Objective• To give a general update to the
members on the progress we have achieved since our formation
• To socialize in the spirit of SBCRHA’s objective
Relationship with Glomac
• Formal channel of communication established
• Voice of the committee is taken more seriously
• Working level committee formed• Working level relationship with
Glomac’s Group GM
Club House• Swimming pool is open
– Reserved for SBCR residents on Sunday mornings (8am to 11am)
• Restaurant (Kelana Sea Food) is open– Discount for SBCR residents will be announced when
membership is launched• Gymnasium is open
– Reasonably well equipped• Tennis court
– Expected to open in Jan 07• Membership benefits and other club facilities are still
being pursued
Equestrian • Glomac is having difficulty in
finding an operator to run the place
• The committee has requested Glomac to ensure proper maintenance to avoid “eye sore” and diseases
Perimeter fencing• Generally complete• Members advised to inform the
committee if there are un-fenced or damaged areas
• Regular maintenance will be pursued by the committee
Guard post/Security• Improvements in controlling access to SCBR• Improved patrols• Car sticker system in force• Access to Ph 4 & 5 thru’ Ph 1 will be stopped
when new access road is opened (expected by end of year)
• New guard post for Ph 3 being planned• Facelift for Ph1 and Ph2 guard post being
pursued
Access to Shah Alam -Puncak Alam highway
• Road is completed• Entrance/exit to Puncak Alam road
is closed to prevent mishaps• Road opening is pending
completion of main junction, road markings and signage (expected by middle of next month)
Traffic lights @ main entrance
• Installed by Glomac at their own cost
• Significant improvement in traffic flow/travel time
General infrastructure• Fixed telephone service is available
– Internet/Streamyx service is available
• Missing/damaged man hole covers have been repaired
• More regular grass cutting• Improvement in street lighting• Improvement in repair of roads• Improvement in road name posts
Upkeep of vacant lots• Glomac issued notice to all lot owners• 7 lot owners have been summoned by
MDKS• Contractor available to do regular
upkeep• Members support required to inform
lot owners when they visit their lots
Construction guidelines• SBCRHA has submitted a request to
enforce construction guidelines strictly• Enforcement has improved but still
short of satisfaction• Members required to inform committee
of any breach• Strict enforcement will be followed up
by committee
Reinstatement of service fee
• Committee did not discuss nor agree to the reinstatement of service fee
• Committee has formally informed Glomac the conditions to be met before reinstatement
• Members to support the decision of the committee on this matter
Membership• Increase in SBCRHAmembership• Non resident lot owners are
showing interest• Members support required to
ensure all residents become members

forum to increase our communication and collaboration
Recent events• Formation of a coalition of Saujana
Utama’s residents associations• Coalition’s mtg with MDKS on 10
year development plan for Saujana Utama
• Glomac’s Jamuan Mesra Raya on 25 & 26 Nov
Upcoming events/news• Relocation of Glomac’s staff involved in SU
development to Tudor Business Park in 2007 (about 50 Staff)
• Sales Office and Project Office in Ph 3 will be relocated
• Joint meeting with MDKS, SBCRHA and Glomac– To confirm the actual state of approvals and status
of the development
• 2007 Annual General Meeting (before end of May)
