HARC approval – and with that, include photos of the panels, pictures of the equipment, placement of any ground equipment, and information on the numbers of panels to be installed. President’s Message Joyce Estes, HPOA President

A Little History: It doesn’t seem so long ago that I helped form the Hiddenbrooke Property Owners Association, Inc. (HPOA). Our vote to establish HPOA was realized on November 10, 2005 when we confirmed that 792 owners participated in the election and that we received 650 “YES” votes to approve the First Amended and Restated Master Declaration of Covenants Conditions and Restrictions of Hiddenbrooke Project. This was the result of a massive effort by about 25 owners and the support of Triad Communities, the master developer who financially supported the re-write of our CC&Rs. The most interesting fact about the election is that the CC&Rs were approved by a majority of owners from every Neighborhood and the Heights had zero “No” votes.

I didn’t serve on the first Board of Directors of HPOA, but I did provide much of the business knowledge that first year and then I went on to serve as President from 2006-2010. I have been off the Board the last four years, and I have much to learn about our current procedures, especially the changes made to the fines and collection procedures. I plan to work hard to bring back our “Hiddenbrooke Community Spirit” and to get more owners involved in our community.

Financial Management: Our new financial management company took over on August 1, 2014. While we are all sad to say “good-bye” to Desiree Conley, our manager of seven years, we look forward to growing with Pacific Union Property Management. We will be working closely with Jody Burton, bookkeeper, as well as Carol Rogers, Property Manager. You may reach Jody at 707 544-2005 or via email at [email protected]. Jody managed the transition and felt that it was one of the smoothest transitions ever because she didn’t have to key punch any records. Because Pacific Union Property Management has worked with Union Bank for some time, all their clients are on the Smart Street platform which will allow the Board and owners greater access to financial records and the ability to make online payments. Because the transition forced us to mail invoices out later in July than normal, you all have until September 30th to pay your dues and avoid interest and statement fees. We have tried to update the information on our web site, but if you see something that needs to be corrected, please let me know.

Hiddenbrooke Paving: We have made the annual request on behalf of the HB Owners for more paving work in most all of the neighborhoods and particularly on the Hiddenbrooke Parkway. The City Staff with former HPOA President, Chris Brittle, has made a general inspection of our roads. It is the Public Works Department who will ultimately determine what streets will be repaired but they looked closely at the streets that were not crack sealed or paved last year and those neighborhoods that had streets torn up due to extensive water repairs. We will let you know what decisions the City makes by posting late breaking news on HB-News and/or the Message Sign at the Welcome Center. We asked that the funds for

National Night Out: BIG THANK YOUs are going out to Marcus Peterson, general manager, and Staff of the Hiddenbrooke Golf Club for the Club’s annual participation and co-sponsorship of this event, and to Pastor Ted and Boundless Grace church for all their hard work. It was the best ever with Face Painting and Unique Photography and of course free food (Hamburgers, Hot Dogs, drinks, etc.). Richard Tirrell and Jen Pollard are the ones who made everything happen, so say “Thanks” when you see them! HPOA was able to underwrite approximately $1,500 of the cost of this event which was attended by almost 200 adults and children! Talk to a Board Member if you are interested in working on next year’s event…planning will start soon.

Board Meetings have been scheduled for: September 17, October 15, and Dec. 3rd. Watch for reminders on Message Board. Items for the Open Agenda are due to me a week before the meeting. A very detailed agenda is posted on the web site by Sunday before the meeting and owners are welcome to attend these meetings and speak during the Community Forum.

Appointments: We have current openings on the following committees: Social, Hiddenbrooke Maintenance District Advisory, Hiddenbrooke Architectural Review, Welcome Center and Safety! Attend a committee meeting and get involved…just call a Board Member we will find a place for your talents...you will be glad you did. ۩

Park Update

A builder has been selected by the city to complete the park

construction. Fred Warren has agreed to chair a new park committee which will work with Shane McAffee, the director of the Greater Vallejo Recreation District (GVRD) on the day-to-day issues related to operation of the park. We are looking for parents with children to serve on the park committee to help oversee use issues, draft park rules including Bocce Ball Court usage and interface with GVRD and/or HMD on maintenance issues. A Message to Homeowners If you are planning on selling your home, please note that realtor signs are permitted to be posted in your front yard. If your realtor is planning on hosting an open house to show your property, open house signs are only permitted to be placed on the sides of Hiddenbrooke Parkway and should not be placed in front of the Hiddenbrooke entrance, by the waterfall, or in the median of Hiddenbrooke Parkway. Walking in Hiddenbrooke Kathy Wildermuth We all know how beautiful Hiddenbrooke is. We see the green hills of spring, or the brown hills of California. But, as we drive the posted speed limit on Hiddenbrooke Parkway, we miss some of the small wonders of Hiddenbrooke.

We all know that walking is good for us, but it is also good for the environment. No tailpipe emissions, and it gives us a unique perspective to see all that Hiddenbrooke has to offer.

Stop and talk to other walkers - some are out walking by themselves, others are in groups. It gives you an opportunity to get to know your Hiddenbrooke neighbors. Who knows, maybe you went to the same high school or college. Maybe you can invite them over, or they will invite you over for cookies and milk, or chocolate and wine!

You might pass a mother, father, grandmother or grandfather pushing a stroller. They might be admiring a family of deer grazing on the hillside, or maybe they're watching a coyote admiring the same family of deer for a different reason.

You'll probably see someone walking their leashed dog, and carrying a blue poop bag, so maybe you don't have to look down when you walk!

Maybe you'll see a great white egret checking out one of our two large ponds, looking for dinner. Or perhaps someone who tells you they had a fabulous dinner at our own Michael Warring restaurant. If it's not a full meal you are thinking about, you could visit J & O's deli for a freshly made sandwich, or just pick up a cup of coffee. While there you can pick up the dry cleaning you forgot about last week, or walk down to the Ace Hardware where Dave and Don can show how you really don't need to drive all the way to Home Depot or Lowes!

So put on some comfortable shoes, take along a plastic bag to pick any loose litter you may find, keep your head up, smell the flowers and make sure the cars all see you as they come to a complete stop at a stop sign! ۩

Please be considerate of your neighbors and keep your music at a courteous volume.

Please quiet your barking dogs and don’t allow them to bark continuously all day.

Please pick up the trash around your homes after trash day, so it doesn't blow into your neighbors' yards.

Please keep dogs on leashes and pick up after them.
