WHAT MAKES A SPECIALISED PRECINCT

• Employment destination and/or location of urban services

• Contain major job centres that perform metropolitan role

• Have a minimum of 8,000 jobs

• Should assume high mix of uses

• Have potential to become concentrated employment growth

• Need to be located near existing public trasnport or supported by transport improvements

• Specialised functions must be protected for the long term

• Need high quality public places

• Linked with motorways, arterial roads and relevant freight network

HOSPITAL CONTEXT

• The new Northern Beaches Hospital will be designed, built, operated and maintained by Healthscope, providing health services for both public and private patients.

• 488 hospital beds, including more public beds, bringing the total number of beds available on the Northern Beaches to 554.

• 50-space emergency department, 14 operating theatres and six surgical suites.

• Employing 1,300 staff, increasing the existing workforce by 400, plus 700 jobs created during construction.

• Nine-storey high facility, with a multi-storey 1,400 space car park for staff and patients, including room on site for future expansion.

ECONOMICS CONTEXT

• Frenchs Forest Business Park is poorly served by public transport and is distant from Sydney airport making it overlooked by national and international business tenants.

• It is strategically located within Northern Beaches making it attractive as a business incubator.

• 74% of business park tenancies occupy space less than 2,000sqm.

• As small business grows, they tend to move to more centrally located employment areas.

• There is a 20% vacancy (25,000sqm) in commercial space.

• There is a 20% vacancy (25,000sqm) in industrial space.

• The business park is becoming more industrial in nature.

• There are already existing medical related services and suppliers that have chosen to operate from Frenchs Forest.
