Sale prices were less. But Gunn has virtually the same infrastructure, — such as lakes, parks and walkways as Durack boasts and it’s easy to make the walk to the city centre. With Palmerston start- ing to suffer from sub- urban sprawl, Gunn is a suburb that is going to in- crease in desirability. DARWIN Millner is often men- tioned in the sleeper sub- urbs published by inter- state property gurus and this is still the case. Nightcliff is financially unachievable for a lot of buyers and the average ex-Housing Commission type ground-level house in the neighbouring sub- urb of Rapid Creek is get- ting up to and over the $600,000 mark. That is driven by mo- tivated parents who want their kids to attend the prestigious Essington School at Rapid Creek. This is forcing families with the same ambition for their kids to look to Millner as a home base that is more affordable and still close enough for the kids to commute to and from Essington. You can still buy reasonably priced homes in this area from mid- $400s to mid-$500s. HOUSES THAT SELL BEST Houses that are market ready and have had main- tenance and updates car- ried out will outsell the ‘‘renovator’s special’’ every time. People are busy just getting on with their lives and their leisure time is precious, so the less they have to do to the new house when they move in, the more attractive it is to the market place. New kitchens and bathrooms will always attract Mum and an easy maintenance, finished garden will win over Dad. Improvements such as a fresh coat of paint, split- system airconditoners throughout, wardrobes in the bedrooms and good fencing are things that buyers rate highly. PREDICTIONS Darwin is the best place in Australia for real es- tate for the foreseeable fu- ture and Australia is the best-placed country in the world to ride out what looks to be the likely tur- moil of the euro crisis. There should be a steady appreciation in Darwin as the local econ- omy is strengthened by developments coming in the oil and gas industry and the need to focus on the north of Australia from a humanitarian and defence perspective. There is a chance of fur- ther interest rate cuts in the coming months, but the banks may not want to pass these on to mort- gage holders. The only black spot for the future of the real es- tate sector is if the strug- gling European coun- tries, such as Greece, default on loans. This will have a knock-on effect as oth- er countries become in- volved. It may also af- fect the banking business globally and the banks worldwide may face higher bor- rowing costs. This may lead to less money that banks are able to lend borrowers, which would mean less buyers able to buy, which would mean more supply and less demand and that could lead to a poten- tial softening of prices.
