Dedicated to Showcasing Property and Happenings in GloucesterAutumn 2019

Welcome to Autumn, and what a beautiful time of year it is in Gloucester. It’s hard to believe two months of 2019 have already passed us by, but I will say I am not going to miss the heat of the summer which was unrelenting, especially in January. At the time of writing this article, the district is looking green after some much needed rain, but this rain was inconsistent across the district and only enough to tickle the topsoil and make the grass shoot. We desperately need more follow-up rain as many creeks and rivers are still very low and in some cases not even flowing. If we don’t get good rain in March it will make for a very difficult winter, with a deficit in the body of feed needed to take many farmers through to next Spring and Summer. All this said, we are in better shape than many other areas of Australia and for that we must be thankful.

Our TeamI’d like to take the opportunity to introduce our 2019 team to you.

From left to right we have Andrew Tregent, Kate Ferris, Pam Hannaford, Gary Ferris, Felicia Maljers, Holly Bowden and Jim Spencer

We have 2 new faces in Jim and Felicia and you can find out a little more about them on the next page.We have the experience and expertise in our team to look after any and all real estate matters from selling, to managing your residential or commercial investment, through to business sales, auctions and clearing sales. We are delighted to let you know that our Sales Support Officer, Lauren McRae is expecting her second child in July. This is wonderful news for Lauren, her husband James and daughter Hannah - Congratulations! This also means we hope

to have another new team member to introduce to you in the next Gloucester Showcase edition.

What’s happening in the Property Market? This is a really interesting question, especially when it comes to Gloucester. It’s not all doom and gloom, despite what you might be hearing in the media.

Yes, the Sydney property market has taken a dive.Yes, there has been lots of negative publicity around the major metropolitan real estate markets.Yes, there might be a further drop in average and median prices for metropolitan real estate…HOWEVER…

The Gloucester residential housing market is still going strong. There are plenty of buyers. Record prices continue to be achieved. There is currently a shortage of stock. The occupancy rate for rental properties is close to 100%.Return on investment properties in Gloucester is often more than double what can be achieved in the Sydney market. The median price for houses in Gloucester makes investment properties very attractive for Sydney investors and property investors in general.

So what does all this mean?It means that now is a great time to assess your property options. Webbs Real Estate has been selling more than a property a week (on average) this financial year.Webbs are the number one selling agent for the past six months (July to Dec 2018) as measured by realestate.com.au (Australia’s number one real estate site).Webbs has an experienced and professional sales team that will work hard and always provide you with the best, objective property advice – we know what we are talking about! So whether you’re a seller, investor or just trying to broaden your knowledge, Webbs would love the opportunity to talk to you. Come into our office and chat with one of our friendly team.

Until next edition, Happy Easter!

Gloucester’s 105th annual show will have all of these and much more when the gates open on Friday 5th and Saturday 6th April. This year’s pavilion theme is BEES! Members of the Amateur Beekeepers’ Association of NSW will be in attendance for the duration of the show, hosting honey tasting and information sessions. Demonstrations showing how to open a beehive to extract the honey will take place every two hours in the ‘beezebo’! Honey will feature as the main ingredient in some of the recipes for the cooking section, while the bees themselves will feature in the exhibits in the Fine Arts and Floral Art sections. There will also be a special competition where honey – light, medium, dark and creamed – and beeswax will be judged.Luke’s Reptile Kingdom will be set up near the animal nursery on both days and will offer non-stop entertainment. This fun, interactive experience will give everyone an opportunity to get up-close and personal with 15 different species of native reptiles and learn about incredible wildlife and snake safety at the same time!

Saturday’s main attraction will be the Aussie FMX team – freestyle motocross riders who will turn themselves inside out and upside down while flying 25 metres through the air. Spectators will be on the edge of their seats at each performance as these death-defying athletes perform some of the biggest stunts in action sports, including the famous ‘back flip’. After each performance the team offers a meet and greet session, with the opportunity to take photos and receive an autograph with the riders and their bikes. There will also be opportunities for audience members to win one of the free merchandise giveaways while watching the show. The show organisers are offering a jam-packed program for the two days. Old favourites will return – pavilion exhibits, market stalls, the ute and antique tractor pull, a display of old machinery and motors, the farmer’s challenge, classic car display and much more. New to this year’s show will be show jumping for junior competitors, tent pegging, post splitting and dog agility demonstrations. The demolition derby and fireworks will round off the action in the ring on Saturday night and local vocalist Brendan Harvey will entertain the crowd until closing time.

If you’re travelling to Gloucester from Taree or Nabiac, the Krambach Hotel is a great place to stop for lunch or a cool drink.

Krambach is a small and friendly community in the rolling hills along the Bucketts Way. Located in the beautiful hinterland coast, with beautiful views of the countryside, it is definitely worth a stop. The two-story section of the Krambach Hotel dates back to the 1890’s. In the 1970’s the hotel underwent extensions. This hotel would have a fair few good stories to tell. The hotel is a favourite place for travellers stopping for refreshments and a great pub feed. The long-term publican, Garry Muller and his

staff offer good old-fashioned country service. You can relax while playing a game of pool, listen to some live music or sit back and watch life go by.The Krambach Hotel regularly runs fun events for visitors and locals that always draw a large crowd like the Krambach Hotel “Iron Man” Australia Day celebrations and the popular Krambach Jockey Club every Saturday from 2pm to 5pm with $3 Middies and $4 Schooners. The Krambach Bistro is part of the hotel and has great food and you can eat in or takeaway. This property enjoys some absolutely stunning access to the Little Manning River and is situated approximately 23km North West of Gloucester, 12km down Curricabark Road, immediately to the west of Woko National Park. The gravel road into the property is 1.65km but the trek is worth it, arriving at a secluded cabin with power, phone and water, nestled on a bend in the river with a fabulous swimming hole on your doorstep. This property has over 2km of frontage to the Little Manning River and an inspiring view to the east of the Woko escarpment and cliffs. The property comprises two cleared grazing areas totaling over 200 acres – the balance is steeper bush and timber:
