PDS (Property Development Scheme) The Property Development Scheme is the structure under which Vallouise Gardens allows for a foreign buyer (non-Mauritians) to legally own or invest profitably in an residence in Mauritius. • Both foreigners and Mauritians can legally acquire a PDS property. • A residential property may be acquired from a PDS company by: - a citizen of Mauritius; - a non-citizen; - a local or foreign company incorporated under the Companies Act; - a society; or a trust. • The development has to be 1 acre at least and have a minimum of 6 residences. • Under the PDS structure, apartments and other residential properties can be sold freehold. • Unlike Smart Cities there is no restriction on the minimum amount of investment in

the acquisition of a residential property under the PDS (no minimum price). That is why Vallouise Gardens pricing is competitive.

• The acquisition price of the PDS has to be at least USD 500K to enable the proprietor and his dependents to apply for a Residence Permit. As such none of the Vallouise Gardens Apartments provide this opportunity.

• Land transfer tax of 5% is payable by the PDS company on the value of the property sold. • A registration duty of 5% is payable by the purchaser of a PDS Apartment. • Any owner of a PDS Apartment at Vallouise Gardens can legally remain in the country

for up to 6 months a year utilising a Tourist Visa. • Any owner of a PDS Apartment at Vallouise Gardens can legally rent out the apartment
