I/We alsounderstandthatyouareintheprocessofapplyingforapprovalsand sanctions for the construction of the Project. I/Wehaveinspectedthefinalplanstobesubmittedforapprovals.I/We understandthatthemarketingplan/brochureisamereindicationofthe proposedproject.Theareasmentionedinthedrawing/brochuresare reasonableestimateshoweversubjecttochanges.TheOwnerreservesthe righttochangethedesign,elevation,specifications,amenitiesandfacilities, plans,etc.duetoaestheticreasonsortomeettheplanning/regulatory requirementand/or for any other reasons. I/We agree to abide by all the terms and conditions ofthisLetterandtheAgreementonmy/ourliabilityonsuchdeductionof TDSandconsequencesofnon-paymentandnon-submissionoforiginalTDS Certificate from time to time.I/We agree that you at your absolute discretion shallbe entitled to accept or reject the offer after receipt of the necessary approvalswithout assigning any reason, whatsoever or howsoever. I/We understand that if you reject my/our offer after receipt of the approvals then, you shall refund the amounts paid herein without any liability towards interest/costs/damagesandI/Weshallnotbeentitledtoclaimany right/interest in respect of the Said Flat. However if I/wedonotrespondoradheretotheaforesaidtimeperiodasstipulatedto completethedocumentationasabove,youshallrefundustheamountpaid towardstheinitialreservationtilldateforpurchaseofthesaidflatafter deductingtherefrom2%ofthesaleconsiderationandthesameshallbe acknowledged by me/us as full and final settlement of my/our claim. In such event the Owner shall be entitled to sell the Said Flat to any third party of its choice without any recourse to the applicant/s.NotwithstandingthefactthattheOwnermayhaveissuedan acknowledgement by way of a receipt for the money tendered with this letter, I/we clearly understand and agree that this is only our request to the Owner for reservation of the Said Flat and acceptance of the monies tendered herein shall not constitute any kind of acceptance / allotment / contract / agreement / etc. for the Said Flat between me/ourselves and the Owner.
