Homeownership: Opportunity Is Knocking for You in TallahasseeHomeownership is an important part of the American
way of life, and there may never be a better time to buythan today. With the country still emerging from therecent recession, many people are wondering if this isa good time to buy a home. The answer is easy: Yes.It’s a very good time to purchase a home. Even thoughthe housing market is beginning to recover, it is still abuyer’s market.
There are many opportunities in today’s Tallahasseehousing market including affordable prices, lowmortgagerates and great new homes. But market conditions canchange, and these opportunities may not be around forlong, so home buyers shouldn’t wait.
And despite the housing downturn, home owners stillplace high value on owning a home, and recommend
homeownership to others. An excellent selection ofhomes on the market makes today a very good timeto buy. A plentiful inventory provides a great choiceof homes, and there are builders that have brand newhomes that are “move-in ready.”
Additionally, many owners of existing homes whopostponed trading up or downsizing due to marketconditions are now ready to sell. And as employmentimproves, the number of relocationswill increase, bringingmore homes into the market.
If there’s a silver lining to the recession and thehousing downturn, it’s that homes in many markets aremore affordable. Prices in some areas have moderatedsignificantly, especially in major markets where theyincreased the most during the housing boom thatoccurred in most of the country.
Like inventory and pricing, mortgage interest ratesare still at very favorable levels, but rates are sensitiveto market forces and can change quickly. There’s noindication that rates will suddenly surge upward, buteven a slight rate increase can push monthly paymentsto the point that a buyer might miss out on their firstchoice for a new home.
Prospective home buyers also should be aware thatlenders are looking more closely at borrowers todaythan in recent years. To ensure that the process goessmoothly, buyers should consider pre-qualifying for amortgage and having financing in place before shoppingfor a new home. Buyers also may find that some homebuilders have arranged favorable financing for theircustomers or offer financial incentives.
With energy costs near the top of consumer concerns,it’s good to know that new homes can be more energyefficient than ever. Innovative materials and constructiontechniques mean that today’s new homes are built to bemuch more energy efficient than homes constructed ageneration ago. Not only can they be more affordable tooperate, new homes also are significantly more resourceefficient and environmentally friendly.
Designed to accommodate today’s busy lifestyles,new homes feature open floorplans, flexible spaces,improved safety features, low-maintenance materialsand other amenities that make them more appealingthan ever before.
And in many areas, prospective home buyers whowish to live in age-qualified communities for those 55and older will find a large selection of homes tailoredto the evolving lifestyles of the baby boom generation.
Homeownership also provides important benefits toowners. Unique tax benefits that apply only to housinghelp lower the cost of homeownership. Both mortgageinterest and property taxes are deductible. Moreover,for married couples, profits of up to $500,000 on the saleof a principal residence ($250,000 for single taxpayers)are excluded from tax on capital gains.

Leveraging is another advantage of homeownership.A buyer can purchase a home and receive the fullbenefit of homeownership with a cash downpaymentthat is only a fraction of the total purchase price. For most Americans, homeownership is a primarysource of networth and an important step in accumulatingpersonal financial assets over the long term. Althoughproperty values have declined in many markets,Americans currently have a total of more than $6trillion in equity in their homes, and for most families,home equity represents thelargest share of net worth.

Moisture has a way oflingering on surfaces andfinding its way into thewood, compromising thematerial very quickly.
I’d look for anothersolution or simply leavethe curtain up.

When using appli-ances, follow the manu-facturer’s safety precau-tions. Overheating, un-usual smells, shorts andsparks are all warningsigns that appliancesneed to be replaced orrepaired. Unplug appli-ances when not in use.Use safety caps to coverall unused outlets, espe-cially if there are smallchildren in the home.
Practice an escapeplan from every room inthe house. Caution every-one to stay low to thefloor when escapingfrom fire and never toopen doors that are hot.Select a location whereeveryone can meet afterescaping the house. Getout, then call for help.

AKRON, Ohio —Ourhomes are getting smart-er.
Smart technology thatautomates our homes’devices is becomingmainstream, making itconvenient for us to reinin our energy use and cutour energy bills.
Come to think of it,maybe we’re the smartones.
Smart technology isn’tnew, but until fairly re-cently it’s been compli-cated to install andpriced out of most peo-ple’s reach. Nowmanysystems boast plug-and-
play simplicity, and af-fordable options are asclose as your local bigbox store.
Probably the biggestfactor in that change isthe rise of wireless tech-nology, said Ian Hendler,director of business de-velopment for LevitonManufacturing, whichmakes electrical hard-ware and home auto-mation devices.
Actually, “wireless”isn’t an entirely accurateterm, Hendler noted.Some technology is trulywireless, using radiofrequency to send sig-nals. Other technology ismore accurately called“no new wire” or powerline networking, meaning
the signals travel overthe home’s existingwires.
Smart systems allowautomatic or remotecontrol of devices thataffect our heating, cool-ing and electrical costs,such as thermostats,lights, window shades,appliances and electron-ics, said Laura Hubbard,a spokeswoman for theConsumer ElectronicsAssociation.
Typically you can usea smart phone, tablet orcomputer to see what’srunning and howmuchelectricity is being used,she said. You can thenuse that information tomake decisions aboutpower usage.
Remote access is ben-eficial because it allowsyou to override settingsyou’ve chosen in ad-vance, Hendler said.Scheduling is great, but“life doesn’t always hap-pen on a schedule,” hesaid.
Some of the functionsof smart systems won’tsave on your energy bills,but they do have a wowfactor. Imagine enteringa code to unlock yourfront door and havingthat code automaticallyturn on certain lights,launch your favoritemusic and maybe warmup your hot tub. Hendlersaid Honeywell is evenworking on a system thatwill sense your approach
using the GPS softwareon your cell phone, soyou won’t even have topress a button to make allthat happen.
Hubbard said manu-facturers are jumping onboard, embedding smarttechnology in everythingfrom air-conditioningcompressors to clotheswashers. “You’re going tosee this taking off,” shesaid.
Evidence of the grow-ing reach of smart tech-nology is Lowe’s recentintroduction of a smarthome-automation systemcalled Iris. It’s designedto be affordable for theaverage consumer, easyto install and capable ofaccommodating whole-
house automation, saidKevin Meagher, generalmanager and vice presi-dent for Lowe’s smarthome.
Iris comes in threestarter kits ranging inprice from $179 to $299.One kit focuses on homesecurity and monitoring,allowing you to get noti-fications if a securitysensor is triggered. Onecontains a smart thermo-stat and also lets youcontrol one other electri-cal device in your houseand monitor its poweruse. The third kit com-bines the features of theother two.
Each kit has a hub,which connects to abroadband router andcommunicates with thevarious devices in yourhome. All the kits areexpandable.
Another smart devicethat’s gotten a lot of at-tention is the Nest ther-mostat, which was de-signed to automate andgreatly simplify theprocess of programminga thermostat.
The need for the Nestwas rooted in the simplefact that most program-mable thermostats don’tget programmed, saidKate Brinks, director ofcorporate communica-tion for Nest Labs Inc.Homeowners might pro-gram a thermostat oncewhen it’s new, but theyoften neglect to tweakthe program as scheduleschange, she said.
The Nest, on the otherhand, learns your sched-ule from the adjustmentsyou make to it, either byturning a dial on the unitor operating it remotely.It also senses your pres-ence, so it can adjust thetemperature .

Most landlords read the lease once. Fromthen on, the landlord relies on memory andwhat he thinks it says. As time goes by, thelandlord might read the lease, looking for aparticular paragraph, but he skims over thedetails. Some landlords are so complacentabout the lease they think they know so well,the landlords don’t notice that it has grownillegible!
It is a basic premise of all landlord tenant law:the lease defines the agreement of the parties.Aside from the basics of rent amount, addressof the premises, and term of lease, the leasedescribes what each party should expectfrom the other in a myriad of circumstances.
Anytime a landlord is unsure of what must bedone in response to a question or demandfrom the tenant, the first step must be to lookat the lease. Often, the answer is right there, inblack and white. Sometimes, an interpretationmust be made.
If you ask an attorney to do that interpretation,you will likely hear “I need to see the lease”.The reason? The language (or even thepunctuation!) of the lease often determinesthe answer to the question. If the attorney hasyour “basic” lease form, or has drafted yourlease, the attorney will still want to look at theexecuted lease. That is because it is so easyfor a lease to be changed while it is beingsigned. Or, the way the lease was signed mayaffect its enforceability.

When Tom and ChrisHutcheson bought a bighouse a fewmiles offInterstate 95 and movedthere fromDenver earli-er this year, they hadplans to convert it to abed and breakfast. Butthe house came withsome extras: a barn, apasture and a pond fedby a flowing well.
Then came the othersurprise: TomHutche-son, now 60, had appar-ently outgrown his horseallergy and never no-ticed.
“I didn’t know it was a
working ranch,” he saidof his tour of the houseand 16 acres. It had cat-tle, horses, a vegetablegarden and beehives.When he stepped into thebarn, Hutcheson said,“Oh, no. I’m allergic tohorses. This probablyisn’t going to work.”
But then to his sur-prise there was no sneez-ing, wheezing, no swolleneyes, none of the symp-toms he suffered in hisyouth.
So it did work, andthey bought the big, two-story house from theman whose wife hadhome-schooled their fiveyoung children there andbegan the conversion.
They had the interiorpainted, which took goodladder work inside thetwo-story living room,slept on an air mattressand used the screenedback porch for a living
room for weeks.The easiest part may
have been naming it.What else would youname an inn that willcater to horse owners atits Horse Stamp Roadlocation besides HorseStamp Inn?
They can sleep 10people in four upstairsrooms and one suite —
suitable for honeymoon-ers — that are eachnamed after famoushorses. They promiseastonishingly comfort-able beds.
They’ve had somecorporate retreats, acouples retreat and somewedding parties. They’vealready had some book-ings for next year and
want to expand theirofferings.
“Christmas parties,”Chris Hutcheson said.“Perhaps a great chefcooking for a weekend.”
“Our goal is to get itwhere people can comebring their horses,” shesaid.
A couple already didfor a weekend and even
brought their own hay.Sissy McGraw of
Brunswick, said it waswonderful one-nightgetaway and the Hutche-sons have less to learnthan they think.
“They only need toknow the basics,” be-cause horse owners liketo take care of their ownanimals, she said.
