Construction by Icon is ahead of schedule with settlement expected Nov/Dec 2012. The concrete structure is complete, plumbing rough has commenced, electrical rough is progressing well, carpark block work and lighting installation has commenced, apartment wall frame installation is progressing and the insulation to carpark slabs has commenced.

L.U. Simon has cleared the site and completed the basement retention and piling. One of two cranes has been installed. Excavation is around 50% complete. Completion is expected early 2014.

Construction of Haven is due to commence in the second half of this year, with completion expected mid-2014.

Construction is on track at Fifty Albert, and is expected to be completed mid-2013. The slab and supporting columns are complete to level 3, liftcore and stairwell complete to level 6, substation construction is 90% complete and lighting installation to basement has commenced. Over the next month Hickory will complete the carpark levels structure, commence the residential levels and progress with electrical, plumbing and essential services installation.

Andy Dinan (MARS Gallery Director and Hamton’s Art Curator on the Lifestyle Team) has helped us appoint three artists whose work will feature at the entrance of Fifty Albert in South Melbourne. We are pleased to announce that James Hullick’s sound seat will be located at Fifty Albert’s entrance, Jeremy Kibel’s bird drawings will greet you as

you enter Fifty Albert and Emma Davies’ cherry blossom chandelier will hang in the lobby. Their artwork will provide a lifetime of inspiration for the residents and wider community. Building on from the residents’ bike hire at Society South Yarra, it is proposed that Eden and Haven will include an outdoor adventure hire store located on Acacia Place, the new public walkway between Eden and Haven connecting Victoria St and the Yarra River.

2011 overview2011 has been declared by experts a tough year in property due to a flat market, increasing volatility in the world economy and low auction clearance rates. Quality properties in Melbourne held their own, and Hamton sold 300 apartments throughout 2011. Properties within two to 10 kilometres of the Melbourne CBD with high quality designs and unique features still capture buyers interest. With two interest rate cuts at the end of the year, consumer confidence increased. Bayside, Eastern and South Eastern suburbs performed very well throughout 2011, and are expected to do so throughout 2012.

2012 projectionAccording to Buyer’s advocate Peter Rogozik in the Sydney Morning Herald, 2012 presents investors with a final opportunity to enter the market before a substantial price increase within a short time, as experienced in 2009. With rental yields continuing to grow, and further interest rate cuts predicted, the attractiveness of purchasing a property, either to get out of the rental market or as an investment, is on the rise. When the cost of repayments start to align more closely with rent payments, current tenants are likely to look at making the leap into home ownership. The Australian mining boom, coupled with renewed buyer confidence will assist the continued prospect of strong economic growth in Australia. Median house prices are forecast to rise by three to five percent during 2012 [Source: Property Observer, Dec 2011]. We look forward to the year ahead, and seek to continue the momentum and success from 2011.
