Green Building Leadership Network (GBLN) 2019 to 2021 The key motivator of the Green Building Council of South Africa and the green building initiative is the need to reduce climate change and render the built environment, communities and natural spaces more resilient to climate change impacts while ensuring multiple economic returns and innovative industry creation. The world over, evidence is growing that green buildings bring multiple benefits. They provide some of the most effective means to achieving a range of global goals, such as addressing climate change, creating sustainable and thriving communities, and driving economic growth. Highlighting these benefits, and facilitating a growing evidence base for proving them, is at the heart of what we do. The benefits of green buildings can be grouped within three categories: environmental, economic and social. Here, we provide a range of facts and statistics from various third-party sources that present these benefits. Environmental One of the most important types of benefit green buildings offer is to our climate and the natural environment. Green buildings can not only reduce or eliminate negative impacts on the environment, by using less water, energy or natural resources, but they can - in many cases - have a positive impact on the environment (at the building or city scales) by generating their own energy or increasing biodiversity. Economic Green buildings offer a number of economic or financial benefits, which are relevant to a range of different people or groups of people. These include cost savings on utility bills for tenants or households (through energy and water efficiency); lower construction costs and higher property value for building developers; increased occupancy rates or operating costs for building owners; and job creation. Social Green building benefits go beyond economics and the environment, and have been shown to bring positive social impacts too. Many of these benefits are around the health and wellbeing of people who work in green offices or live in green homes. There is an increasing focus on creating buildings which are not only good for the environment, but also support healthier, happier and more productive lives.

Since being formed in 2007, the Green Building Council of South Africa (GBCSA) continues to lead the transformation of the South African property industry to ensure that all buildings are designed, built and operated in an environmentally responsible way. The integration of sustainable building practices, allows South Africans to work and live in healthy, efficient and productive environments. Following the launch of the Green Star SA rating system in 2008, green building has grown at an exponential rate. There is support and commitment from industry stakeholders, tenants and government to build green, and indeed show support for the green building movement and its drivers. It has become accepted that to address the global priorities of climate change and scarcity of natural resources, the built environment has a significant role to play – but, excitingly, there is now wide evidence to demonstrate that there is a sound business case that supports building green. The GBCSA is one of over 100 members of the World Green Building Council and the only established member in the African Continent. On-going partnerships with Green Building Councils in leading nations such as Australia, the United States of America, Singapore and the United Kingdom ensure the GBCSA maintains its position at the forefront of the global green building movement. Through this network, the GBCSA has access and contributes to the growth and development of the international green building market. The founding non-executive chair of the GBCSA, Bruce Kerswill, was chair of the World Green Building Council for 2014 and 2015 and previous Chair Rudolf Pienaar has been serving on the WorldGBC board since 2015. We are incredibly proud of this recognition and mindful of the significance of this in respect of recognition of South Africa, and through our chairing of the Africa network of GBC’s, our continent. Coupled with a strong international network, the GBCSA has established a healthy network of partners and has forged significant relationships with local industry, government and non-profit organisations to further its goal of “stimulating a built environment in which people and planet thrive.” The GBCSA has been able to recruit and develop a highly qualified and passionate team. Excitingly, the organisation’s culture has emerged – one of strong values, youthfulness, sound judgement and broad perspectives. Led by team of executive staff, and supported by assessors and faculty members from the industry, the organisation is positioned to operate at a scale far larger, far more influential and far more impactful than its actual size. The GBCSA is governed by a highly representative Board of Directors*. Board Members of the GBCSA are leaders of industry from across the property spectrum including major property developers, corporate tenants, property owners, design professionals, consultants, construction companies, government and academics. *Appendices A and B, attached to this document, give an overview of both the GBCSA’s Executive Leadership team and Board of Directors.

The GBCSA has made remarkable progress in transforming various sectors of the South African market, bringing heightened awareness around sustainable development and the opportunity that green building presents to achieve environmental and financial goals. These efforts have been concentrated in the South African property sector, with reach translating into:

The partnership with 800 member companies

The education of over 8000 professionals

The induction of more than 1800 Accredited Professionals. Under the current suite of certification tools (Green Star SA, EDGE, Energy and Water Performance-EWP and Net Zero) the GBCSA has awarded over 400 certifications. This translates to almost 6 million m2 of certified Green Star SA space.

Green Building Certifiecations are yet it represents a large proportion of the South African property market. As a key instrument to assist in the pursuit of its purpose, the GBCSA uses rating tools that aim to transform the market towards the cutting edge of sustainability. This requires the GBCSA’s rating tools to be regularly updated to keep pushing the market beyond current standard practice. The Green Star New Build suite of tools was developed IN 2008 to provide a credible system of measurement for green buildings in South Africa. It is also effective in recognising and rewarding environmental leadership in the built environment. The rating tool review and version change will be a significant evolution of the Green Star New Build tools, which currently consist of a set of four different rating tools for office, retail, residential and public/education buildings plus custom versions of these. The purpose of the major version change is:

To raise the bar/benchmark in the industry (as LEED and Green Star Australia do every 3-4 years) i.e. to continue to be at the cutting edge of sustainability, and also

To make the certification process easier, cheaper and faster and allow smaller more mainstream projects to achieve 4 Star (accessibility) – whilst not lose the robustness and the prestige of a 5/6 Star at the same time.

The Green Star New Build version 2 rating tool can be applied to different market sectors including Office, Retail, Multi-Unit Residential, Public and Educational Buildings, Industrial, Hospitals and Mixed- Use schemes.

Benefits of the Tool: The major version update is beneficial for both the market and for the GBCSA:

Version 2 will be at the cutting edge of sustainability (market appeal to industry leaders).

The GBCSA was founded through the generosity of a number of founding sponsors who provided the seed and start-up capital that has allowed us to get to where we are today. We have a sound business model with healthy revenues from membership fees, education and convention. Our rating tool development costs have been sponsored by corporate South Africa and we have been able to build financial reserves that would be the envy of many “not for profits”. The establishment of the Green Building Leadership Network (GBLN) in 2013 enabled the GBCSA to grow even further through the establishment of new rating tools, notably the precinct tool, existing Building Performance Tool as well as the introduction of the socio-economic category. New training programmes to support these tools were also introduced and updates are made regularly to stay on track with trends and prevailing macro-economic circumstances. It is estimated that a further R15m in capacity building projects will be required over the next three years, and we wish to replenish our internal reserve capital in order to provide seed capital funding for future projects.

The GBCSA market strategy has always been premised on working with a leader community which “pulls” the market. We actively celebrate the achievements of the leaders, reinforcing the aspirational and commercial value of their “first mover” advantage. The leaders demonstrate that green building is not only possible, but as importantly, commercially viable, and the market follows. This strategy has been very successful in our peer group (i.e. GBC Australia and GBC UK) and has certainly been the main force behind our success to date in South Africa. Building on from this strategy, the GBLN was established in 2013 with 5 industry members having been on board for a 5 year period. This GBLN term will end in 2019. Current GBLN members are Standard Bank, GrowthPoint, Liberty, SALGA and City of Tshwane. The Green Building Leadership Network- 2019-2022 will be limited to 10 members. A financial commitment will be required for three years and a unique range of benefits (mostly tailored to individual member needs) will provide a return on this investment to the members. The required contribution is R750k 000.00pa (excl VAT) for 3 years. The general benefits are:

Unique and specialised association branding – Our research on why companies become members of the GBCSA shows that the principle benefit required is a tangible association with the GBCSA mission. Green Building Leadership Network members will be able to use a unique membership logo that clearly demonstrates their leadership role. All GBCSA material, from digital to print, and from collateral to rating tools, will acknowledge the GB Leadership Network members. Members will also be able to use this unique branding alongside their own corporate branding.

VIP Status at the annual GBCSA Convention – the premier GB event is the annual GBCSA Convention. In 2018 this convention attracted 740 delegates and was hailed for its rich content and high calibre of speakers from both outside and within SA borders. GB Leadership Network members and their executive clients will enjoy special VIP status at the convention and the exclusive VIP pre-convention leadership lunch that focuses on key trends in the built environment.

Exclusive annual briefings – The GBCSA Chair and/ or Chief Executive will present an annual green building status report to the executive team and clients of each of the members.

Power Hours – the GBCSA will host at least two “power hour” sessions for the leadership network. These sessions will include an invited expert speaker and will seek to shape strategies for environmental sustainability in the built environment.

International fact finding trips – the GBCSA will host a bi-annual “road trip” for the Green Building Leadership member executives. GBCSA will leverage its substantial network of members of the World Green Building Council to ensure that delegates are able to see the latest innovations in green building and to meet their peers from other leading developers

and managers around the world. Sydney, Australia has been selected as a destination for 2019.

Bespoke education opportunities – the GBCSA will work with the HR executive of each member to build a comprehensive green building skills development program for their organisation.

Additional Unique benefits per GBLN member will be developed in consultation with the member and added on the GBLN agreement.

Advisory services to enable the co-development of a green building pathway for GDARD: we will be available to guide your journey and assist in optimising your efforts through strategy sessions to assist with guiding internal sustainable development strategies and policies (inclusive of procurement policies and tender documents) related to the built environment to enable effective green building implementation. The advisory services will include input to up to two GDARD built environment projects including participation in steering committee meetings and workshops as needed. (indeterminate value).

In-house customised training to develop internal capacity to enable the mainstreaming of green building principles to enable effective implementation of green building practices throughout the building lifecycle (design, construction and operation). The training will be designed to suit your green building and sustainability needs covering economic, social and environmental impacts of buildings and the relevant certification rating tools: Green Star Africa: Sustainable Precincts, New build and Existing building performance training, Net Zero etc. This training may also include the training of service providers to GDARD (SMME’s etc.) and executive training to enable effective decision and policy making. Content and number of individuals to be determined during initial strategic engagement. (Estimated value R200 00).

Trend presentation/talk with your key executives and stakeholders, co-ordinated by GBCSA. Suggestion: Executive and/or Board presentation by MSCI and GBCSA on the South African Annual Green Property Index, local and global green building and market trends. (Estimated value: R40 000).

Quantification of GDARD impact: GBCSA will support GDARD in the development of quantitative data to indicate impact of green building related efforts (indeterminate Value).

Planet Shaper Event in partnership with GDARD to showcase goals, efforts and successes and to enable inter and intra governmental engagement co-ordinated by GBCSA (estimated value R50 000).

Marketing assistance: align your brand correctly and use the right jargon by having the GBCSA Marketing Manager brief your marketing team on how to communicate effectively and use GBCSA collateral. The marketing team will support GDARD in the development of an internal awareness raising campaign to enhance behaviour change, and the profiling of GDARD’s sustainability aspirations in the built environment.

We are very proud of what the Green Building Council of South Africa has already achieved. We absolutely believe that our South African property industry stands shoulder to shoulder with their global peers in respect of the manner in which we have embraced environmental sustainability in the built environment. We have stunning examples of incredible green buildings that are providing more productive working environments, significantly lower operating costs and increased capital value. But we are mindful of the extent of the responsibility that our industry has and of the role of the Green Building Council of South Africa in leading and facilitating the move to a more sustainable world. Chief Executive Officer Dorah Modise

Dorah is an acclaimed public sector leader, environmental management specialist, sustainability specialist and Corporate Governance specialist with over 20 years’ experience in the field and currently the Chief Executive Officer of the Green Building Council of South Africa. From January 2013 to January 2017, she was the Strategic Executive Director: City Sustainability at the City of Tshwane where she was responsible for leading the environmental sustainability programmes and ensuring that the City becomes the greenest most sustainable city in the African Region. Ms Modise served in various senior management roles at the National Department of Environmental Affairs, with a more recent one being a Chief Director for Sustainable Development. Dorah joined the GBCSA as Chief Executive Officer in 2017.
