Excitement at years first house auctionHEREFORD estate agency and auctioneer Andrew Morris recently held its first auction of the year and the first property auction of the year for Hereford. The auction room was packed with over 50 people ready to bid on the two to three-bedroomed semi-detached town villa house along Breinton Road, dating back to 1864, which came with a guide price of 120,000. The bids came in fast for auctioneer Andrew Morris with two bidders fighting it out but the lot was sold at 131,000 to two brothers from

Sale of Old MastersJOHN Goodwins latest sale at the Pavilion Room, Ledbury, consisted mainly of Old Master paintings dating from as early as the 16th century. The sale attracted dealers and collectors from various parts of the country some of whom stayed locally over night following the viewing to get the best seats in the sale room. The pictures were offered simultaneously via the internet with live internet bidding. While a number of the dealers walked away from the sale room with one or two paintings the vast majority of the pictures sold to internet bidders. Many of the registered internet bidders were from continental Europe. Bids were also received from buyers in America, Greece and Malta including many well known international dealers. With modest estimates and expectations competitive bidding resulted in some exceptional results with top price going to an oil on canvas still life flowers and fruit at 4,600 closely followed by an unframed oil on canvas depicting a river scene thought to be Dresden at 4,200 and another unframed oil on canvas this time of a river scene with knights and in the style of Goya which achieved 3600. This was the second catalogued sale of old masters and other good quality paintings offered by John Goodwin over the last few months and further similar sales are planned Above: Detail from an unframed oil, thought to be by Dresden, sold for 4,200.

Moreton-on-Lugg who plan to renovate the property for themselves. Andrew Morris said: It was an exciting afternoon in the auction room and great that so many people attended which shows the appetite there still is in Hereford for properties with a lot of potential. Sales at auction are very effective ways of purchasing in terms of time and money. Im pleased that the purchasers stuck to their guns to get the property and are going to renovate Above: The Phillips brothers, new owners of 6 Breinton Road, with to make a dream home auctioneer Andrew Morris for themselves.

Part exchange deal

Couples home dream came true by chanceFOR many, losing out on their dream home can be heartbreaking, but for one couple it turned out to be a blessing in disguise with the help of Taylor Wimpey Midlands part exchange scheme. After deciding to move from Powys in Wales to the beautiful Herefordshire countryside, Val and Andy Squibb had set their heart on a four bedroom home at the house builders Shobdon Oaks development in Shobdon but were pipped at the post by another buyer. Andy said: As Val is retired, I wanted to return to the job market and as we had no other family members to consider, we could look for a new home anywhere in the country. We knew we wanted a new build property in an area with good road connections and amenities; so when Val saw Shobdon Oaks on the Taylor Wimpey website we wasted no time in driving down to look at it. We immediately knew Shobdon Oaks was the place for us. It has a charming rural feeling, set amongst beautiful countryside, but isnt too remote for local shops and pubs. They fell in love with a fourbedroomed President on the development but no sooner had they chosen it, it was snapped up by a cash buyer. We were really upset when we lost out on the President, but Taylor Wimpeys sales negotiator Jaki Poole was great and talked us through all of our options, added Andy. Given the difficulty of selling our house in Wales, Jaki suggested part exchange as a possible solution, introducing us to the companys part exchange manager Julie

Your space in town8 Church Street, Leominster, Herefordshire Agent: Jonathan Wright Offers: 259,950 Call: 01568 616666 THIS spacious four-bedroomed 1930s town house is within a few moments of not only Leominsters main shopping centre but also the Priory Church and the Grange parkland and playing fields. In brief the property comprises a reception hall, a lounge with a chimney breast housing a living flameeffect gas fire, a dining room a feature stone fireplace, a cloakroom, and also the well fitted kitchen with plenty of room for appliances. There is a purpose-built larder unit with pull-out drawers for convenience. The first floor accommodation consists of two bedrooms and a bathroom. On the second floor are a further two bedrooms. Outside to the rear, the enclosed gardens have access from the dining room, kitchen and through a wrought iron gate to the side of the house. The south facing garden is covered with flagstones and has raised floral beds and a garden shed with lighting and power. A garage is situated at the rear of the garden and has a metal up-andover door, power, lighting and a door to the side with a retractable ladder leading to useful storage space. It is also possible to park one vehicle in front of the garage without obstructing any of the neighbouring properties in this small but select courtyard.

Zivkovic, who managed the process. Taylor Wimpey became our cash buyer and by using the scheme we were actually able to buy a larger house. The layout of our new home is perfect. We have plenty of space for friends and family to visit and still have room for a home gym. Val and Andy are now settled in their five-bedroomed Frampton style property and are enjoying the peace and tranquillity of the Herefordshire countryside. Val said: We would definitely recommend the part exchange scheme. Taylor Wimpey has been fantastic throughout the whole process, taking away the stress by helping us move from house to home and enabling us to buy a bigger property than we were ever expecting to. Anne Wallace, regional sales

and marketing director for Taylor Wimpey Midlands, said: We think its wonderful that even though Val and Andy missed out on the house they had originally wanted, we were able to help them move into a larger house that they love even more. Part exchange is fantastic for people who really want to move but are struggling to sell their current home. If you think the scheme sounds right for you, pay us a visit and talk to our experienced sales team. Under the scheme, subject to terms and conditions, Taylor Wimpey will buy your current home at an agreed price so you dont have to worry about paying any estate agents fees. home.
