Welcome to Hilton Head Island!

• 800 BC Palco-Indians occupied this area• 1663 Captain William Hilton sailed from Barbados, on the Adventure, to explore lands granted

by King Charles II and landed on what is known today as….Hilton Head Island.• 1790 Hilton Head Island and neighboring sea islands were covered with valuable Sea Island

cotton.• 1862 Hilton Head’s population swelled to over 40,000 including troops, civilian store-keepers,

missionaries, prisoners of war and slaves seeking refuge from their owners. Mitchellville was established.

• 1940 The islands population was approximately 1100, most of whom were descendants from Freedmen. Island was covered in timber.

• 1950 Electricity was brought to the island. Poles were brought by barge to the island.• 1956 Byrnes Bridge, a two-lane swing-bridge, was constructed connecting Hilton Head Island

with the mainland. Charles Fraser, a 26 year old Yale law graduate bought the south end of Hilton Head Island and called it Sea Pines Plantation.

• 1960 First telephone on the island.• 1967 Hilton Head Airport opened. The first plane to land belonged to

golfer, Arnold Palmer. Population 12,500. Visitors 500,000.• 1998 Cross Island Parkway opened. Population: 30,000

Robbie Bunting’s Early Real Estate Days

Let me share a little about myself and my real estate philosophies. My beginning in real estate was an early start. My mom was a full time mom, and a full time broker. Often these two overlapped and she would be making deals while making dinner or we would be at her office after school helping out where we could…or learning as children do.

My first job as an agent was with my broker-mom. I think she taught me more about patience than any of my other mentors. She then scheduled listing appointments and conveniently had something else to do and had me keep the appointment….she scheduled showings and had me write the contract. All in all…my teeth were cut on making the deal by one of the most powerful teachers in the world….my Mom!!

Today, I follow many of the same philosophies in coaching and helping other agents make a deal (although, now it’s with one of my own listings.) These brokers have to come to rely on me for getting the job done, keeping them excited and motivated and doing the follow through that is required for the job.

At the time, in my first year I achieved one million dollars in sales with an average price of $68,000. Last year, my total sales volume was in excess of $25,000,000 with an average price of $540,000, a low price of $135,000 and a high price of $3.5 million.

More about Hilton Head IslandResort Communities

• PALMETTO DUNES. Like Sea Pines, Palmetto Dunes is a first class combination of both residential and rental properties. Without question, Palmetto Dunes offers the largest selection and highest quality of oceanfront condominiums such as Windsor Court and Windsor Place, Hampton Place, Barrington, Captains Walk and Villamare. Shelter Cove, which is part of Palmetto Dunes, is a wonderful marina community that also boasts a wide selection of condominiums. There are also quiet residential neighborhoods such as the Mariner’s Section and Leamington, both of which offer some of the island’s premier homes.

• SEA PINES. To a large extent Sea Pines is the model that many of the island’s other developments were based on. Like Palmetto Dunes, it is a wonderful family-friendly resort with a blend of both vacation properties and residences. Because of it’s age, it is a difficult to find bright and airy properties. However, Sea Pines does feature an excellent network of bike trails as well as a large forest preserve.

• SHIPYARD PLANTATION. About 1/3 of the size of Palmetto Dunes and 1/5 the size of Sea Pines, Shipyard Plantation properties are generally about 25% less, largely because Shipyard has only one beach access facility whereas the other two areas have several miles of oceanfront. Shipyard does not have an abundance of natural beauty and because of it’s two large and well-signed entrances, it is close, fast and convenient to all Hilton Head.

• FOREST BEACH. The “original Hilton Head”, North and South Forest Beach is a non-gated area which offers a wide range of villas and condominiums as well as single family homes. Prices are generally less than that the plantation areas. Home range from almost “tear-down” to brand new oceanfront “rental machines”.

• OFF PLANTATION. While most of the island’s properties are gated communities, there are a wide range of villas, condos and homes sprinkled throughout the island. Some of these are investment properties- inexpensive properties with good monthly cash flow.

There are also more upscale properties located near Port Royal (the Links, Port Royal Village) as well as a couple of nice oceanfront properties in the Folly Beach area- The Island Club and Sea Cloisters.

More about Hilton Head IslandResidential Communities

• PORT ROYAL PLANTATION. About the same age as Sea Pines, this gated area of Port Royal offers tremendous natural beauty, history and a blend of homes from the old and dark to the new and bright. Port Royal is strictly residential so it has a much quieter feel than Sea Pines or Palmetto Dunes where homeowners have the option of renting. Because homes can’t be rented short (anything less than 3 months), they are about 20% less in cost than in Palmetto Dunes of Sea Pines.

• HILTON HEAD PLANTATION. Close to 4,000 acres, Hilton Head Plantation is perhaps the largest residential plantation on the island. In my opinion, (unless you are a huge golfer) Hilton Head Plantation offers a high quality of home for the price. In addition to the typical golf, tennis and biking amenities, there are several large recreational tracts and wildlife preserves set aside for residents to use free of charge.

• INDIGO RUN. Indigo Run comprises 1,700 acres and was developed and marketed by the same folks that did

Hilton Head Plantation. Because it is much newer, there’s more consistency in terms of both price range and architectural style. Indigo Run offers a nice blend of families, professionals and retirees located next to some of the best shopping complexes on the island. Lake Palmetto Hall, ownership includes a golf membership.

• PALMETTO HALL. If golf is a large part of your life and you’re not in the Belfair/ Long Cove price range, then Palmetto Hall makes a lot of sense. Like Indigo Run, ownership includes a golf membership but at Palmetto Hall there are only 550 owners and two 18-hole courses, with one always being private for owners.

• LONG COVE. Long Cove boasts perhaps the best golf course in the area, certainly in the top two or three. Although golf is clearly the focal point of this 600 acre community, it also boasts a small boating facility that accesses Broad Creek and an excellent tennis facility. Membership runs with the property and all owners pay $5,300 per year which includes everything: golf, tennis, clubhouse, roads, etc.

• WEXFORD. A very exclusive golf and boating community, Wexford features an intricate lock/ canal system that enables property owners to dock their boat directly in their backyard. Like Long Cove, owners pay one yearly fee ($6,450) which covers all amenities as well as roads and security.

• WINDMILL HARBOUR. Windmill Harbour is a charming boating community located on the right, as soon as you cross the bridge to the island. Because it is small (172 acres) it has an excellent sense of community with a wonderful 13,000 square foot clubhouse that serves as home to the South Carolina Yacht Club.

• DAUFUSKIE ISLAND. If you are looking for a great vacation experience, a permanent home, second home or even a unique cultural experience…visit Daufuskie Island! The community offers a host of amenities includign world class golf, tennis, dining and and a great beach. We are currently selling the new Sandy Lane Villas and also feature home sites and homes that are for sale!

• MOSS CREEK. Moss Creek has a ton of natural beauty– century old pecan groves, gnarled oaks and stunning marsh views at every turn. As with Long Cove, Wexford, Belfair and Colleton River, membership runs with the land and owners enjoy a host of amenities including a nice boat dock and a recreational facility.

• ROSE HILL. Rose Hill is a 2,000 acre development that flanks both sides of Highway 278. If you want a true southern plantation “feel” then Rose Hill is worth a look. The lots are generally very large (1-3 acres) and the land itself is beautiful- large strands of oaks and wonderful marsh and river views. The “golf course side” is certainly less expensive then the “estate side” but folks on the golf side certainly have full access to all of the amenities.

• EAGLES POINT/ THE CRESCENT. These two new areas are being developed by Centex which is one of the largest builders in the country. I have previewed both properties and they build a very good house for the price and you certainly can’t match it (at that price) on Hilton Head.

• BELFAIR/ COLLETON RIVER/ BERKELEY HALL. If you’re in the $500,000 plus range and golf is an integral part of your life, then don’t miss these plantations. All three boast a ton of natural beauty with numerous golf holes flanking the Colleton River or expansive marshes. Belfair features a golf training center that is probably one of the finest in the world. All three have outstanding courses and fabulous clubhouse facilities. The communities are very similar in price, amenities and size.
