Homeownership is the foundation of the American Dream, and in today’s do-it-yourself culture where how-to advice for just about anything can be found on the internet, many people think they could save a lot of money by building their own home. But your home is likely the single largest investment you will make in yourlifetime, and not hiring a professional home builder could be a costly mistake formany reasons - financial, emotional and physical.

Getting financing is an important consideration. As a self-contractor, lenders have strict guidelines and limits on how much money they will give you, and they will require that you provide house plans, specifications and an itemized list of documented costs and bids beforehand.

Even if you feel that you have enough cash to do the job, it is wise to get a loan to cover material or labor cost increases, upgrades or material overruns. Many mortgage companies will not lend money to cover unanticipated costs on a home when construction has already begun.

There is a huge amount of bookkeeping if you act as your own general contractor. The IRS requires that you send anyone you hired to work on your home - subcontractors - who earned over a certain amount a 1099 form at the end of the year. You’ll have to be on site to document delivery slips, check for inaccurate billing and track material returns in order to stay on budget.

Professional home builders are experts at the logistics and timing of building a home. It is an exact science to make sure permits are applied for, materials are ordered and delivered, subcontractors are hired, utility deposits are paid, and inspections are scheduled at exactly the right time. Even if you’re very organized, it is a process where many things can go wrong and a delay could cost you thousands of dollars and a lot of stress.

Building your own home is a risky proposition from a legal standpoint, as well. Home builders carry Builder’s Risk, General Liability and Workman’s Compensation insurance on their building projects. As a self-contractor, you will have to assume most, if not all, of the same liabilities. You may want to consult with an attorney regarding potential liability issues, and with an insurance agent concerning appropriate insurance coverage.

Home builders have staff to take care of all the details of building a home, and established relationships with other professionals to complete the job,which is why they can build a home in a relatively quick timeframe. To build an average 1,500 sq. ft. home, you need to be prepared to spend at least 35 hours per week for at least five to six months, and most people don’t have jobs with that kind of flexibility. You will also need the time to determine and order the materials, evaluate bids, and hire and schedule qualified, licensed, insured and/or certified subcontractors.

Finally, if you sell the home you’ve built, you may be responsible for any defects that are discovered afterwards. As the home’s builder, you or your estate will be responsible for claims brought by subsequent owners of the home.

Repairs vs. Rewards: What to do Prior to Selling Your Home

Which Home Repair Jobs are Most Important?Quick fixes before selling a home always pay off, but which home repairs bring the biggest return? Specific answers to this often-asked question largely depend on a variety of factors such as:

• Time of year• Location of the home• Market - is it a hot market?• Competing inventory

There is no hard and fast rule. But there are general guidelines that apply to most homes. For example, the National Association of Realtors publishes each year the Cost vs. Value Report with Remodeling Magazine, which features various home project cots and returns in four regions, including a national average.

Flooring Fixes

Consider the year your home was built - homes built earlier usually have floors that are original hardwood oak. Wood floors are a hot item today, whether engineered wood or traditional hardwood. Preferences change like colors and over the years flooring has also changed. Remember when carpeting became popular? Around the 1960’s carpeting was the “in” trend. The final movement away from hardwood happened when installing hardwood floors became too expensive. Plywood was easier to obtain and faster to install. Plus choices like carpeting were plenty. It’s still relatively inexpensive to install carpeting vs. tile, wood, etc. • Hardwood FloorsIf your home has hardwood floors, it could pay to have the carpeting removed and the floors refinished. • CarpetingIf your sub-floor is plywood, then replace the carpeting with light tan. Neutral carpeting is your best bet for resale.• CeramicReplace chipped or cracked tiles. Clean or replace grout.

Paint Ceilings & Walls

Buyers spend more time than you would think staring at ceilings. They are looking for signs of a leaky roof, but what you don’t want them to see are stains from grease or smoke, and ceiling cracks. Same goes for walls. Nothing says freshness like new paint, and it’s the most effective improvement. Don’t forget to patch the nail holes and imperfections. Paint a neutral color such as light tan. Paint stores are excellent resources for paint colors and the different types of paints available.

• WallpaperIt’s not that all buyers hate wallpaper. Wallpaper is a personal choice - very often buyers look at it as a negative. If your wallpaper is dated - get rid of it. The easiest way is to steam it off by using an inexpensive wallpaper remover steamer, removers, etc. • Wood PanelingEven if your wood paneling is not real wood but composite, you can paint it. Dated paneling must go. Older wood paneling such as walnut, mahogany, cedar and pine, it’s all gone out of style. Paint it a neutral and soft color after priming it. • Textured CeilingsOlder popcorn ceilings are also a thing of the past. It’s not expensive but it is time consuming to remove. Lay down drop cloths and scrape it off. You will need to repaint. Determine if it’s worth the time and the mess that it creates.

Kitchen Improvements

Appliances and cabinets are typically the most expensive items to replace in a kitchen. If you don’t have to replace them, you’ll save a ton of money. However, if your cabinets are dated and beat-up, your house might not sell if the cabinets aren’t replaced.

Kitchen remodels return nearly 100%. High-end kitchens don’t return as much as the mid-range or

minor kitchen remodels. Most buyers won’t pay extra for a built-in Sub Zero refrigerator, professional 8-burner stove, undermount sink or travertine floors. If you live in the Midwest, your return will be less than for those who live in other parts of the country.

• CabinetsResurfacing is your best option. This involves attaching a thin veneer to the surface of the cabinets and replacing the doors and hardware. If your cabinets are painted, add a fresh coat of paint and new hardware. • Counter Tops, Sinks & FaucetsGranite counters are not necessary. Simple laminates, newer faucets and sparkling sinks sell. Buyers don’t want leaky faucets or stained sinks.

Bathrooms

The national average of recouped cost is more than 100% for bathrooms. New floors, fixtures and lights payoff.

Roofs & Exteriors

If your home needs a new roof, bite the bullet and do it. Even though most roofing tear-off jobs take one to two days, buyers shy away from buying a home if the roof needs to be replaced.

• Patch cement cracks in sidewalks• Resurface asphalt driveways• Plant flowers to create curb appeal• Caulk windows and doors• Replace doorknobs and locks• Fix or paint fences

Conclusion

Overall, buyers want to buy a home that has no deferred maintenance, newer appliances, updated plumbing, electrical and heating (including a/c), modern conveniences and is ready to occupy.

Patio Side Salad We are living in the age of the side salad. Many meals of health conscious adults include or are made up entirely of a green garden salad. It’s a healthier choice for children rather than the usual fries o�ered with a kid’s meal.

On average, most produce travels 1,500 miles from farm to table and lettuce has just a three to �ve day shelf life. Immediately upon harvesting lettuce and other salad �xings, they begin to lose some of their nutrient value.

What better way to insure the most nutritious and fresh greens for a salad than to harvest them from a container right on your own patio? Growing your own lettuce, vegetables and herbs also helps alleviate worry of recalls and food safety.

Lettuce is fairly easy to grow in a container on the patio. It also can yield for quite some time because lettuce grows from the center of the plant. �at means that new lettuce leaves are produced from a central plant crown. If a person harvests only side leaves, the plant keeps producing leaves for a very long time. Harvest time does come to a halt when the plant decides to produce its seed. �is phenomenon is called bolting. At this point, the plant quits producing leaves and concentrates on �nishing it’s seed production. Choosing varieties of greens that are slow to bolt will ensure a long harvest period.

Compared to a number of other vegetables, leaf or head lettuce is one of the less nutritious vegetables. Nutritious conscious people o�en amend salads with other more nutrient rich leafy greens. �ese greens can be grown along with the lettuce in containers on the patio. For instance romaine lettuce is more nutritious than iceberg lettuce (head lettuce we see in supermarkets). �ere are even a couple of red leafed varieties of romaine lettuce that can be as attractive to the eye as it is to the palate.

Recently some other leaf crops have become popular additions to salads because of high nutritional value. Watch the cooking shows on TV and you will see chefs using kale and spinach to increase the nutritional value of the once not very nutritious garden salad. Both these plants can be grown in containers on the patio and harvested as needed for a fresh from the patio side salad.

Tasty and nutritious additions to your greens that can be grown in larger patio containers include cucumbers, tomatoes, sweet and hot peppers. Peppers and tomatoes have great nutritional value. Choosing a good variety for a container is important. Tumbler cherry tomato grows only 12 inches tall, but will produce 20-30 cherry tomatoes. Another variety, Sweet N’ Neat produces red cherry tomatoes and a Yellow Tumbling Tom produces yellow cherry tomatoes. Sweat Heat peppers grow 18 inches tall with a pepper that is sweet and just slightly spicy. �e peppers can be eaten green, but

will turn red about mid-summer, as Sweet Heat is one of the earliest peppers to turn to its ripened red color.

Beyond nutrition everyone enjoys salad with good �avor. Salad dressings can add high amounts of calories and fat to salad. Chefs in high end restaurants turn to herbs to enhance salads. Many herbs lend themselves to patio containers. Basil, thyme, oregano (Greek for the most �avorful), parsley, rosemary, sage and arugula are a few herbs that can add lots of taste but keep the calorie count down. Select chives for a touch of onion �avor or try garlic chives to add interest to your salad. Watercress, which I call the secret ingredient for a high priced restaurant salad, adds a peppery �avor. All can be grown in a container on your patio.

�e most appealing salads look as good as they taste. Add beauty and �avor not only with colorful lettuces and herbs but a number of edible �owers as well. Bachelor Buttons have a mild and sweet �avor, dianthus a mild clove �avor, the gem series of marigold has a spicy citrusy �avor,

nasturtiums have a spicy peppery �avor and viola a wintergreen �avor. Flowers from your patio containers can bring a whole new meaning to the phrase, ‘�is is a pretty good salad’!

You can easily plant a variety of lettuces, herbs and other leafy plants in a single container with a multiple seed pellet. �ese single pellets contain seeds from several varieties of leafy greens and herbs. Plant a couple of pellets in a container to harvest a fresh, colorful, healthy and tasty salad. Perhaps you could enjoy it patio side.

Sun Tunnels Brighten Up Spaces Naturally

Nothing can match daylight when it comes to brightening up a home - it’s completely energy efficient, free of cost and feels brighter and better than even the most advanced arti�cial light. In green building there has been a growing movement to create homes that encourage daylighting, making spaces that reduce energy use by illuminating spaces by the sun rather than lamps or light �xtures. Yet in many spaces, large windows or open skylights are simply not an option structurally or �nancially.

Now, however, there are merged solutions to help these spaces get some sun and reduce energy use. Tubular Skylights work in places where traditional skylights could never go. Just one 14-inch light can equal up to �ve 100 watt light bulbs and light up to 300 square feet of space - using no energy at all.

Also known as a sun tunnel, the tubular system uses a solar-lens roof dome to gather sunlight even during low-light hours in the early morning, late afternoon or winter. The small bubble-like structure on the roof then passes the light down adjustable re�ective tubing that magni�es and directs the sun’s light to the room.

A lens in the ceiling interior di�uses the tube’s light to allow a so� natural beam to come in to the space. With an appearance that at �rst might seem like an arti�cial light apart from its natural brightness, these skylights can provide light to dark spaces during the day while also protecting rugs, furniture, and clothes from fading by absorbing 99% of UV rays.

�ese lights can also help builders meet green certi�cation standards by meeting requirements for daylighting in rooms without windows, making it one of the Home Innovation Research Labs’ Certi�ed Green Products. Each light is easy to install between the roof ra�ers in many homes, requiring no framing, dry walling, painting or construction and is low-maintenance with leak-proof �ashing and a dome that keeps out debris and grime.

In addition to the skylight itself, buyers can add the solar powered dimmer that allows for a remote controlled cover to help reduce light even during the daytime in rooms like bedrooms, nurseries and media rooms. An optional electric light kit can also be installed so that when there is little to no natural light each skylight can convert into a conventional �xture for seamless illumination in each room.

Each tubular light requires a small bubble-like structure on the roof of the home. �is picture shows an example of a severe-weather skylight, built for increased durability.
