Ireceived an email fromone of my readers,Gordon, who asked

how to best protect ahome from burglary usingfeng shui. He shared thatin the past three months,163 burglaries of homesand cars had occurredwithin a two-mile radiusin his neighborhood. So, let’s look at how one

can energetically protect ahome from unwantedintruders.

Ultimate BalanceAlthough much of

feng shui is aboutcreating a “welcom-ing” feel andincreased ener-gy flow intoyour home, itis importantto diminishvulnerability byensuring that yourhome is not too open ener-

getically. You must strike abalance between beingwelcoming and being toovulnerable.

Stand back and take anew lookStart at the entrance by

circling your home andobjectively analyzing it interms of welcoming ver-sus vulnerable spaces.Take note of where youwant to make some

changes to

“protect” the interior viewfrom unwanted eyes. Howmuch can you see of theinterior of the home? Doesyour door have a windowthat allows you to see in?Can you peek in and seethings of value? Are yourwindows missing shadesor have curtains withholes in them? Does yoursliding glass door have aview to the interior ofyour home? Could apply-ing frosted film be a sim-ple solution?

Think “teenagedaughter”To help you

understand theenergetic concept

behind being welcom-ing and being too vul-nerable, imagine thatyou have a teenage

daughter who is going outon her first date. Youwould likely pay attention

to what she wears becauseher choice of clothing willmake her either discreetlyappealing or vulnerable tounwanted advances. Similarly, when your

home is too enticing or tooopen, it could be an invita-tion to burglars. It is

important that your homeis welcoming, but appro-priately discreet. Whenyou take steps to createbalance between “wel-coming” and “vulnerable”energy, your home will

send out the right signal.

Remodeling in high-rise buildings issimilar to the

remodeling of a singlefamily residence exceptfor the building restric-tions. Hawaii’s InteriorDesign Center special-izes in high-rise unitremodels and construc-tion.

The company has beenworking successfullywith numerous associa-tions for years, and has akeen understanding oftime lines, space restric-

tions and maximizationsof existing areas to bene-fit your living environ-ment. A team of skilledworkers comprehendsthe specific rules andregulations of the build-ing associations andadheres to the strictguidelines relating towork times, elevators, noise and disposal ofmaterials.

Remodels in high-risebuildings are typically alittle slower and cost alittle more simply

because of the rules acontractor must follow.Hawaii’s Interior DesignCenter can help to mini-mize time and cost and atthe same time maximizeresults in any area ofyour high-rise unit.Brighten up your bath-room, open up yourkitchen, update your bed-rooms and improve yourover all living space!

“We have been doingthis for years. We canlook at high-rise jobs andpredict most of the road-

blocks,” said CEO ChrisBrenna.  In predictingroad blocks, employeeswork hard to avoid hittingthem, thus saving home-owners time and money.

So the good news isthat even though youhave to be concernedwith the rules and regu-lations of your high-riseassociation, through a

knowledgeable contrac-tor and a professionalteam, fundamentaldesign applications andthe desired end resultcan almost always beaccomplished. Hawaii’sInterior Design Centerwill work hard as part ofyour team working withassociations to betteryour home in a timely,

considerate and cost-effective manner.

Are you tired of yourtable? Is your dress-er looking drab?

Don’t worry — it’s easy toupdate your current furni-ture with a coat of paint andhave it looking fabulous inno time.

In fact, homeowners canfind inspiration to updatetheir home by visiting avariety of websites, includ-ing www.transformyourhometoday.com orwww.ultimatesprayprotection.com. Both offer step-by-step project directions, such as this unique tableand chairs project.

Materials needed: tableand chairs, Krylon Dualpaint and primer spraypaint in two complementa-

ry colors (example: RegalBlue and Khaki), a screw-driver, painter’s tape and adrop cloth.

Instructions:• Set up a well-ventilated

spray area by covering a flatwork surface and the floorwith a drop cloth.

• Disassemble the tabletop and chair bases fromthe legs and then clean allsurfaces.

• Cover or fill screwholes with small pieces oftape so that paint does notclog the holes.

• To paint the table top, turn it upside down andfirst paint the bottom sur-face.

• Once it’s dry, turn the

table top right side up andelevate it by 2 to 3 inches toensure coverage of theedges.

• When painting thechairs, begin by invertingthem and painting the bot-tom sides first. Be sure topaint from every side sothat you don’t miss any sur-face. Allow to dry com-pletely, turn right side upand finish painting fromeach side.

• To paint the base ofthe table, spray one side

at a time, allowing it todry in between.

• Finally, closely inspecteach piece before youreassemble to make surethat the surfaces are fullycovered.

In a short time, and withminimal investment, youcan create a table andchairs that look like new.For more information onother projects or productsfrom Krylon, visitwww.projectsinacan.com.

EnergyPro Hawaii recentlyhad the honor of workingwith the Military Police

Hawaii Memorial Association toinstall a photovoltaic system thatpowers the lighting for a newmemorial. The memorial recog-nizes and pays tribute to those fall-en Soldiers who served under the8th MP Brigade at SchofieldBarracks, in support of OperationIraqi Freedom and OperationEnduring Freedom in the fightagainst global terrorism. The memorial is located in front

of the MP Brigade headquartersbuilding at Schofield Barracks, onan open grass area facing north, and is surrounded by a raisedplanting bed and landscaping. Thememorial itself consists of a life-size Battle Cross statue raised on apedestal overlooking a polishedgranite block, and inscribed withfallen warriors’ names. The statueand blocks are surrounded by tiplants, one for every warrior lost, and are a symbol of protection. It became obvious that a creative

solution was going to be necessaryin order to supply electricity forthe memorial lighting, because thememorial was not close to any

power supply. It would have beenextremely expensive to bring anelectrical supply to the monumentusing traditional wiring. EnergyProHawaii installed four solar photo-voltaic panels on a gazebo roof, which were connected to batteriesthat are concealed in the flooringof the gazebo. The batteries arecharged during the day and areused to power the energy-efficientLED lights, supplied by DiamondHead Sprinkler and installed byTakenaka Landscaping, after dark. This allowed the memorial to belighted with no connection to theelectrical grid and at no additionalcost. The energy-efficient LEDlights are powerful and able toremain on for long periods of time. Now the memorial looks beautifulat night, with proper illumination. If you would like to contribute to

the memorial effort, you maydonate by contacting treasurerSusana Peterson atSusana.pizano@us. army.mil or at655-3019. Donations in excess of$200 will receive special contribu-tor recognition on the engravedstones surrounding the memorial. If you have your own memorial

that needs a creative solution for

lighting power, or if you are inter-ested in a solar hot water system, asolar electric system or even asolar attic fan, call EnergyProHawaii today at 596-2890 for moreinformation or for a free energyconsultation. Or, simply visit thewebsite, Energyprohawaii.com.

Since purchasing ahome is typically thelargest purchase and

among the most importantfinancial decisions a familymakes, tax benefits helpoffset some of the cost ofhomeownership. Just how

do tax benefits reduce thecost of homeownership forindividual homeownersand homebuyers for cer-tain mortgage amounts andincome levels?Three major tax benefits

for homeowners include:deductibility of mortgageinterest, deductibility of

real estate taxes, and thecapital gain tax exclusionfor principal residences.Taken together, these bene-fits significantly reduce thecost of homeownership. Each represents a signifi-cant provision of law.According to theCongressional Joint

Committee on Taxation, forfiscal year 2008 the taxexpenditure (approximate-ly the size of the program interms of tax savings) of themortgage interest deduc-tion totals $67 billion, thereal estate tax deductionequals $24.6 billion, and thecapital gain exclusion addsup to $16.8 billion. The largest benefit for

most homebuyers is theability to deduct homemortgage interest. The taxcode permits homeownerswho itemize their federalincome tax deductions toreduce their taxableincome by the annualamount of mortgage inter-est paid on a first (and sec-

ond) home, up to $1 millionin total home mortgagedebt. Further, taxpayersmay deduct interest alloca-ble up to $100,000 of homeequity loans. For the pur-pose of the AlternativeMinimum Tax (AMT), tax-payers may deduct non-home equity loan interestfrom AMT taxable incomeas well. Itemizing home-owners may also deductstate and local real estatetaxes paid on an owner-occupied home.Taxpayers may exclude

from capital gains taxationthe proceeds from the saleof a principal residence andare limited in the amountof gains that may be

excluded from tax:$500,000 of gain for mar-ried homeowners and$250,000 for single home-owners. Recent changes intax law reduce these maxi-mum exclusion amountsproportionally for theamount of time the home isactually used as a principalresidence. Periods of own-ership prior to Jan. 1, 2009are treated as periods ofprincipal residence useunder a grandfathering ruleincluded in the law.

Hot weather is hereand hotter weatheris on the way, so it’s

time to start thinking airconditioning.

“It doesn’t make sense toswelter through humid, windless weather when anefficient air conditioningsystem can keep you cooland comfortable for pen-nies a day,” said AireConditioner Shoppe ownerNeil Wiedemann. “And thehigher the SEER (SeasonalEnergy Efficient Ratio), themore you save on electric.”

The operative word is“efficient.” Old or malfunc-tioning air conditioningsystems are energy hogsthat don’t do the job effec-tively and run up your elec-tricity bills. Air condition-ing systems available fromthe Aire ConditionerShoppe are the newestmodels that incorporate thelatest technologicaladvances. They are unob-trusive and virtually silent.

Wiedemann, who hasbeen in the air conditioningbusiness since 1979, sells

and installs split ductlesssystems on Oahu, as well asportable air conditioners. He also sells the less expen-sive window units that are

often the choice for apart-ments, condos and houses. He guarantees the lowestprices for any product hesells with installation of thesame equipment.

For 10 years running, infact, Fujitsu has named him“Dealer of the Year.”

“About five years ago, theinverter compressor wasdeveloped, a component ofthe condenser, which is

installed outside the homeand connects to the air han-dler unit inside the home,”Wiedemann said. “Thenlast year another advancewas made in the technolo-gy, making it possible tocool up to eight separaterooms in the house with thesame condenser connectedto eight separate air han-dlers, all of which can be

Edith, asked me what kindof feng shui items shecould use in herhome for protec-tion. Sometimesplacing items in andaround the homecan add a tangiblesource of helpfulvisual support.

Bagua mirror The bagua mirror,

a popular symbol infeng shui, is round andencased in a hexagonalframe. It is usually placedabove the main entrance facing out towelcome harmony into the home whileblocking out “negative” energy. You canpurchase bagua mirrors in Chinatown, online and in all feng shui stores.

Protective animalsAnimal statues and imagery can be

used to provide protection and peace ofmind.

For example, bat symbols, figurines,or pictures can be used to energeticallydeter “negative” energy while dragonsat the front entrance can be used toboost energetic protection to your homeand family. When placed inside yourhome facing the entrance, lions, owls, tigers, rhinos and elephants can provideprotection from violence and burglary.

Fu Dogs are another protective sym-bol (a combination of lion and

dragon). They come in pairsand can be placed facing

out near your frontdoor or your gate.

The male should beon the left and thefemale on the rightas you look outfrom inside.

How to viewprotection

The desire forprotection should

not come from fear, but from the basic

understanding that a widevariety of energies surround

us, and some are better leftoutside of our own energy field.

One of the interesting characteristics of any wood species is itsphotosensitivity, i.e., how much its colors changes with exposureto light. New wood flooring is virgin wood, right from the middleof the tree. With some woods, such as Cumaru and SantosMahogany, WYSIWYG, right out of the box. Brazilian Cherry andTigerwood, on the other hand, undergo very dramatic changeswhen exposed to ordinary light in your home. Most woods reachfull maturity in about three months and then the process stops.Be sure to view a mature color sample when selecting your woodflooring. Aloha, Shirley

Ahome is meant tobe a calm retreatfrom chaos.

Drawing from eighth-cen-tury design inspiration, shoji screens are slidingwood panels that incorpo-rate rice paper stretchedover the frame. For many years, JamesTanaka’s home in SaltLake has been “family

gathering” central. With adual need to be close to hismother, as well as provideher with privacy, Tanakaand his wife decided to adda separate living and loftarea to their home. Aftermeeting with several con-struction companies, theTanakas attended GrahamBuilders’ free monthly“Building Your Home forLife” seminar in February2010 and selected the locallyowned company to buildtheir multi-generationhome.“We just got a sense from

the people at GrahamBuilders that this was a solidteam effort, and everyoneseemed very knowledgeablein all areas,” said Tanaka.“As you often hear horrorstories of contractors notfulfilling their purpose, orcosts spiraling out of con-trol, our biggest concernwas trust. A sense of trust iswhat I walked away with.”“The Tanakas had a clear

vision and researched whatthey wanted done prior toour initial meeting withthem,” said Evan Fujimoto, president of GrahamBuilders. “They were alsoheavily involved in allaspects of the project from

design through construc-tion, which resulted in anamazing contemporary-styled space — somethingyou wouldn’t expect to findtucked away in the backyard.”

With the Tanakas’ desireto provide Mom with herindependence while stillbeing in close proximity,Graham Builders designedand built an addition off theexisting bedroom — newliving area, bath, galleykitchen and a second-storyloft that looks down onto allthree areas. The construc-tion also included renovat-ing the bedrooms that werenot in use for the Tanakafamily.“We got what we envi-

sioned with the finishedproject,” said James Tanaka.

“As with any project, thingswill go awry, and fitting theelements together is not aperfect science, thus youneed someone that canwork through the issues, and remain on the job untilthe very end. GrahamBuilders was that companyfor us. We recommendGraham Builders to every-one, and will use them againfor future home construc-tion projects.”For more than 20 years

they’ve been burglarized,” said CCIpresident Luis Larcina. “They’re terri-fied that whoever did it might comeback. While most have insurance toreplace stolen items, there is no priceon personal safety and peace of mind.” One item that CCI offers for cus-

tomer peace of mind is its fire egresswindow, which easily swings out likea door, allowing homeowners to easi-ly escape in an emergency. “The existing status quo tells us

that Grandma or Junior has to breakthe glass of the jalousie window andthen jump out onto the broken glass. That is absolutely ridiculous,” saidLarcina. “That's why CCI was thefirst to invent the egress. Anybodythat doesn't install them is sitting on atime bomb.” Additionally, CCI's fireegress window meets or exceeds allHawaii fire codes, and has been com-mended by the city BuildingDepartment for its ease and efficien-cy.

Even the win-dow air conditioning units, which are gen-erally what you see in older apartmentbuildings or townhomes, have been exten-sively improved both in efficiency andappearance. However, the tenant and/orowner needs to obtain permission fromthe management company and/or apart-ment owners association to install anytype of air conditioning. The Aire Conditioner Shoppe offers

The concept ofaging in place —adapting one’s

home to better fit chang-ing physical abilities — ismore relevant than ever.Simple and proactiveupdates in key areas, suchas the kitchen and bath, can offer extra assistanceto stay safe and independ-ent at home.Stepping over a bathtub

wall can be a risk for any-one with mobility issues.Although showers caneliminate the step-overrisk, the threat of slippingand falling remains. For ageneration who grew uptaking baths, continuing toenjoy that comfort andexperience is important.Much to consumers’ frus-tration, the institutionalnature of walk-in tubsrequired bathers to giveup aesthetics, sacrifice thecomfort of a loungingposition, and lose theindulgent experience ofwhirlpool jets and other

hydrotherapy options.The Kohler Elevance

Rising Wall bath offers asafe and stylish solution. With the comfort of tradi-tional bathing and securityof a step-in tub, bathersenter when the wall is low-ered and raise the wall with

minimal effort (less than 5pounds of force). Theoptional BubbleMassageoffers a more relaxing soak, and built-in grab bars pro-vide extra stability and sup-port. After the bath, the tubdrains in less than two min-utes.

How can you be surethe painting con-tractor you are hir-

ing will produce the kindof quality work youexpect? “Take the time togo out and look at complet-ed jobs and talk to theirprevious clients,” said TedWexler, president of IslandBudget Painting. “Ofcourse, the first thing you

should do is check creden-tials. It’s unwise to hireanyone who isn’t licensedand insured. A fall from aladder could cost a homeor business owner big timeshould the worker beinjured. I would venture tosay that insurance cover-age is more importanttoday than ever before andabsolutely essential if you

handle commercial jobs orprovide services to proper-ty managers, as we do.”Wexler, who has been in

the painting business formore than 30 years, said heis always willing to set anappointment to take a newclient to any of the numer-ous homes, condos andcommercial buildings heand his crew have com-pleted throughout Oahu.Island Budget Painting

clients include builders, designers, architects andhomeowners associationsrequiring ongoing mainte-nance, as well as individualhomeowners. Realtorsupgrading a home toenhance its saleability alsocall on Wexler, often withtight deadlines to meet.“If someone prefers to

go out independently andcheck our work, I generallyrefer them to the Tesoro

service stations — Tesorohas been one of our goodclients for many years. Or,if they tell me what neigh-borhood they live in,chances are I will be ableto come up with theaddress of a house wepainted there. If they wantpersonal referrals, I cansupply those, too.”In cases where a home-

owner is ready for a newcolor scheme, Wexler canprovide advice on colorselection and assist in mak-ing choices, includingmatching existing colors orfurnishings. There also aretechnical factors to consid-er, such as the best prod-ucts to use for exteriorapplications, taking intoaccount weather condi-tions in the area.Island Budget Painting is

experienced at workingwith difficult jobsites that

may require scaffoldingand operating within theparameters set by condo-miniums affecting access, parking, and times thatwork can be performed.Island Budget Painting alsoprovides concrete repair, often called for in commer-cial contracts involvingolder buildings that arebeing restored or convert-ed for new uses.“People tend to assume

that because your compa-ny handles big projects, you won’t be available forthe smaller jobs,” Wexlersaid. “That just isn’t thecase with Island BudgetPainting. Working with alarge, experienced contrac-tor does not have to costmore, because we knowexactly how to proceedand have all the latestequipment. The fact thatwe can complete jobsquickly and efficientlymeans lower cost and lessinconvenience to theclient. A novice painter cantake twice as long becauseof lack of experience andthe latest technology, andthe cost in terms of timewill be passed along to theclient.“If existing surfaces have

to be properly prepared inorder to prevent crackingor peeling down the road,we will so advise the client. We have been called onnumerous times to handle ajob that involved removingpeeling or cracking paintbecause of the shoddy workof a previous painter Whenpaint or stains are properlyapplied they will outlast apoorly executed job everytime and save the clientmoney in the long run.“When we quote a price,

we explain exactly what itwill take to do a perfectjob, meaning one that willbe right the first time,”Wexler said.
