Home Inspection Inquiries – What To Ask When Calling A Home Inspector – Other Than Price?

Price should not be the main motivation when inquiring or interviewing a home inspector.

Often the First question from a prospective client is I need a price quote – how much to do an inspection? Not all home inspectors & home inspections are equal in scope, experience, technical knowledge, or independence.

Focus on ”What are you going to do for me” and What Do you “Bring to the Table” to thoroughly inspect my property!

Experience and work background prior to becoming a home inspector are essential to fully understand construction, building techniques, and the interaction of how building components and building science can affect homes and buildings.

Qualifications and Experience are Very Important

How long in terms of years and the depth of inspection and construction experience?

How many inspections have been performed?

Membership in professional organizations or trade associations?

Type of professional licenses held?

Type and nature of additional Certifications?

How long does the Inspection Take & When will I receive the report?

The average size modern home will take approx. 2.5 to 3 hrs. to complete.

Since the inspection is education based, I highly recommend clients to attend and ask questions during the inspection process.

Written reports should be available with 24 – 48 hrs.

What is Inspected?

I tell people that everything is inspected between the foundation and chimney (if it has one) including electrical, plumbing, HVAC, attic, ventilation, insulation, windows, doors, and etc. – probably over 600 different items.

Visual inspection based upon American Society of Home Inspectors (ASHI) Standards.

Home Inspection is a Business, but also should be considered a Profession

To fairly and fully assess the condition of the property that you are purchasing, it is imperative that a competent and capable individual be used to assess the condition. The expertise needed to accomplish this feat can not be obtained overnight. It is critical to consider qualifications and experience, “tempered with price”.
