Dear Friends,

2013 was indeed another great year for Muncie Habitat for Humanity! Throughout this report, we’ve done our best to ‘define’, with words and photos, what we mean when we say that 2013 was a great year at Muncie Habitat. In June we celebrated the completion of our 2013 Women Build project where a new home was built and funded, to a large degree, by teams of women from our community.

In addition, we are pleased to share with you in this report, and I hope you have seen firsthand, the many improvements that are taking place in the Old West End. During 2013, Muncie Habitat worked alongside numerous other non-profits to help begin the transformation that is taking place in this three block area. Habitat built one new construction home on West Main Street and partnered with a homeowner through our A Brush with Kindness program, helping to improve the façade. This was an amazing collaboration— funded and facilitated by the City of Muncie, Community Development.

Muncie Habitat continues to focus primarily on house rehabilitations rather than new construction. You will see photos in this report showing the before and after views of some of our recent projects. They are wonderful examples of turning what used to be an eye sore into beautiful homes that improve the neighborhood while improving the lives of families.

I want to thank our Board of Directors and our staff for their leadership as we have journeyed together through 2013. This year we developed a new strategic plan which will guide our housing work and the growth of our ReStore operation, over the next five years. This plan aligns with our vision of a world where everyone has a decent place to live, and our belief that our work is successful when it transforms lives and promotes positive and lasting social, economic and spiritual change within a community. The new plan is bold – calling our housing ministry to do more, yet with deeper impact and broader collaborations.

Finally, I want to thank each of you who are reading this report. Whether you have volunteered with us during 2013 (and over 1,000 of you have!), partnered with us in some way, or contributed of your treasure toward this ministry, you have been a vital part of the results reflected in this report. You help us collectively to make a real difference in the lives of families and in our neighborhoods!

Buy!Becky Isaacs is no stranger to do-it-yourself projects. She has found the ReStore to be a very helpful place, when it comes to her whimsical home improvement projects. Becky and her husband Mitch, both work at Ball State University, and live in a charming neighborhood adjacent to the campus. They have taken on many projects in their 1920’s built home. Becky recently built playhouse bunk beds for their two boys, Charley and Wilson, and she found most of her materials at ReStore! “ReStore is my favorite place to shop for all my projects! I’m always amazed at what I am able to buy—and at such a great price! I walk through my house, and every room has something from Habitat’s ReStore. Donate!Jim and Linda Needham have also recently completed some house projects–however, they have been donating their gently used items to Habitat’s ReStore. “It is such a wonderful organization to work with,” Jim recently said. “I make a phone call, and they pick up my donation within just a few days.” After remodeling their bathroom, the Needhams feel wonderful about giving to such a great cause, and knowing that their cabinets are not in a landfill and going to be put to good use by someone else. All donors to Muncie Habitat’s ReStore receive a tax deduction for their gift.

Janet Fick, a construction management faculty member at Ball State (who is also LEED accredited and a licensed architect), previously worked with Muncie Habitat as part of a ‘Green Team’ of experts. This team provided expertise and guidance to help Muncie Habitat with methods, products, and processes that create healthy homes that are less expensive to operate and more energy efficient.

When Muncie Habitat moved toward mostly house rehabilitation projects, Janet continued to offer expertise into the process. As expected, house rehabilitation projects require a significant level of up front evaluation and planning prior to starting the rehab portion of theproject. It became clear that Habitat could use some help evaluating properties that are either donated or purchased by Habitat. Janet and Muncie Habitat determined that a partnership which involved students would be ideal, thus creating an “immersive learning” course for Ball State students led by Fick.

Two such classes were held during 2013 – one in the Spring and one in the Fall. Students in these classes were assigned to several Habitat properties. Students enrolled in the course come from various majors, including interior design, architecture, historic preservation and construction management. Often,

the class meets at a Habitat property to work on-site as they prepare detailed assessments of the existing structure, plan rehabilitated house designs and prepare documentation for Habitat.

“The students enjoy the opportunityto work with people from other fields, as well as the opportunity to learn about Habitat and perform work that will benefit a family and improve our community,” said Janet Fick. “Students experience a real world environment, complete with deadlines, tight budgets and formal presentations.”

Muncie Habitat is thrilled with this partnership! Analyzing homes for rehabilitation is time-consuming. Having access to a multi-disciplinary group of students who have the skills to assess, plan and estimate, and who are led by Fick who has invested a lot of time in Habitat’s mission, creates a win-win scenario for Muncie Habitat. A fourth class is set to begin in January of 2014.

We have a unique opportunity at Habitat to mobilize people from the community and connect them with people in need and tangible work where they can use their time and talents. Week after week we see people drive into neighborhoods they have never been, to shake hands with families they would never have met otherwise, and lend a hand in improving someone’s life and neighborhood. In making these connections, it brings together people from all walks of life and creates ‘space’

Bill Singleton retired from the US Postal Service and is now a regular weekly Habitat construction volunteer, recruiting many of his friends to join him at a construction site!

Amanda Kishel helped build two Women Build houses, and as a photographer and owner of Kishel Photography, donates professional photography services to Muncie Habitat!

As both a Women Build team member and team leader, Mary Berry has raised over $6,000 toward two Women Build house projects!

During 2013, Muncie Habitat hosted over 1,000 volunteers at our construction sites and at our ReStore. The cumulative hours worked by these volunteers totaled over 10,000 hours!

Muncie Habitat is proud to be a part of the Old West End revitalization project lead by the City of Muncie in collaboration with a host of housing

nonprofit organizations. The project includes more than $1 million in federal Neighborhood Stabilization Program 3 (NSP 3) funds for housing rehabilitation projects in the 400-700 blocks of West Main Street.

In 2013 Habitat’s work included a new single family construction project at 615 West Main following the demolition of an existing structure on that property. This area of the Old West End is an Historic District and is listed on the National Register of Historic Places. Habitat’s house project was based on a design that would complement the historic neighborhood context. Upon completion, the home was purchased (through a no interest

loan with Habitat) by a family who partnered with Muncie Habitat to become a homeowner.

Muncie Habitat was also involved with a home repair project at 502 West Main Street which included a roof with guttering, a new porch ceiling, masonry work and new sidewalk/steps. In addition, Muncie Habitat will rehabilitate the property at 606 West Main Street during 2014.

Old West End

ecoRehabecoRehab completed a total transformation of this dilapidated home at 511 W. Main St. With a focus on sustainability and green practices, the non-profit was able to keep the character of the old home, while upgrading the whole house systems to focus on energy conservation.

Muncie Area Career CenterMuncie Area Career Center partners with Muncie Home Ownership and Development annually to construct an affordable home. This experience allows students firsthand experience at building, while ‘infilling’ in this historic neighborhood.

Muncie Habitat accepts donated properties that are suitable for rehabilitation, and purchases affordable properties for rehabilitation. These homes are rehabilitated to ‘like new’ condition and sold through a no-interest loan to low income families who partner with Muncie Habitat.

Our volunteers have welcomed Habitat’s movement toward rehabilitations. Now when folks come out to volunteer at a Habitat site, they may find themselves demolishing a kitchen, removing siding, or even tearing out carpet. Each house is unique in the level of rehabilitation work needed.

The neighbors around these homes have also welcomed the rehabilitation of a home that has often sat empty and fallen into disrepair. “It is amazing to see the positive impact on a street when one home is given new life,” Lindsey Arthur, CEO states. “Rehabbing homes is an excellent way to help be a solution to a growing problem in our city’s neighborhoods.”
