Portion of Hamersley Road Subiaco, west of Douglas Avenue to Derby Road consisting of 30 Dwellings.

Background The State Government’s Draft Perth and [email protected] million report and the associated Draft Central Sub-Regional Planning Framework define Station Precincts as areas roughly 400meters in radius surrounding train stations and major bus interchanges. These areas have been identified as areas of increased density to allow for future urban consolidation and infill. In October 2015 the City of Subiaco appointed Greenward Consulting to undertake a preliminary heritage survey of those parts of Daglish, Shenton Park and Subiaco that have been identified as station precincts. The primary objectives of the survey was to determine if any heritage issues needed to be considered in these areas including identifying individual places and streetscapes that might warrant detailed assessment and consideration as potential heritage places and areas. The preliminary heritage survey recommended a number of places and groups for further assessment and consideration including the portion of Lawler Street west of Douglas Avenue to Railway Parade. In April 2017, the City of Subiaco appointed Hocking Heritage Studio to undertake a more detailed heritage assessment of 230-280 and 241-281 Hamersley Road, Subiaco. The purpose of this assessment was to determine whether this area forms a group of places that is eligible for listing as a heritage area under the Town Planning Scheme.

Methodology This assessment has been undertaken in a manner and format that is consistent the City of Subiaco’s assessment process and best practice criteria for assessing places and areas of local significance developed by the Heritage Council of Western Australia. The assessment comprises of the following sections:

Statement of Significance Prepared with reference to Local Planning Policy 3.5 ‘Assessment of Cultural Heritage Significance’ which states that a heritage area will be of local significance if:

I. It meets one or more of the criteria set out under the headings of Aesthetic, Historic, Scientific or Social Value; and

II. It demonstrates a unified or cohesive physical form in the public realm with an identifiable aesthetic, historic or social theme associated with a particular period or periods of development.

An overarching statement of integrity, authenticity and condition for the area

Levels of contribution of each individual place In accordance with Local Planning Policy 3.5 ‘Assessment of Cultural Heritage Significance’, the assessment identifies the contribution that each place makes to the cultural heritage values and heritage character of the area, as viewed from the streetscape. This has been based on a streetscape assessment and a review of documentary evidence and has been applied as follows:

I. Considerable Contribution – These houses appear to have retained a high level of authenticity although many have undergone major rear additions/alterations, minor alterations to the detailing and finishes of

the main façade and/or changes to the treatment of front gardens and boundary fences.

II. Some Contribution – The original design characteristics of these houses can still be readily understood, but changes to the built fabric of the main façade(s), such as the rendering or painting of important areas of original face brickwork, have diminished their authenticity to varying degrees.

III. Little/No contribution – These houses were either built after the primary period of development or have undergone major changes to the design of the main façade(s) in a manner that has obscured the original style and/or scale of the place (irrespective if these changes have been undertaken in a manner that interprets original detailing and/or respects the traditional streetscape).

The 30 land parcels in the area have been assessed as follows: Considerable Contribution: 10 properties (33%) Some Contribution: 15 properties (50%) Little/No Contribution: 5 properties (17%)

The aim of the research was to determine the approximate date of construction of each place and to provide a general understanding of the social make-up and pattern of occupation of the area. VII. Physical description – Typically describes the plan form at the street

(including fencing and setbacks) and the general condition (based on a brief streetscape inspection).

VIII. Key references

Statement of Significance

The Hamersley Road heritage area is of: Aesthetic Value

As an aesthetically pleasing streetscape with a strong identifiable character, featuring an avenue of mature street trees, which frame views of the largely intact Federation and Inter War residences.

For its collection of many good, representative examples of Federation and Inter War cottages and villas which collectively illustrate a range and evolution of detailing between the 1890s and the 1940s.

For the cohesive streetscape created by a limited palette of materials and styles.

Historic Value

As a representative collection of houses that illustrate the scale and standard of housing for the homes of unskilled workers to semi-professional and tradespeople, in the early twentieth century.

For the evidence it provides about the manner in which the residence of semi-professional and tradespeople existed alongside the residences of working people and employees.

For its association with the subdivision and rapid settlement of the area from the 1890s to the 1920s which demonstrates the rapid change of the district in the gold boom period and shortly thereafter.

Representativeness

As a good representative collection of early twentieth century housing developed within walking distance of transport and services.

Physical Form in the Public Realm

The houses, which (with the exception of two modern dwellings) were developed predominantly in the period 1898 to 1921, (and one in 1946) have largely retained their original external detailing and form. The defined period and nature of development has resulted in a consistent palette of materials and form, enlivened by diversity of individual details, with a cohesive streetscape.

Integrity, Authenticity and Condition

Integrity High – all the houses remain in residential use. Authenticity Moderate – two of the original houses have been demolished with the sites being redeveloped. In addition, extant original houses have generally undergone alterations in the form of changed finishes to original fabric or changed roofing materials which impacts to some degree on the authenticity of the individual house and street as a whole. However, the original houses (as viewed from the street) have overall retained a medium to high level of authenticity.

Condition Generally good. Many of the houses have undergone repair/restoration works and present in a good condition collectively.

Levels of Contribution

Management Recommendation

Based on the assessment of significance above, the Hamersley Road Heritage Area warrants identification as a Heritage Area under the Town Planning Scheme. This relates specifically to the streetscape characteristics of those early twentieth century properties identified as being of considerable or some contribution, and to the setting of these places. Management of these characteristics, and of new development, would be best achieved by the application of the City of Subiaco’s Local Planning Policy 3.6 ‘Development Guidelines for Residential Conservation Areas’ aimed at conserving the parts of each place that directly contribute to the streetscape. They allow for the careful adaptation and extension of contributory places to meet modern living standards (while maintaining their heritage values within the streetscape context), and the future development of non-contributory places in a sympathetic manner. Separate listing of individual houses on the Town Planning Scheme Heritage List would not be required to achieve heritage outcomes relevant to this area.

Description of Heritage Area

The section of Hamersley Road that forms the proposed Heritage Area presents as a typical tree lined Subiaco residential street. The road is straight, extending on an east-west axis, with the entire length of the street running from Railway Road in the west to Thomas Street in the east. The

section to be included in the proposed Heritage Area is a small cluster of largely intact original housing stock between Douglas Avenue and Derby Road. This section of Hamersley Road has an intimate character created by the avenue of trees overhanging the road, the low scale nature of the housing stock, and the narrow width of the road. In sections, this intimacy has been further enhanced by the high boundary walls to some of the properties. The road is two way, with a single lane in each direction with recently introduced traffic calming measures that interrupt the lineal planform. The road is edged by green verges and pathways to each side. The verges vary in depth between 4m and 5m which provides a deep green edge to the street, populated with mature trees of mixed species. There are several large Eucalypts, smaller native peppermint trees (Agonis flexuosa) and more recently planted Jacaranda mimiosifolia. Although the original subdivision pattern has been retained, there is no absolute in the width of the lots. The narrowest lots are approximately 9m wide with the widest being almost 17m wide. The average width appears to be between 10m and 12m. The houses benefit from a regular set back pattern, the average depth being approximately 5m, the majority are well maintained and well planted gardens. Boundary treatments are varied with high, 1.8m, masonry walls to the more traditional timber picket or palisade style fencing that permit a great degree of visual permeability through the gardens, allowing the houses to make a greater contribution to the streetscape. The majority of the housing stock is single storey with contemporary two storey additions to the rear. Roofs are variously terracotta tile or replacement zincalume and Colorbond, presenting in a diverse range of complex hips and combination of hips and gables to make an interesting roofscape. The houses are constructed of brick with tuckpointed, painted and rendered finishes.

Key Features/ Elements

Retained subdivision pattern with consistent setbacks of the built form of approximately 5m and lot width is approximately 13m. The consistency in plan form of the street adds to the overall aesthetic and character of the streetscape. Architectural consistency in form with the majority of houses being red brick single storey residences of asymmetric plan form. Changes to the appearance of a number of houses has occurred but the underlying design intent is still discernible. Key architectural features include hipped and gabled roofs clad in corrugated iron, Zincalume and terracotta tile. Projecting wings with timbered gables. Verandahs with turned timber posts and bullnose canopies. Retained architectural detailing including timber framed sash and casement windows and leaded stained glass panels to the main entrances. Tuck point finishes to the brickwork, rendered bands and elaborate corbelling to the tall chimneys.

Strong relationship between public and private realms. Hamersley Road is a straight road enhanced by wide verges and street trees. The character changes with some sections of road being more enclosed by mature trees whilst others are more open due to smaller trees. The trees are predominantly Agonis Flexuosa although several large eucalypts are a dominant presence in the streetscape The verges are approximately 5m deep with pavements extending between the verge and the boundary fences. The majority of the boundary fences are low allowing visual permeability across the gardens and to the houses. This in turn helps create the strong relationship between public and private realms as the planting in the gardens contributes to the greening of the street and the overall streetscape character.

Historical Notes During the early years of settlement of the Swan River Colony the majority of the Subiaco area formed part of the Perth Commonage. The original 5 acre lots for Subiaco were part of the wider Perth settlement surveyed in 1883 being designated as Perth Suburban Lots (PSL). The Subiaco Municipal Council was created in 1897 and the area developed rapidly in the late nineteenth and early twentieth century with a strong and active community and pride in its identity as a ‘working class suburb’.

The discovery of gold in the Kimberley, Murchison and Kalgoorlie regions in the 1880s and 1890s, and the concurrent granting of Responsible Government in 1890 had a huge impact on the development of Subiaco as was the case for the City of Perth and for Western Australia as a whole. The gold boom resulted in a huge influx of people coming to Western Australia. Confidence in the future of Western Australia led to a number of wealthy land speculators and developers from the eastern states taking a strong interest in the growth of Perth and its outlying areas such as Subiaco. The substantial growth of the period is reflected in population statistics with numbers leaping from about 100 people in 1895 to approximately 1300 people by mid-1896. The late 1890s through to the 1910s brought about consolidation of the new Subiaco municipality as the rapid development of the gold rushes made way for a period of steady growth. The cultural landscape reflected this with ever-increasing numbers of houses and commercial buildings, and the construction of social, cultural and recreational spaces and local infrastructure.

The plan above, prepared in the mid-1890s confirms that parts of the land along the western end of Hamersley Road had been subdivided into residential allotments by that time although Suburban Lot 232 was not. The Department of Lands and Surveys approved plans for residential subdivisions along the portion of Hamersley Road from Derby Road to View Street in 1891, 1892, 1898 and 1904. However it can be seen from the plan prepared below that there were few lots developed prior to 1900.

In 1901, the Western Australian Post Office Directory listed 5 residents for the section of Hamersley Road between Railway and Hensman Roads. Additional details had been included by 1903, when there were 6 residents listed between Railway Road and View Street; and in 1905 when there was 1 resident between Railway Road and Bronte Street and a further 7 between Bronte and View Streets. In 1910 the Post Office Directory more specifically identified 11 houses, being #s 262, 266, 267, 268, 280, 281, 286, 292, 294 & 296. Steady development continued over the next 20 years with 15 houses listed in 1915, 20 in 1920, 29 in 1925 and 37 in 1930. An additional 2 houses were built during the 1930s and 1 in the 1940s, bringing the total to 40 in 1949 (after which the Post Office Directories ceased to be published). In 2017, there are 47 residences between Douglas Avenue and Railway Road. This assessment is confined to the properties on the north of the street between 230 and 280; and on the south side between 241 and 281.

Historical Notes and Associations

This portion of Hamersley Road was subdivided for residential lots in 1892. However the lots were not taken up rapidly. In 1898, lots in Hamersley Road were advertised for £35.1 The Subiaco Road Board Rates Book record this lot was owned by clerk, W. G. Simpson and he constructed a residence on the site in c1904. In 1905, the place had changed ownership with George Frederick Shawyer (c1869-1931) civil servant, living at the place with his wife Nellie Shawyer (c1869-1941). Between 1911 and 1924, the place was owned and occupied by accountant Charles Sigley (c1868-1928) and his wife Emily Ada Sigley (c1879-1943). Subsequent long term owners and occupants were Robert Benjamin Polglase (c1952) and his wife Ivy Florence, nee Hewett (c1889-1939). Robert Polglase was a miner and appears to have spent much of his working life in regional Western Australia while Ivy lived in Subiaco. Following her death in 1939 the place was occupied as listed below. The PO Directories list the following occupants:

1949 Henry Lake Aerial photographs indicate that in 1964 the residence had a symmetrical roof form with a simple skillion roof across the rear of the building. The roof cladding appears to have been dark (probably red) corrugated iron. Minor additions were constructed across the rear of the building in the 1970s. It is probable that this property originally included the lot to the west, HN243, as the garden and outbuildings were linked. In c1990, a large addition was constructed adjoining the rear of the residence which includes the distinctive square roof form clad in zincalume. The remainder of the house was still clad in dark corrugated iron. The roof cladding was changed to the current zincalume between 1995 and 2000.

The house is shrouded by dense planting and a full description is difficult to determine.

on external inspection only)

The house is of brick construction, originally fairfaced but has subsequently been rendered and painted. The roof plan incorporates a wide gable to the front, flanked by skillion verandah canopies that wrap around the east and west elevations of the projecting wing. The roof to the rear is hipped and has been clad in zincalume. The verandah canopies are supported on turned timber posts with non-original pavers to the deck. The house is positioned on the corner of Hamersley Road and View Street, with a vehicular entrance to the side elevation. The main entrance to the house also appears to be on the View Street elevation. The features of the house including window types, cannot be seen due to the planting which encloses the property. From the limited visibility available from the street, the house appears to be in a good condition and well maintained.

Some Contribution to the heritage values of the area. Slight alteration has occurred to the finishes of the façade which have some impact on the authenticity of the presentation of the place.

Historical Notes and Associations

This portion of Hamersley Road was subdivided for residential lots in 1892. However the lots were not taken up rapidly. In 1898, lots in Hamersley Road were advertised for £35.2 This lot was vacant until the construction of a residence in c1925 and the first occupant was Edward Raymond Brawn (c1876-1972). Edward Brawn was a fruiterer, and later a produce merchant. Edward and his wife Catherine Elizabeth, nee Singleton, settled in the house but sadly Catherine died in 1927, aged 50. Edward lived on at the house until at least the late 1960s before his death in 1972 aged 96. The Post Office Directories do record other people living at the property during this period however it seems that Edward Brawn owned the property and others may have lived there during his ownership. The PO Directories list the following occupants:

1964 aerial photograph, courtesy Landgate By 1995 the rear structure was integrated into the main roof structure and by 2000 a new addition was located across the rear of the original residence. The residence has not changed significantly in form or extent since the early 2000s.

Physical Description (based on external inspection only)

Single storey brick and terracotta tile residence that has been extended to the rear. The roof is predominantly gabled with a complex hipped form to the rear, clad in terracotta tiles with terracotta finials to the apex of the gables. A rendered chimney with terracotta honeypot flue is located to the eastern side of the roof. The façade presents in an asymmetrical planform with a projecting wing to the western side of the elevation, a slightly projecting central section with the main entrance and the recessed section of the elevation. The roof to the main section of the house is gabled with a separate smaller gable to the projecting wing. The finish to the main gable is roughcast render and shingle to the smaller gable the feature is just roughcast render. The façade has roughcast render to the upper section of the elevation and fairfaced brick with tuckpointing to the lower section on the recessed portion of the façade. The lower section of elevation to the projecting wing has been rendered with a stone dado, painted the same colour as the roughcast render.

The windows to the projecting bay consist of a bank of three timber framed openings, each window being a 2-over-1 sash. Multi-paned French windows have been installed on the recessed section of the elevation. The entrance comprises a timber and glazed panelled door with side lights and fanlights. The verandah extends across the recessed sections of the elevations, with a tiled skillion canopy supported on decorative timber posts on top of a masonry balustrade and piers. The deck is painted concrete. A driveway extends along the east boundary of the property. The garden is enclosed by low stone wall with high piers and palisade metal panels. The garden is minimally planted creating an open vista to the property. The house and garden appear to be well maintained and in good condition.

Some Contribution to the heritage values of the area. The finishes to the exterior have undergone slight alterations which impacts on the authenticity of the presentation of the place. However, the original design intent of the place remains clearly discernible. This place includes a high front fence which obscures views of the house from the street.

Historical Notes and Associations

This portion of Hamersley Road was subdivided for residential lots in 1892. However the lots were not taken up rapidly. In 1898, lots in Hamersley Road were advertised for £35.3 This lot was vacant until the construction of a residence in c1925 and the first occupant was salesman Jack Sims Riches (c1897-1970). Jack and his wife Elizabeth Thelma Riches, nee Grieve (c1900-1998) married in 1925 so this house was their first home as a couple. They remained at the house until c1950. The 1929/30 Rate Books list H Cole as the owner and Jack Sims Riches (salesman) as the occupier. In 1925, a building permit was granted for the construction of two brick residences in Hamersley Road for F. Cole for the cost £1450.4 It is probable that this entry in the local press is a reference to this residence although there is a discrepancy between F. Cole and H. Cole. Aerial photographs indicate that in 1964 there was a garage in the rear of the property and a separate structure close to the rear of the house which was likely to have been a wash house. The residence originally featured an asymmetrical rear elevation with a verandah roof clad in corrugated iron.

By 1995, an addition had been constructed across the rear of the building changing the roof line of the main building. Since that time the form and extent of the building have not changed significantly.

Physical Description (based on external inspection only)

Single storey brick and terracotta tiled residence of asymmetric planform. Much of the house is obscured from clear view from the street due to the high masonry boundary wall. The roof is predominantly a hipped form with gable to the projecting wing and small gablet feature positioned above the entrance. A further gable has been added to the elevation for the later carport structure positioned along the eastern boundary of the site. The roof is clad with terracotta tiles with terracotta finials to the gables and the apex of the main roof. A tall brick chimney with terracotta flue extends to the east side of the roof. The gable to the projecting wing has render with timber batten detail with this finish being replicated in the gable to the carport. The verandah canopy extending across the recessed section of the elevation is a continuation of the main roof with a slight break of pitch. The gable feature above the entrance projects through the verandah canopy.

The house has a three-section façade with main projecting wing to the western side of the elevation, a slightly recessed centrally located entrance feature and a further section of recessed elevation. Originally, the façade presented with tuckpointed brickwork to the lower section of the elevation, with roughcast render above, separated by a projecting brick dado. The lower section of brickwork has now been painted the same colour as the render above, removing some of the distinctive qualities of the style. The entrance has been altered incorporating a new timber and glass panelled door with matching side panel. The fanlight arrangement has been retained but due to limited visibility it could not be determined whether this was the original. The windows to the recessed section of the elevation are timber framed casements. The windows to the projecting gabled section could not be seen but they do have an awning above them. The verandah canopy is supported on timber posts arranged in pairs or groups of three, on top of masonry piers with roughcast render. The deck is timber. The garden is enclosed by a high, 1.8m, stone wall which obscures views to the house from the street.

It is probable that the residence was either built for civil servant William McClean or he purchased the property soon after construction. William McLean (c1887-1934) and his wife Helen Jane, nee Richards had married in 1914 and lived in the south of the state before settling in Perth. William died in 1934 and Helen remained in the house for only a few years before relocating. The house was subsequently occupied by a series of short term residents. This was likely to be a wash house. The rear of the house had a simple skillion roof structure in corrugated iron.

This addition extends the roof line on the original pitch but changed the cladding from tile to zincalume. The verandah to the front of the house also appeared to be limited to the north east corner of the house which has subsequently been replaced with a wrap around structure. The form and extent of the residence have not changed significantly since that time.

Physical Description (based on external inspection only)

Single storey brick residence with recent zincalume roof and altered verandah. The house is of traditional asymmetric planform incorporating a dominant projecting gable to the western side of the façade. The house is constructed with tuckpointed brick to the lower section and roughcast render to the upper section as per the original finish to the place. A limestone plinth is visible towards the rear sections of the house where the land level falls away.

The windows and doors have been changed. The roof is gabled to the projecting wing incorporating a rendered and batten gable detail. Towards the rear of the house the roof is hipped with vented gablets to the east and west side of the roof. An extensive non-original bullnose verandah wraps around the various sections of the façade and projects out across the driveway to form the carport canopy. The deck is paved and the driveway has brick pavers. The boundary treatment comprises a high rendered masonry wall and metal gates. The high front wall obscures views to the house from the street. The house appears to be well maintained and in good condition.

Historical Notes and Associations

This portion of Hamersley Road was subdivided for residential lots in 1892. However the lots were not taken up rapidly. In 1898, lots in Hamersley Road were advertised for £35.6 This lot on the corner of Federal Street was constructed for civil servant Harold Humphrey in 1913 as it is first recorded in the Rates Books for this year. The local press had an advertisement for the sale of a corner block in Hamersley Road in October 1913 which cost £150.7 Although it is not confirmed that it was this lot the price given indicates the increasing prices since the late 19th century and the value of corner property. Civil Servant, Harold Spicer Humphrey (c1883-1942) was born in Cheshire, UK and relocated to Australia in the early 1900s and married Marjorie Doris King in 1910. Their daughter was born in November 1913 and the announcement of the birth refers to the family home as Hamersley Road, Subiaco.8 No information relating to the architect or builder of this residence has been found in the current research. In May 1915, Harold Humphrey joined the AIF and those enlistment papers note that he was living at 251 Hamersley Road. It seems that shortly after,

Marjorie relocated to West Perth and the house was transferred to the ownership of Theo Henderson. Theophilus Francis Henderson (c1870-1936) recorded his occupation as an electrician in the Rates Books, a public servant in the electoral rolls, but on his death he was remembered as a piano tuner and musician better known as ‘Top’ Henderson who travelled frequently to Albany.9 Occupants designated in the Post Office Directories were:

In the early 2000s, another small addition was constructed in the south east corner of the building. Since that time there has been little change to the form or extent of the residence.

Physical Description (based on external inspection only)

Single storey brick residence with replacement metal roof. The Hamersley Road frontage cannot be seen due to the presence of the high brick boundary wall. The secondary frontage along Federal Street is more visible due to the low timber picket fence. The west elevation shows that the original tuckpoint finish has been painted over and the house has a rendered lower third, the finish of which project about 100mm from the brick wall. A pair of timber and glazed panelled doors are positioned in the western projecting section.

The verandah wraps around the façade and half the west elevation, supported on turned timber posts with a concrete paved deck. The canopy is the continuation of the main roof at a slight break of pitch. A tall corbelled brick chimney remains extant, painted white. The roof is hipped with vented gablets to the west. The Hamersley Road frontage is enclosed by high brick wall which warps around to part of the Federal Street frontage before changing to a more traditional timber picket fence along the western boundary. The high front fence obscures views of the house from Hamersley Road. The house appears to be in good condition.

Historical Notes and Associations

This portion of Subiaco bound by Hamersley Road, Derby Road, Heytesbury Road and Federal Road was designated as Perth Suburban Lot 260. This large landholding of five acres was acquired by the Intercolonial Investment Land and Building Company Limited in 1890. This company was based in New South Wales but was very active in the development of Perth’s metropolitan area in the 1890s. The plan for the subdivision of this portion of Hamersley Road was approved by the Department of Lands and Surveys in 1904. However, the land had been subdivided for residential sale some years previously as the Certificate of Title for this site shows that the three lots on the south west corner of Hamersley and Federal Street (lots 6, 7 and 8) were transferred to labourer John Darby of Wilcannia, NSW in 1893.11 In 1901, the three lots were transferred to Alfred James Ratcliffe, a newsagent living in Subiaco.12 In 1903, lot 8 was transferred to Henry Wigmore.13 Rate Book research indicates that lot 8 was undeveloped until sometime between 1919 and 1929. As there are no rate books available for this period

it is difficult to determine the exact date however it is likely to have been constructed c1924 as a residence first appears in the 1925 PO Directories with Henry Taylor listed as the occupant. Henry Arthur Taylor (c1871- 1958) was a school teacher. He and his wife Agnes (c1869-1955) lived at the residence until 1943 and during that period Henry Taylor was the owner of the property. Post Office Directories record that Patrick McKenny occupied the place from 1944 to 1949. The 1964 aerial photograph of the property shows that the original form of the building was basically symmetrical and at that time a simple skillion roof was located across the rear of the building and a large shed was located in the rear of the property.

The house occupies a prominent corner position along Hamersley Road at the western side of the junction with Federal Street. It is of brick construction which was originally tuckpointed to the lower section of the elevation and roughcast rendered to the upper section. The tuckpoint finish has now been obscured due to being painted over the same colour as the render, removing some of the distinctive aesthetic of the architectural style. The roof is hipped, clad in terracotta tiles. The verandah canopy is the continuation of the main roof at a slight break of pitch. A small gable projects through the roof above the bay window to the Hamersley Road frontage. Terracotta finials and a rendered chimney enliven the roof. The verandah canopy is supported on turned timber posts and the canopy is lined to the underside. The deck is timber. The Hamersley Road frontage has a projecting bay window close to the eastern edge of the façade, incorporating a pair of multi-paned casement windows. The windows are in keeping with the style of the house but are replacements. The entrance is located in the recessed section of the Hamersley Road elevation. But cannot be clearly seen. The west elevation has an open relationship to Federal Street and presents with three sets of multi-paned casement openings and a further entrance with timber and glazed side panels and fanlight above. The garden is enclosed by timber and mesh fencing. The house appears to be well maintained.

This portion of Subiaco bound by Hamersley Road, Derby Road, Heytesbury Road and Federal Road was designated as Perth Suburban Lot 260. This large landholding of five acres was acquired by the Intercolonial Investment Land and Building Company Limited in 1890. This company was based in New South Wales but was very active in the development of Perth’s metropolitan area in the 1890s. The plan for the subdivision of this portion of Hamersley Road was approved by the Department of Lands and Surveys in 1904. However, the land had been subdivided for residential sale some years previously as the Certificate of Title for this site shows that the three lots on the south west corner of Hamersley and Federal Street (lots 6, 7 and 8) were transferred to labourer John Darby of Wilcannia, NSW in 1893.14 In June 1902, lot 7 was transferred to William Thomas Exley, a plasterer of Subiaco. From the available information, this residence was constructed shortly afterwards as William Exley is recorded in the Post Office Directories as living at this residence in 1903. As a plasterer, William Exley may have been involved in the construction of this residence. No details of the builder of this residence have been found in this research. William Thomas Exley (c1867-1937) and his wife Edith, nee Steele (c1875-1921) married in 1898 and the couple settled in Subiaco shortly afterward.

The Exley family including four children lived at this residence until c1921. Edith Exley keenly entered competitions in the local newspapers and many references were found in the local press to the family at this address. Sadly, Edith died in April 1921 and it appears William soon relocated to Robinson Street in Subiaco. An advertisement in The Daily News on 30 April 1921 noted that the owner of 265 Hamersley Road was selling a large assortment of furniture and effects, including a piano.15 The PO Directories list the following occupants:

1946 – 1949 Mrs Allan In 1923, the property was transferred to Albert Neil, a miner and in 1933 to Veronica McGovern.16 In 1941, the property was transferred to Dorothy Eugenie Allan, and in 1954 to Stanley Anderson Ashman, Lillian Laird Ashman and Jim Nelson Scales. These owners and their descendants owned the property until the mid-1980s. 17 Aerial photographs of the site in 1964 show that the residence had a simple skillion roof addition across the rear of the residence.

1964 aerial photograph, courtesy Landgate A larger addition was undertaken in the late 1990s which altered the roof form at the rear of the building. Since that time the place has largely remained in the same form and extent.

Physical Description (based on external inspection only)

Single storey timber framed, weatherboard and iron house of traditional asymmetric plan form. The property has a prominent gable wing to the western side of the elevation, incorporating a roughcast render and timbered gable detail, a pair of timber framed sash windows with canopy which has currently lost the cladding. The recessed section of the elevation contains the main entrance which has a timber panelled door, timber panelled and glass side panels and fanlight across the entire ensemble. A further timber framed sash window is also located in this part of the façade. The roof is hipped to the main section of the house and gabled to the projecting wing. The verandah canopy extending across the recessed section

of the façade is a separate skillion, positioned below eaves level and supported on timber posts. A tall brick and rendered corbelled chimney projects from the ridge of the main roof. The verandah deck is concrete. The garden is open to the street boundary and planted with low level shrubs with a paved walkway. A paved driveway extends along the eastern boundary of the site. The house is in fair to good condition.

Considerable Contribution to the heritage values of the area. Although the house has been reroofed, the change of material has minimal impact on the presentation of the place and its contribution to the Hamersley Road heritage area.

However, the land had been subdivided for residential sale some years previously as the Certificate of Title for this site shows that the three lots on the south west corner of Hamersley and Federal Street (lots 6, 7 and 8) were transferred to labourer John Darby of Wilcannia, NSW in 1893.18 In May 1903, lot 6 was transferred to civil servant, John Augustus Connolly and he was living at the house in 1903 according to the Electoral Rolls.19 The Rates Books note that Connolly and his wife Annie Theresa Connolly lived at the house for only a short period before transferring the ownership to Mrs A Rooke and the occupant was Arthur Rooke (ironmonger). The Rate Books record the following changes in ownership: In 1910/11, A Tubbs (commercial traveller) was listed as the owner/occupier. By 1913/14,

ownership changed again with Shenton listed as the owner/occupier. In 1914/15, Frederick Hunton was listed as the owner/occupier and in 1917/18 Mabel Dutton-Smith was the new owner/occupier. The PO Directories list the following occupants:

The 1929/30 Rate Books list Ernest Whitcombe (telegraphist) as the owner/occupier. Ernest Whitcombe (c1884-1964) married Edith Ellen Hornsby (c1896-1974) in 1907. Ernest Whitcombe’s work as a telegraphist saw the couple living in many parts of Western Australia before settling in Subiaco where they remained until the mid 1950s.

1964 aerial photograph, courtesy Landgate An aerial photograph of the property in 1964 shows a cluster of small buildings in the rear of the property and evidence that the rear roof was corrugated iron whilst the main roof appears to have been clad in dark (probably red) corrugated iron. The form of the house and its additions have not changed significantly apart from the construction of a large shed c2002.

Physical Description (based on external inspection only)

Single storey brick and zincalume house of symmetrical planform to the façade. The house is of brick construction with tuckpoint finish. The roof is hipped and has been reclad in zincalume. The original chimney towards the rear of the roof has been retained but cannot be seen from the street. A separate bullnose verandah canopy extends across the full width of the façade, supported on timber posts and has a timber deck. The symmetrical façade consists of centrally placed entrance door which is timber panelled with leaded and coloured glass panels and fanlight above. The entrance is flanked by single 1-over-1 timber framed double hung sashes with rendered and painted sills.

The garden is enclosed by a low stone wall with 1.8m piers and palisade style panels. The house is in good condition.

Lots had been transferred to new owners from 1892.20 This lot was transferred to George Harris in 189321 and the Rates Books record that he did not develop the property before selling it to Charles Klause in c1917. Charles John Klause (c1871-1944) recorded his occupation as a labourer and sailmaker in different years. Originally from Victoria, Charles and Mary Esther, nee Collins, settled in Western Australia in the early 1900s. They had five children and Charles and Mary Klause lived in the house until their deaths within a few weeks of each other in 1944.

An aerial photograph of the residence in 1964 shows that the form and extent of the residence has not changed significantly. The rear skillion roof has been extended and clad in zincalume and the outbuildings in the rear of the property have been removed.

Physical Description (based on external inspection only)

Single storey brick and terracotta tiled residence of traditional asymmetric plan form. The place originally had a tuckpoint finish to the façade which has now been obscured by a paint finish. The roof is hipped which sweeps down at the same pitch to create the verandah canopy that extends across the full width of the house. The canopy is supported on non-original cylindrical steel posts. A gabled feature projects through the roof/canopy, with rendered and timber detailing. A corbelled brick chimney projects from the east plane of the main roof and terracotta finials are positioned on the gable apex and on the ridge to the main roof. The façade presents with the traditional asymmetric planform including a projecting gabled wing to the east side of the property. The gabled section incorporates two double gun timber framed sashes. The recessed section of the elevation contains the main entrance located at the abutment of the projecting wing and two further sash windows.

The deck of the verandah cannot be seen. The house cannot be clearly seen from the street due to the high brick boundary wall. The place appears to be in good condition.

Historical Notes and Associations

This portion of Subiaco bound by Hamersley Road, Derby Road, Heytesbury Road and Federal Road was designated as Perth Suburban Lot 260. This large landholding of five acres was acquired by the Intercolonial Investment Land and Building Company Limited in 1890. This company was based in New South Wales but was very active in the development of Perth’s metropolitan area in the 1890s. The plan for the subdivision of this portion of Hamersley Road was approved by the Department of Lands and Surveys in 1904. However, the land had been subdivided for residential sale some years previously. Lots had been transferred to new owners from 1892.22 This lot was transferred to Matthew Boland in 1892.23 The Rates Books record that the property was under the ownership of Alfred Hayles in 1916. (Hayles lived at 266 Hamersley Road in 1916). The property was transferred to Frederick and Louise Orriss in 1917 and the PO Directories record a house at this site in that year. Frederick Orriss (c1882-1961) an insurance agent, married Louie Fountain (c1884-1962) in 1912. They lived at the house until 1920 but may have

retained ownership of the property when they relocated. In 1918, a baby girl was born to the couple at this residence.24 The PO Directories list the following occupants:

It can be seen that this property and the adjacent lot to the west shared a driveway to the rear of the lot and a garage was located across the boundary line. In c1990, an extension was added to the rear elevation on the western side and there has been little change to the form or extent of the building since then.

Physical Description (based on external inspection only)

Single storey brick and zincalume property with a traditional asymmetric planform to the façade. The house presents almost in its original state with the exception of the replacement roofing materials. The roof is hipped to the main section with vented gablet to the apex. There is a separate gable roof to the projecting wing section of the façade. A bullnose verandah canopy extends across the full extent of the elevation, positioned below the eaves. All roofs have been reclad with zincalume. The brick and rendered corbelled chimney remains extant. The house is of brick construction with tuckpoint finish and rendered bands at sill level and rendered decorative under-sill apron. The window to the bay is a three-section opening, comprising one large pane with top hung casement above. The windows to the recessed section of the elevation are 1-over-1 double hung sashes. The entrance is located at the abutment of the recessed and projecting sections and consists of the traditional arrangement of timber and glazed panel door, similar side panel and fanlights to the entire. The verandah canopy is supported on turned timber posts. The deck is concrete. The garden is enclosed by a low hedge with central gateway and path to the front door of the house. The house is in very good condition.

Some Contribution to the heritage values of the area The property appears to be largely intact but due to the presence of the high masonry boundary wall, the contribution the place makes to the heritage area is reduced.

This large landholding of five acres was acquired by the Intercolonial Investment Land and Building Company Limited in 1890. This company was based in New South Wales but was very active in the development of Perth’s metropolitan area in the 1890s. The Rates Books record that the property was owned by McNeill in 1915/16 and in the following year owned by builder, W. Kensatt. This information suggests the house was built by builder Walter G Kensit, who lived at 294 Hamersley Road in 1916. (The difference in spelling is likely to be a result of inaccurate record keeping.)

The first recorded occupant was accountant or clerk, Frederick Stanley Jones (c1892-1980). Frederick Jones owned the property until at least 1930. The PO Directories list the following occupants:

An aerial photograph of the property in 1964 shows the simple square form of the house at that time with a simple verandah across the front elevation. It can be seen that this property and the adjacent lot to the east shared a driveway to the rear of the lot and a garage was located across the boundary line. In c1990, an addition was constructed across the rear of the lot and this has remained the form and extent of the building. A garage was built on the front property boundary in the late 1990s.

Physical Description (based on external inspection only)

The assessment is constrained by limited visual access. It appears to be of brick and iron construction with some retained details. The roof is hipped with a gable to the projecting wing and a separate bull nose verandah canopy across the recessed section of the elevation. The brick corbelled chimney has been retained. The property is enclosed by an impenetrable masonry wall, approx 2m high which significantly obscures views to the house from the street. A carport has been constructed within the front setback, further impacting on the visibility from the street. From what can be seen of the place, it appears to be in good condition.

Contributory Significance

Little Contribution to the heritage values of the area. The alterations to the window openings reduce the authenticity of the place to the proposed heritage area. The gable detail to the roof line is not original. The place is not consistent with the main period of development of this heritage area which has reduced its contribution.

Historical Notes and Associations

This portion of Subiaco bound by Hamersley Road, Derby Road, Heytesbury Road and Federal Road was designated as Perth Suburban Lot 260. This large landholding of five acres was acquired by the Intercolonial Investment Land and Building Company Limited in 1890. This company was based in New South Wales but was very active in the development of Perth’s metropolitan area in the 1890s. The plan for the subdivision of this portion of Hamersley Road was approved by the Department of Lands and Surveys in 1904. However, the land had been subdivided for residential sale some years previously. Lots had been transferred to new owners from 1892.27 This lot and lot 17 to the west were identified as one property until c1946 when a new building was constructed on this lot for the occupier R. Webb.

1964 aerial photograph, courtesy Landgate The house was originally tiled and was extended in the late 1990s to the rear and reroofed in zincalume. The form and extent of the residence has not changed significantly since then.

Physical Description (based on external inspection only)

Single storey house with replacement zincalume roof. The post-WWII house has been constructed in a mock federation style incorporating tuckpoint finish to the brickwork and rendered bands around openings and across the elevation. The traditional asymmetric planform of the house prevails, with each section of the façade containing multi-paned non-original French doors. The roof is mainly hipped with a gabled section to the bay. This section of roof originally had a hipped roof. The verandah canopy is a very shallow pitched skillion supported on timber columns. The deck is raised on a brick retaining wall with timber boards.

The property is enclosed by low stone wall with 1.8m piers and picket style panels. The house is in good condition.

Historical Notes and Associations

This portion of Subiaco bound by Hamersley Road, Derby Road, Heytesbury Road and Federal Road was designated as Perth Suburban Lot 260. This large landholding of five acres was acquired by the Intercolonial Investment Land and Building Company Limited in 1890. This company was based in New South Wales but was very active in the development of Perth’s metropolitan area in the 1890s. The plan for the subdivision of this portion of Hamersley Road was approved by the Department of Lands and Surveys in 1904. However, the land had been subdivided for residential sale some years previously. Lots had been transferred to new owners from 1892.28 Rates Book research identifies that a house had already been constructed on this lot in 1903. The owner was Mrs Sharpe and Charles Sharpe (fettler) was the occupier. The Electoral Rolls record Charles Sharpe as a civil servant and he and his wife Fanny (Florence Frances) as living at Hamersley Road in 1903. Another Charles Sharpe was living at the address so presumably this was a son or another relative. In 1917/18 Mrs Francis Sharpe was listed as the owner/occupier. The PO Directories list the following occupants:

The property presents with a symmetrical façade with twin bays flanking a central entrance. The traditional tuckpointed finish has been painted over obscuring both the traditional detail of the tuckpointing and the two rendered bands that extend across the elevation at sill level and mid-window height. The high hipped roof, extends down to incorporate two gable features at eaves position, which accord with the position of the two bays. Each gable has roughcast render and timber batten detail with timber finials to the apex. The tall corbelled brick chimney with rendered detailing has been retained. The windows to the bays are arranged with pairs of 1-over-1 timber framed sashes with rendered sill and decorative apron under the sill. The entrance is a traditional arrangement of timber and glazed panelled door with similar side panels and fanlights across the entire. The glazing to the door ensemble is leaded with coloured glass. The verandah extends across the entire façade, the bullnose canopy is supported on square timber posts. The deck cannot be seen. The Derby Road elevation is rendered with replacement windows. The property is enclosed by scalloped timber picket fence. The place is in good condition.

Considerable Contribution to the heritage values of the area The place is a rare example of a corner shop along this section of Hamersley Road. The changes in detail have minimal impact on the contribution the place makes to the proposed heritage area. This place is individually listed on the Town Planning Scheme Heritage List.

Historical Notes and Associations

This corner store was built c1912 for Mrs Jessamine Burlinson (c1852-1928). Several members of the Burlinson family lived in the vicinity and in 1916 this residence was occupied by Jessamine Burlinson, Lionel Olaf Burlinson (clerk) and Olive Jane Burlinson (home duties). Jessamine and her husband Benjamin Burlinson relocated to Cottesloe in 1917 and the place continued to be used as a shop and premises. A review of the Post Office Directories at five yearly intervals provides the following information about the subsequent occupation and use of the shop:

Physical Description (based on external inspection only)

The place is a single former corner shop and residence located at a prominent intersection. The prominent former corner shop section of the building is constructed directly onto the pavement boundary, with a door in the angled section of wall and display windows to the flanking walls. The former shop is of brick construction, subsequently painted pink, obscuring the rendered detail. It

does not appear the place was originally tuckpointed. The façade is capped with a distinctive parapet wall with decorative mouldings and an arched element to the top of the angled wall. The doors are double timber panelled doors with fanlight above. The display windows both have 12 panes to the main display window and three high lights. A further casement window is located in the elevation facing Douglas Avenue. The attached residence is set in a recessed position behind a small garden area. The façade is of brick construction which has been painted and is very simply presented incorporating two timber framed double hung sash windows and a timber and glazed panel door with leaded glazing to the doors, sidelight and fanlight. The roof to the building is hipped with a faceted hip above the former shop and has been reclad in zincalume. A skillion roofed verandah extends across the façade of the residence, with non-original lacework detailing. The deck is concrete. The garden is enclosed by timber and wire fence. The place is in fair condition.

Historical Notes and Associations

The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1891. However, the lots were not taken up rapidly. In 1898, Lots in Hamersley Road were advertised for £35.29 Information from the City of Subiaco Rates Books indicates that this residence was built c1915/16 for William Scott. No further detail has been found relating to the builder of this residence. William Jabez Scott (c1874-1946) was married to Edith Isabel Scott and it was her name on the Certificate of Title for this property dated in July 1916.30 It is also stated on the certificate of title that she lived at 234 Hamersley Road at that time. In 1924, the property was transferred to Henry Woodrow Wickham (c1886-1945). Henry Wickham recorded his occupation as a manager and he served with the AIF during World War One in which his enlistment papers record his occupation as a grocer. From the available records, Henry Wickham was living at the house with his mother Frances Agnes Wickham (c1855-1938) before he married Winifred Sybil Harris (c1892-1981) in 1925. Henry’s sister Mabel Kate Wickham (c1892-1954) also lived at the house. In 1927, the property was transferred to Mabel Kate Wickham.31 It seems that Henry and Winifred moved to the house next door, 236 Hamersley

Physical Description (based on external inspection only)

Single storey brick and zincalume residence with altered verandah detailing. The place is of brick construction with a tuckpoint finish and rendered bands across the façade. The façade is symmetrical in its planform with a centrally placed entrance flanked by window arrangements. The door is a traditional arrangement of timber and glass panelled door with similar sidelights and fanlights across the entire. The windows are arranged as three-section openings with leaded diamond glazing to both the casement windows and the highlights above. The sills are rendered with decorative apron beneath. Each window has a timber framed canopy with zincalume cladding. The verandah is a much altered element of the façade projecting out in front of the central section of the house in line with the front entrance. The gabled canopy is supported on turned timber posts with a turned timber balustrade. The deck is concrete, accessed via five concrete steps. The roof is hipped with a gablet at the apex. The red brick chimney remains extant. The garden is open to the street boundary. The place is in good condition.

The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1891. However the lots were not taken up rapidly. In 1898, Lots in Hamersley Road were advertised for £35.32

Rate Book research indicates that this place was constructed sometime between 1919 and 1929 – there are no rate books available for this period. This residence first appears in the PO Directories in 1921 with Emerson Wilkinson Allan (c1874-1946) listed as the occupant. It is therefore likely that the house was constructed in c.1920. No further information has been found as to the builder or architect of the place. Emerson Allan is recorded in the Electoral Rolls as a driver. The PO Directories list the following occupants:

Gordon William Fist was an optician and he had rooms in Brennan’s Arcade, Hay Street Perth for many years.33

The rear of the lot includes a large separate structure and a carport/garage is evident on the west of the house. The structures have not changed significantly in form or extent since that time.

Physical Description (based on external inspection only)

Single storey brick and tile house in a fairly dilapidated condition. The place is of asymmetric plan form with gabled projecting bay to the west side of the façade. The recessed section of the façade is protected by deep verandah. The façade was originally brick and render but the brickwork has subsequently been rendered over making it difficult to determine whether the brick was tuckpointed. The two finishes are separated by a brick dado and all have been painted the same colour.

The original timber framed windows have been removed, being replaced with aluminium framed openings, The tiled roof is hipped to the main section of the house and gabled to the bay, clad in dark concrete tiles. The roof continues down to form the verandah canopy, supported on Tuscan style columns, arranged in pairs on top of masonry piers. Decorative iron panels extend between the posts. The deck cannot be seen. The house is in an elevated position, with an open garden. The garden does not have a boundary enclosure but does have a brick and limestone retaining wall to the pavement. A garage has been constructed to the west side of the house, accessed via a concrete driveway. The house is in poor condition.

Some Contribution to the heritage values of the area The original design intent of the house remains visible however the changes in details to the windows, roof and verandah impact on the authenticity of its presentation.

Historical Notes and Associations

The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1891. However the lots were not taken up rapidly. In 1898, Lots in Hamersley Road were advertised for £35.34 Rate Book research indicates that this place was constructed sometime between 1919 and 1929 – there are no rate books available for this period. It first appears in the 1924 PO Directories so it is likely to have been constructed c1923. Certificates of Title information shows this lot was purchased by local builder Harold Norman Oglesby in January 1923.35 He also purchased the adjacent two lots (lot 80 and 81).36 Oglesby was a Subiaco resident who is noted in the local press for undertaking many projects in Subiaco during the 1920s. It was not uncommon for builders to take on small speculative projects within a relatively confined district. It is probable that he oversaw the construction of the three properties at 238, 240 and 242 Hamersley Road. The PO Directories list Howard Eastwood as the occupant from 1924-1949 and Howard Eastwood (clerk) is listed as the owner/occupier in the 1929/30 Rate Books.

Howard Archibald Eastwood (c1892-1980) and Ethel Veronica Eastwood, nee Currie (c1897-1972) were married in 1923 which suggests this residence was their first family home. The couple lived at this house until their deaths, Ethel in 1972 and Howard in 1980.

The property remained largely unchanged until c1990 when a new structure was built in the north east corner of the lot. In 2006, major works were undertaken to extend the residence. A large addition was constructed at the rear, the roof line was altered and the tiles replaced with zincalume. The structure has not changed significantly in form or extent since that time.

Physical Description (based on external inspection only)

Single storey brick property with zincalume roof which replaced the original tiled roof. The house is of brick construction with tuckpoint finish to the lower section of the elevations and roughcast render to the upper sections. The house presents with a traditional asymmetric planform incorporating a projecting gabled wing to the western side of the elevation. The details of

this feature cannot be seen due to the presence of a mature garden tree. The recessed section of the elevation contains a pair of replacement casement windows. The entrance to the house is located on the east elevation but cannot be seen from the limited street view. The roof is hipped to the main section of house, gabled to the projecting wing and is clad in zincalume. A separate skillion verandah canopy is positioned below eaves level wrapping around the recessed section of façade and along the east elevation. The timber posts and balustrade are not original. The underside of the canopy is lined with timber boards. The deck is timber and is accessed by concrete steps from the garden path. The garden is enclosed by a rendered masonry low wall with 1.8m piers and contemporary palisade panels. The house is in good condition.

Considerable Contribution to the heritage values of the area The place retains a high degree of authenticity. The windows appear to have been replaced but are in keeping with the architectural style of the property and do not detract from its presentation or contribution to the proposed heritage area.

Historical Notes and Associations

The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1891. However, the lots were not taken up rapidly. In 1898, Lots in Hamersley Road were advertised for £35.37 Rate Book research indicates that this place was constructed sometime between 1919 and 1929, there are no rate books available for this period. It first appears in the 1926 PO Directories so it was likely constructed c1925. Certificates of Title information shows this lot was purchased by local builder Harold Norman Oglesby in January 1923.38 He also purchased the adjacent two lots (lot 79 and 81).39 Oglesby was a Subiaco resident who is noted in the local press for undertaking many projects in Subiaco during the 1920s. It was not uncommon for builders to take on small speculative projects within a relatively confined district. It is probable that he oversaw the construction of the three properties at 240, 242 and 244 Hamersley Road.

In February 1924, Oglesby advertised for a carpenter to undertake a ‘fixing job for a property in Hamersley Road near Federal Street’.40 Although not conclusive, this work may have been in readiness for the sale of this property because in March 1924 the property was transferred to chemist, Harry Sandercock living at 240 Hamersley Road.41 The 1925 Electoral Rolls record chemist Harry/Henry Sandercock (c1877-1947) living at this residence with his wife Amelia Patricia Sandercock, nee Burlinson (c1872-1958). The couple married in 1908 and it is possible that Amelia Burlinson was related to the Burlinson family which lived at the corner shop at 230 Hamersley Road. In 1930, the property was transferred to engineer and farmer James Henry Riches (c1865-1936).42 James Henry Riches (c1865-1936) and his wife Matilda Riches (c1864-1948) are likely to have been related to Jack Sims Riches who lived across the road at 247 Hamersley Road during the time they occupied this house. The property remained in the Riches family until at least the 1960s.43 The PO Directories list the following occupants:

The skillion roof addition across the rear was originally clad in corrugated iron and in c1990 an addition was constructed across the rear which replaced the cladding with tiles to match the remainder of the residence. The addition retained and extended the roof line. A new structure was built to adjoin the former shed/garage. Further additions were undertaken in c2016.

Physical Description (based on external inspection only)

Single storey brick and terracotta tile residence with traditional asymmetric planform to the façade. The house is of brick construction with a limestone plinth. The brick is tuckpointed to the lower two-thirds of the elevation and rendered above, the differences in treatment marked by a projecting brick dado. The prominent projecting wing feature contains a boxed bay with four casement windows to the street elevation and a single casement to the return. The windows look like they have been replaced. The canopy above

the window is tiled on timber brackets. The gable feature is enlivened by roughcast render and timber batten detail. The recessed section of the house is accessed via five concrete steps to a concrete verandah deck. The canopy is a skillion form supported on timber posts on masonry piers. The roof to the street elevation comprises a pair of gables, the smaller one over the projecting wing and the larger one over the main section of house. Both have the same roughcast and timber batten detail. A single rendered brick chimney remains extant. The garden is enclosed by low rendered wall with tall piers and palisade style panels. The house is in good condition.

This property was transferred to Subiaco Railway Officer Thomas Christie in March 1924.47 Christie subsequently offered the place for sale the following year. Subiaco: Exceptionally Well Built Tiled Roof Residence, 5 rooms,

vestibule, all conveniences. 242 Hamersley Rd.48 In 1926, the property was transferred to auditor, Albert Edward Jacobs (1873-1934).49 An obituary in the local press for Albert Jacobs on his death in 1934 notes that he was an accountant for a mining company. He was originally from London and had travelled to Australia in 1889 and settled in Western Australia in 1918. He had a wife and two children and the property was transferred to his son in 1934.50 The PO Directories list the following occupants:

Physical Description (based on external inspection only)

Very little of the house can be seen from the street due to the high, impenetrable boundary wall. The limited visual access confirms that the place is a Californian style bungalow, of brick and terracotta tiled construction. The brick has tuckpoint finish to the lower sections of the elevations and rendered upper sections. A large gable extends across the property with roughcast and timber detailing. A corner verandah is located to the south east corner of the façade, the canopy appears to be a continuation of the main roof, supported on timber posts sand masonry columns. The projecting gable is positioned in the centre of the façade with casement windows and a tiled canopy. The house appears to be in fair condition.

Historical Notes and Associations

The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1891. The 15 acres of land between Hamersley Road, Bagot Road, Hensman Road and Federal Streets were designated as Perth Suburban Lots 232a, 233 and 234. The Lots were purchased by the Intercolonial Investment Land and Building Company Limited of NSW in 1891.52 It was a common occurrence for eastern state land developers to purchase large parcels of land for subdivision for the growing population in Perth. However the lots were not always taken up rapidly or developed. In 1898, lots in Hamersley Road were advertised for £35.53 In 1896, lots 82, 83 and 84 (HN244, 246 and 248) were transferred to William Gardiner, a bank manager of Bourke in NSW.54 In 1917, the three lots were transferred to Lucy Middleton of Sydney and in 1919 to Archer Clifton Lushey, a joiner of Lawler Street Subiaco.55 In 1920, this lot was transferred to the War Service Homes Commissioner.56 It is assumed the house was built by the War Service Homes Commission although there are no details of the construction in the readily available

records. It was the usual practice for the War Service Commission to rent out premises to ex-servicemen. The War Service Commission owned the property until 1949 and the Certificate of Title does not contain any details relating to the construction of the residence. Rate Book research indicates that this place was constructed sometime between 1919 and 1929, however there are no rate books available for this period. From the available information this residence was built c1923 and the first occupant was William Henry Garvey (c1867-1949) and his wife Emma Jane (c1870-1957). No records were found relating to any war service by William Garvey and he recorded his occupation as a labourer. In 1944, the property was transferred to Grace Ruth Shand57, who lived next door at 244 Hamersley Road. Emma Garvey continued to live on in the house after the death of William Garvey in 1949, until her death in 1954. The property remained in the Shand family until the mid 1960s.

An aerial photograph of the property in 1964 shows the form and extent of the original residence. In the back yard there were several buildings and structures and what appears to be a garage accessed from the rear laneway. From the early 1980s there have been a series of additions to the rear of the building, the most recent in 2007.

Physical Description (based on external inspection only)

Single storey brick and tile residence in a slightly elevated position. The property presents with a traditional asymmetric planform to the façade, with a dominant projecting gabled wing, a recessed entry feature and a slightly more recessed section of elevation. The lower third of the façade has a tuckpointed finish whilst the remainder of the elevation is roughcast render. The roof is hipped and gabled, tiled with terracotta tiles and adorned with terracotta finials. The sweep of the main hip continues down to create the corner verandah canopy, at a slight break of pitch. This canopy also extends across the face of the gabled section to create a canopy for the window. The verandah canopy is supported on paired timber posts on top of tapered masonry piers. The deck cannot be seen but is likely to be concrete, accessed via five steps. The windows to the gable wing are casements with highlights. Two small windows are positioned in the recessed section of elevation. The entrance arrangement is a typical door, fanlight and sidelight. The details of which could not be seen from the street. The garden is enclosed by a timber picket fence. The house is in good condition.

Historical Notes and Associations

The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1891. From the available information this residence was constructed c1923 as it first appears in the Post Office Directories in that year. The date cannot be confirmed in the Rates Books as there are not rates books for the period 1919-1929. The house numbers in the Post Office Directories are also varied during the 1920s.

The residence remained largely unchanged until c1990 when an addition was constructed to the rear of the building which has retained the tile roof and original roof line at the front of the building. The main residence has not changed significantly since that time although several new structures have been constructed within the back yard.

Single storey brick and tiled residence located on a prominent corner position at the intersection of Hamersley Road and Federal Street. The house originally presented with tuckpoint finish to the lower sections of elevation but this has been rendered or painted over and is now the same colour as the upper levels of elevation.

The house has a hipped and gabled roof, clad in terracotta tiles adorned with terracotta finials and rendered chimney. The gable forms the verandah canopy to the western section of the façade with the overhang of the roof creating the canopy along the western elevation. A separate hip roof forms the canopy to the verandah across the eastern section of the façade. All canopies are supported on tapering masonry columns, clad with roughcast render. The verandah deck could not be seen. The windows are timber framed casements, with a feature window to the south west corner of the façade, which wraps around the front and west elevations. Historical Notes and Associations

The parcel of land of approximately four acres designated as Perth Suburban Lot 232 was purchase by NSW gentleman Issac Singlehurst Ponder in 1885.63 The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1898. Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.64 Portion of Lot 26, the site of this residence, was transferred to Ann Athalia Hoare in 1905. It is probable that the residence was built prior to this as the rate books record that a house had already been built on this lot in 1903 and the owner and occupier is listed as Charles Hoare (carpenter). It is likely that Charles Hoare built the house. It is noted that additional land was added to the portion of lot 26 in 1902 with the sacrifice of land from Federal Street. This suggests the house was built c1902 when the land was secured. This residence and those at HN266 and 268 are on lots that are larger than those of the original subdivision and of the majority of the nearby properties. The 1906 Electoral Rolls record contractor, Charles Edwin Hoare (c1869-1937) and his wife Ann Athalia Hoare (c1873-1957) living at this house.

Physical Description (based on external inspection only)

Single storey brick and iron house with altered finishes and replacement roof. The house is of brick construction, originally with tuckpoint finish with twin rendered bands and a limestone plinth. The brick has been painted but the bands have been retained. The house has a traditional asymmetric planform to the façade, with projecting gable wing being the dominant aspect of the elevation. The projecting wing also contains a full height bay element with a three section window ensemble of timber framed casements and toplights with patterned film or etched glazing. The window sill is rendered with a decorative sill apron below. The recessed section of elevation contains the main entrance which consists of a traditional timber and glazed panelled door, panelled and glazed side lights and fanlights. The roof is hipped and gabled, clad in zincalume with a break of pitch to form the corner verandah canopy. The canopy is supported on timber posts. the deck is timber with replacement timber balustrade. The rendered chimney with twin terracotta honeypot flues remains extant. The house is located on a prominent corner site, with return frontage along Federal Street. Much of the side elevation is obscured from clear view due to the high brick boundary wall but the gable detail is visible and is the same as the front gable. The boundary treatment to the Hamersley Road frontage is a low stone wall with palisade panels. The house is in good condition.

Historical Notes and Associations

The parcel of land of approximately four acres designated as Perth Suburban Lot 232 was purchase by NSW gentleman Issac Singlehurst Ponder in 1885.65 The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1898. Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.66 Lot 27 and portions of lot 26 and 28 were purchased by civil servant, John Duncan Campbell in 1904.67 He married Ruby Jean Stubbs in 1904 and it is proposed that this residence was built shortly after as the Rate Books record him as the owner and occupier in 1905. John Duncan Campbell (c1877-1909) worked at the Royal Mint and sadly died at the age of 32 in 1909.68 This residence and those at HN262 and 268 are on lots that are larger than those of the original subdivision and of the majority of the nearby properties.

By 1910/11, the house was sold and the Rate Books listed Alfred Hayles (civil servant) as the owner/occupant. Alfred Hayles (c1852-1942) was still listed as the owner/occupier in the 1929/30 Rate Books yet his occupation had been changed to salesman. The 1910 Electoral Rolls record four members of the Hayles family living at the house.

Physical Description (based on external inspection only)

Single storey brick and iron dwelling with symmetrical façade and hipped roof. The façade has a tuckpoint finish to the brickwork with twin rendered bands. The side elevations are face brickwork. The symmetrical façade comprises a centrally placed entrance flanked by pairs of timber framed openings. The entrance consists of a timber and glazed panelled door, with timber and glazed panelled flanking side lights and three section fanlight. The paired windows are double hung sashes with security bars and rendered sill which forms part of the lower rendered band. The roof is hipped, clad in zincalume. Both brick and rendered corbelled chimneys remain extant. The bullnose verandah canopy is separate to the main roof, supported on turned timber columns with frieze spanning between the posts. The verandah deck is concrete and is accessed via stones steps. The property is enclosed by a low stone wall, with piers and palisade panel boundary treatment. The house is in good condition.

Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.70 Lot 28 and part of lot 29 which were the site of this future residence were purchased by Sarah Gladden in February 1904.71 In April 1905, it was transferred to Anna Emily May Lay (c1887-1960), the wife of builder Walter Lay (c1867-1953). The 1904 Rates Books record the owner and occupier as Walter Lay which suggests the residence was built during this year before the formal transfer of the property in 1905. According to items in the local newspapers Walter Lay was responsible for the construction of several residences in Subiaco in the 1900s.72

This residence and those at HN262 and 266 are on lots that are larger than those of the original subdivision and of the majority of the nearby properties. They represent one and a half of the original lot sizes. In 1916, the property was transferred to Subiaco Draper, Ernest Ward73 and in 1920, to Harcourt Lawrenson Swaine, Electric Wire Man. Harcourt Swaine (c1884-1931) married Daisy Bamford in 1926. Sadly, Harcourt Swaine died in 1931 leaving Daisy with a three year old daughter.74 She remained at the property until c1935 when the property was transferred to the War Services Commission.75 The property was subsequently leased to ex-servicemen. The PO Directories listed the following occupants:

building from c1970 onwards. The roof line has been significantly altered from the ridge line towards the rear to accommodate these changes. A new residence was constructed in the rear of the lot in c1990 and a strata plan for the property was created in 2009.

Physical Description (based on external inspection only)

Traditional single storey brick and iron house of asymmetric planform to the façade. The house originally presented with a tuckpoint finish to the brickwork but this has subsequently been painted over which impacts on the authenticity and presentation of the place. The place is of traditional asymmetric planform with prominent gabled wing and recessed section of elevation. The gable has a roughcast render and timber detail. The window contains three or four casements with planting obscuring the exact form of the window arrangement. Each casement has a toplight and is protected by a skillion window canopy. The recessed section contains the entrance and a pair of 1-over-1 timber framed sash windows. The door could not be clearly seen but it is expected to contain a timber and glass panelled door, sidelights and fanlight. The roof is predominantly hipped in form with gablet detail and a gable to the wing. Each gable detail contains a timber finial. Two corbelled brick chimneys extend to the east and west planes of the roof. The verandah canopy is a separate bullnose canopy supported on turned timber posts with timber frieze between the posts. The deck is concrete. A separate carport has been constructed to the west of the property, utilising similar design details as the main house. The garden is enclosed by a timber picket fence and brick retaining wall. The house is in good condition.

Historical Notes and Associations

The parcel of land of approximately four acres designated as Perth Suburban Lot 232 was purchase by NSW gentleman Issac Singlehurst Ponder in 1885.76 The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1898. Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.77 This lot was transferred to William Charles Trowse in 1912.78 In 1924, it was transferred to William Henry Ennis, a builder of Subiaco and in the following year to Subiaco builder, Harold Norman Oglesby.79 These transactions demonstrate how many local builders participated in small speculative projects in their area. It is known that Oglesby had built one other residence in this street (HN240) and possibly others. From the available records it is proposed that this residence was constructed in 1925 as it is first evident in the Post Office Directories in 1926. The property was transferred to bank official Norman Wilfred Broun in April 192580 and he and his wife Lillian Henrietta Broun lived there until 1927. The previous year they had been living at 205 Hamersley Road.

The property was transferred to printer and bookbinder, Thomas Forrester Christie in 1927 and he lived there until death in 1929.81 (Interestingly, Thomas Christie had lived at 242 Hamersley Road in 1926.) The property was transferred to Mary Squire Stuart in 1929 and she retained ownership until 1935 when it was transferred to Flora Lyndsay Langford. On her death in 1946 the property remained with the Langford family. The PO Directories entries confirm these changes of ownership.

extended in 2004. This extension included a second storey addition and a major new structure in the back yard.

Physical Description (based on external inspection only)

Single storey brick and terracotta tile residence of traditional asymmetric planform. The house originally presented with brick to the lower section of the elevations and roughcast render to the upper section. The tuckpointed brickwork has been painted over in the same colour as the render removing a key feature of the style. Typical of the Californian bungalow style, the house presents with a staggered pair of gables to the street facing elevation. The gable to the projecting winged element is roughcast with a vent whereas the main gable is clad with fibre cement sheeting and battens. The roof is clad with terracotta tiles with terracotta finials. The original chimney appers to have been removed as part of the rear addition works. A separate skillion canopy forms the verandah canopy, supported on timber posts on top of masonry balustrade and piers. The deck of the verandah cannot be seen. The windows to the bay consist of a three-section timber framed casement with integral multi-paned highlight. The entrance is located in the recessed section of elevation consisting of timber door with glazed panel to the top section of the door, flanked by small high level windows. The property has a low stone, pier and palisade panel boundary treatment. The place is in good condition.

Historical Notes and Associations

The parcel of land of approximately four acres designated as Perth Suburban Lot 232 was purchase by NSW gentleman Issac Singlehurst Ponder in 1885.82 The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1898. Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.83 In 1925, this lot and lot 32 (HN274) was acquired by Robert Percival Saunier a builder living in Subiaco and he retained the property until November 1925.84 It seems likely that he built the two residences, 272 and 274 as investment projects and sold them. The design and position of the two residences on the lots are very similar. Post Office Directory research supports the conclusion that the place was constructed in 1925 as it was first recorded in 1926. In March 1926, this lot it was transferred to Samuel Herbert Levy (c1872-1934). Samuel Levy was recorded in the Post Office Directories and Electoral Rolls as a manager. Following his death in 1934 other members of the Levy family lived at the residence.

Much of the façade is obscured by dense planting but the place is of brick construction with tuckpoint finish to the majority of the façade and roughcast render to the gabled element. An expansive gable extends across the full width of the house with a separate hipped verandah canopy wrapping around the south west corner verandah and extending across the bay to form the canopy for the main window. The canopy is supported on timber posts. Finer detail of the verandah cannot be seen. The windows are timber framed casements, with integral highlight panes to each casement.

Contributory Significance

Considerable Contribution to the heritage values of the area. The presentation of the house demonstrates a high level of authenticity, retaining the majority of its original fabric and detailing, clearly illustrating the design intent of the place.

Historical Notes and Associations

The parcel of land of approximately four acres designated as Perth Suburban Lot 232 was purchase by NSW gentleman Issac Singlehurst Ponder in 1885.85 The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1898. Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.86

In 1925, this lot and lot 31 (HN272) was acquired by Robert Percival Saunier a builder living in Subiaco and he retained the property until November 1925.87 It seems likely that he built the two residences, 272 and 274 as investment projects and sold them. The design and position of the two residences on the lots are very similar. Post Office Directory research supports the conclusion that the place was constructed in 1925 as it first recorded in 1926. This lot was transferred to Vincent Moyle a bank clerk, in May 1926.88 Occupants of the residence after Vincent and Mary Ann Moyle are recorded in the Post Office Directories.

Its similarity to the adjacent property at HN272 is apparent. A large addition was constructed throughout 2014 which doubled the size of the original residence. The roof line was retained and the form and extent of the building has not changed since then.

Physical Description (based on external inspection only)

Single storey brick and terracotta tile Californian style bungalow. The brickwork to the lower two-thirds of the elevation is finished with tuckpointing and rendered band at sill level. The upper section of the elevation and gable is finished with roughcast render.

The roof is a wide gable extending over the full width of the house, extending down to provide the canopy to the corner verandah. The canopy is supported on timber posts on top of a masonry pier and balustrade. A tiled canopy projects over the main front window. The rendered brick chimney remains extant to the west plane of the roof. The roof is further adorned with terracotta finials. There is an asymmetric planform to the façade but due to dense planting, the full extent of the building form cannot be seen. The windows are timber framed casements with integral multi-paned top lights to each. The sill is a splayed edged concrete sill on top of a stone panel. The main entrance is located in the recessed section of the elevation to the eastern side of the façade. Full details of the entrance could not be seen. The garden is enclosed by timber picket fence and hedging. The house is in good condition.

Considerable Contribution to the heritage values of the area. The property presents in a largely intact manner with a high degree of authenticity. The roofing material has been replaced but this has little impact on the presentation of the place.

Historical Notes and Associations

Lieutenant Chalmers lived at the place until 1916. Alice Chalmers died in 1910 aged 42, apparently after a long illness.94 In January 1917, the property was transferred to Arthur Warren, a police constable of York who appears to have rented the property until he occupied it in the 1930s. In 1940, the two lots were transferred to Clarice Muriel Hughes. In 1947, the two lots were split onto two Certificates of Title and it is probably shortly after that when the property on lot 34 (HN282) was built. The PO Directories list the following occupants:

Physical Description (based on external inspection only)

Single storey brick and iron residence. The house has a hipped roof with retained rendered corbelled chimneys and a separate bullnose verandah canopy, supported on turned timber posts. The deck is timber. The brick elevation has a tuckpoint finish and rendered band approximately one third of the way up the elevation. Not all the façade can be seen due to the garden planting. Visible elements include full height sash windows to the east of the entrance and simple entrance with timber panelled and glazed door with fanlight. No other details can be seen. The garden is enclosed by timber picket fence. The house appears to be in good condition.
