The great urban theorist, Lewis Mumford, noted in the book “The City in History” that “The main gate (of a city) offered the first greeting to the traveler. One entered through its triumphal arch, with turrets and towers often vying, with those of the cathedral or town hall.

The City of Hoboken and NJ Transit have made tremendous strides to begin to reinstate the station and surrounding area back to its former glory. Nevertheless, there is a lot more that needs to be accomplished.

The purpose of this presentation is to share our understanding of the site; delin-eate the public improvements that are expected to be gained from its redevel-opment; and to define a planning framework, which will leverage desired public improvements.

Our framework involves building from the historical context of the station area, enhancing infrastructure, and connecting the site to the city. This is important because a successful plan integrates history, constraint, community need and current market conditions to generate an economically and environmentally sustainable plan that will enhance the quality of life for years to come.
