    Description

This unique property is located in a stunning location and properties of this nature are rarely brought to market. The decorative barge-boarded dormers give the building a striking appearance and contribute to its Category C Listing by Historic Scotland. Glendoll Lodge, which is currently owned and lived-in as a private residence, has tremendous potential and would make an excellent B&B. The outbuildings could be converted to alternative uses subject to the appropriate consents being sought, particularly since Glendoll is one of the more popular tourist areas especially for walkers. Built in the 1860’s for Charles Carnegie, the 10th Earl of Southesk, the property was purchased by the Forestry Commission in the 1930s and later sold to the Scottish Youth Hostel Association who used the property until 2001. The property came into private ownership in 2002 and the current owners purchased Glendoll Lodge in 2007. A vast amount of time and money has been invested in the property since 2002 and its current condition means that any prospective purchaser would have little work to do other than ongoing maintenance. As a former shooting lodge, the property provides an incredibly spacious property with 8 bedrooms, 5 of which are en suite, and an additional 2 bedroom annex which includes sitting room, kitchen, utility room and 2 bathrooms. The annex, which is currently vacant, has previously been let on a Short Assured Tenancy and has the potential to provide a possibly income stream. The large rooms which are light and airy throughout would provide ideal guest accommodation or a large family home in a tranquil setting. Glendoll Lodge is secluded, yet accessible and is surrounded by Foresty Commission woodland. The property is accessed via a shared Forestry Commission track which has recently been resurfaced while the current owners maintain the last section of driveway to the property. Garden

Various lawns and borders surround the lodge with a mix of mature trees including Scots Pine, Spruce, Larch and Birch around the periphery. The property has parking for numerous vehicles to the front while a gravel track continues to the rear of the property allowing vehicular access to the various outbuildings. Outbuildings

The lodge benefits from a range of outbuildings which includes a covered squash court (11.3m x 6.4m). This building has harled walls and a slate roof with viewing gallery and includes an original wooden floor but would require a degree of renovation. A former stone bothy with slate roof is also included and sits next to a three bay timber pole garage which is currently used as a log store and kennels. Services

Glendoll Lodge is served by mains electricity with private water supply and drainage to septic tank. The property benefits from dual oil boilers while the annex has its own LPG boiler. Historic Scotland

Glendoll Lodge is Category ‘C’ Listed. Council Tax

Glendoll Lodge has been assessed as band ‘G’ for council tax purposes.
