Welcome to that interesting part of the year, school is back in session (the reason for my silly quote), summer
is winding down and the temperatures outside will begin to cool…hopefully!
I hope that over the summer you and your loved ones were able to create memories that will last a lifetime.
Over the summer, my insurance agency was purchased and I was offered a career opportunity that I could
not turn down. Our house is for sale and I am sorry to say that I am leaving the neighborhood and stepping
down as President of the homeowners association after my term is complete. I will be relocating to a high rise
in Addison and opening a brand new Nationwide Insurance Agency. I will still be close enough and available
to offer my assistance with any questions or help you may need.
During my two years as President, I’ve seen a lot of positive change in our neighborhood. I’ve been truly
blessed to have served and I appreciate all the kind words that I’ve received for my efforts. But I couldn’t
have done it without the board members who have been by my side since day one. I would like to thank each
and every one of them for their time and dedication to their community.
On June 8th, the PHA sponsored its annual Ice Cream Social that was loads of fun, complete with an old fash-
ioned ice cream truck and a bouncy house. On the evening of June 29th the board sponsored “Music in the
Park” with a Polka Band. The band was great and everyone seemed to have had a wonderful evening. On Ju-
ly 4th we had our annual “4th of July Celebration and Parade”. The kids all decorated their bicycles, played on
the waterslide and we all enjoyed hot dogs and shaved ice. The parade was fun for the entire family. Overall
it was a great summer. If you would like to see the pictures from these events, please visit our website. There

Early in September, I attended the Dallas City Council meetings on the PID (Public Improvement District)
on the upcoming Service Plan and Assessment Rate. We were commended by the city council for not over
spending and REDUCING our tax rate for our members. One city council member actually said, “Imagine
that…a tax rate was actually decreased. I think we could all learn something from Prestonwood’s fiscal re-
sponsibility.” What a compliment!
Thanks again for helping make this the best neighborhood to live in Dallas.

6/17/13 BMV was reported on Brentfield . Vehicle was
left unlocked, occurred overnight.
6/10/13, homeowner on Amberwood placed his Persian
rug in the back yard to dry. Two days later, he discov-
ered his rug to be missing.
7/1—7/31/2013 No offenses this month!
8/2/13 - Two criminal mischief offenses were reported to
mail boxes. One on Red Pine and the other on Embers.
8/16/13 - BMV reported on Copper Creek, suspect broke
a front window and took an I-pad that was left in the
vehicle.
8/24/13, a BMV was reported on Pineview, suspect took
a bag of medical equipment from the front seat of an un-
locked vehicle.
8/24/13 - Burglary of an open garage occurred on River-
view. Suspect entered open garage and took 2 lap tops, 2
I-pads, car keys, and assorted tools.

SANDYDALE PARK MAINTENANCE
P lease note these dates are the First Mondays of each month. Plan to place your bulk trash items on the curb during the weekend just prior to the First Monday. You may be assessed a fine, by the City of Dallas, for put-
ting your bulk trash out at the wrong time.

Electronics, fluorescent light bulbs, used batteries, paint and other household chemicals can be disposed of at the
Home Chemical Collection Center at 11234 Plano Road.
BULK TRASH
The PHA Board has been concerned about the condition of Sandydale Park, and the image the park presents to the community and prospective home buyers. Prestonwood 18, the HOA within our neigh-borhood, that is responsible for maintaining the park has been struggling with the costs to maintain it. Earlier this year Prestonwood 18 (PW18) approached the PHA board about helping with improvements to the park.
Scott Kakacek and Steve Monserrate met with representatives from PW18 to discuss the condition of the park and possible solutions. The PW18 budget mainly covers maintenance and water for the park. PW18 is looking for an extended commitment for financial support.
The PHA board looked for a way to make an equitable division of cost. One option – PW18 handles maintenance and PHA allocates funds annually for projects. Steve Monserrate asked PW18 to provide bids for a projects that they would like to accomplish. The PW18 annual budget has some excess funds, but those are necessary for unexpected mainte-nance expenses and the possibility of increased water bills. Steve Monserrate’s suggestions for partnering: • Reduce water usage by installing drought and shade-tolerant plants. • Invest in more-efficient irrigation system (system is 30 years old) • If PHA will be involved, Steve Monserrate notes that PHA needs further information and input on the topic of irrigation There was discussion about merging PHA and PW18. PW18 did not consider that to be desirable due to deeding issues related to each home – mandatory HOA for PW18 is a deed restriction on each home in PW18. Steve Monserrate suggested raising this topic as part of the next PID renewal (adding to the current PID at time of renewal, in 2018). Suggestion from Vasavi Pilla, representing the City of Dallas – early in 2017, query owners if some percentage of PID can go for improvements in addition to security. In the near-term, there was discussion of PHA helping PW18 in a cost-sharing mode since the park benefits all residents. Dave Houghton – this is ok if we use a percentage and also a not-to-exceed amount. In other words PHA will pay a percentage of a project cost AND that amount must not exceed a certain dollar amount. Vote – Agree to pay 60% of PW18 project up to a maximum of $6,000 for Sandydale.
