased more than 40% of its initial value. Client would not

    appreciate the higher rates and Solid Builders has to reduce their rate to client satisfaction

    rates and its essential for competitive business. Therefore dependency of Sub contractors is

    getting damage for company cash flow.

    Sub-Contractors are making their own authority on industry.

    If the Company Depend on Sub Contractors and hiring machines, already company has to

    obey sub contractors rules. Sub-contractor make an Industrial rates and Company has to

    accept their rates always. Therefore sub-contractor can influence to the company.

    PROSS OF USING SUB CONTRACTORS FOR HOUSING PROJECTS ASCONSTRUCTION COMPANY.

    Advantage of Sub Contracting is arriving through the Specialize works if coming with the scope of

    project. Therefore we need engage some experts for the particular spatial works who can do it well,

    and who already doing the subject. For an example roller gates has to be supply to be sub-contractors

    or supplier, Solar Power Systems,PVC Flooring ,PVC Doors and Window Works should be done by

    sub-contractors.

    Another thing is, it is easy to running business, because no risk at all for Company (Solid Builders).

    However when considering the solid builders, it is not essential to Using Sub Contractors and

    due to that they are getting lose the company profit. Therefore best way to increase profit solid

    construction has to build up their own resource and staff, developing company structure,

    acquiring the skills and turn and guide them to path of achieving goals under qualified

    managers.

    HOW PROJECT MANAGEMENT SOFTWERES COULD ELAVATE

    THE MANAGEMENT PROCESS IN THE COMPANY

    In the traditional way we have to use diagrams, charts, tables, analysis, as a project

    management tools for success the project.at the earliest, managers has to illustrate Gantt

    charts and update them manually. Other tools also same as. In the Present world has software

    (Electronic) to Planning, Organizing, Tracking projects at their stages as required. Market has

    reputed project management software.

    Primavera Most Usable Application of the present world for Project Management and

    Advanced.

    MS Project-Mostly Use same as primavera, but Simple than it.

    Estimator 2.0 Not reputed, But It has more tools for managing and tracking projects

    Candy Project Management -2005 -2009 popular, not at now than previous

    Sage PM Software limited with some features.

    Expenditure Expensive Software, but it has more tools to managing projects.

    PROSSManage projects from anywhere when most of software can using online and it is help to

    project manage from anywhere.

    No more Illustration to do managers, and it is time saving.

    Calculations and accessing can be done automatically, and it is advantage to get accurate

    details.

    Most of the Software can handle with the servers, and it is help to use for whole company

    hierarchy.

    Task Management Benefits, and its help team members stay focused and work in an

    appropriate achievements. The software can also give managers the ability to reallocate and

    shift tasks easily.

    Above all Project management software has to be learn like many other applications, and it is

    difficult implement software to the company when staff familiar to software.

    Most of the Software target to time and cost factors, they do not give Vass opportunity to

    engaging to the as much as expectable.

    They are not well calibrate with Triple constrains of Project (Time, Quality, Cost)

    All data has to be entered on the time, and no solutions generated if any quarry.

    It is Costly to buying Software and sometimes Small Projects complicate with the PM

    Software due to unnecessary compilations.

    OVERALL RECOMMENDATION

    Exploring the whole circumstances of the Solid builders & Contractors Company, it has

    occur the loss of profit due to dependency of Sub Contractors for the projects. The Company

    not using the proper pre and post contract planning process.therfore the company defeat toachieving the profit as much as their expectation .

    However company need to using of proper management tools. Company has to acquire their

    own machineries and plants. They need recruit new skilled staff and management has to use

    new software and techniques to monitoring the progress of projects and need a involvement

    of expertise people like chartered construction managers, chartered engineers, chartered

    quantity surveyors etc.

    Using of proper planning, Monitoring and controlling systems, Engaging Experienced

    experts, it is solid builders & contractors company can become a reality of their expectations.
