Report OverviewScope of Inspection/Disclaimers
This is not an all inclusive inspection, this inspection is a part of a real estate transaction to determine, in harmony with the local health department, if a system is generally functioning so as to not present a public health hazard. Efforts will be made to identify precautionary conditions that may exist within a system. Efforts made to educate and make recommendations to improve the odds that a sytem will continue to operate properly are not a guarantee. A system that is passing or found to be properly functioning on the day of inspection does not guarantee future performance, as habits and system maintenance may differ from historical usage. In some cases pumping the tank will be necessary for the inspector to complete the basic evaluation. Inspector may recommend a more thorough inspection in the event that the inspector observes a potential problem that would require further evaluation, i.e. the excavation of a distribution box or trench probes. In the event that further testing is warranted, the client would be consulted and informed of additional expenses before any further evaluations commence.

Report SummaryNecessary Repairs/Defective Items
Well head cap is broken and not affixed, bacteria is present in well water, will need to chlorinate well and re test and get an acceptable cap installed. Missing safety screws on septic tank riser cover and dosing tank riser cover and secondary child guard. Fastener should be placed in every hold down location.

Maintenance TipsWhen water becomes visible over the salt in the softener brine tank, fill 3/4 full with appropriate salt. Recommend changing whole house sediment filter at least every 6 months or more frequently as desired.
Septic Drain system contains two, separate drain fields, switch operated by a diversion valve. System is currently draining to newer, elevated drain area. Recommend leaving it there for two years, then switching to lower drain area for a year, then back.
