Community Land Trustcommunity-based membership organizations whose missions include permanent stewardship of land for community benefit and perpetual preservation of the affordability of housing on that land.
The CLT operates within the physical boundaries of a targeted locality. The CLT is led, and accountable, by the residents of this area.
The CLT buys and maintains the land and primes it for future development, whatever that may entail. The CLT acquires the land and affordability gap subsidies through private and public donations, grants, and loans.
The CLT contracts with the resident intoa 99-year renewable leasehold of theland. This protects the residents equity while enforcing the CLTs interests in preserving the appropriate use and continuing affordability of any use or building on that parcel.
The ground lease requires owner-occupancy and responsibleuse of the land. The CLT continues tohave an interest in how the land is used, and if the development begins to falter, the CLT can step in to provide solutions.

This Transit HUB, located in Charleston, SC, is a connection of separated twins that have been influ-enced and formed by their half of the site. The of-fice section is a closed, private mass that turns its back on the open, public retail block. The HUB was a quarter long project that resulted in a digital and physical model. The digital portion was created in revit with massing imports from rhino and sketchup. Many physical study models were produced, the first (bottom left) studied program massing dis-tribution with wood blocks on wood plates. The final model (middle left) was constructed from acrylic plexi-glass and fabric for material qualities.
