Over the past 14 years, GBI AG has evolved

into one of Germany's leading developers. We

have built 32 hotels and implemented or started

developing 16 SMARTments properties plus

six housing projects. That way, 9,426 hotel

rooms and apartments, 246 residential units

comprising nearly 400,000 m2 of gross floor

area have been created – all this representing

an investment volume of nearly EUR 1 billion.

Mit unseren Hotels wurde der erste deutsche

Fonds für Budget-Hotels aufgelegt. Und mit

unserer Research-Sparte machen wir verläss-

liche und umfassende Marktbeobachtungen für

unsere Kunden zugänglich. Externe Beratungs-

mandate, Lehraufträge und eine Vielzahl an

For us, entrepreneurship means social re-

sponsibility – which is also documented by our

corporate structure. GBI AG operates under the

umbrella of the Moses Mendelssohn Foundation,

a foundation promoting education and science in

the field of European-Jewish history; since 1993

the Foundation awarded the Moses Mendelssohn

medal to eminent personalities such as Berthold

Beitz, Daniel Barenboim, Hildegard Hamm-

Brücher, Friede Springer, Avi Primor and most

recently to Hubert Burda. The Foundation also

sees itself as a parent institution for the Moses

Mendelssohn Society in the town of Halberstadt

and the Moses Mendelssohn Centre in Potsdam.

The “FDS” – non-profit Society for the Promo-

tion of German Students – also connects the

ideals of the Foundation with the property de-

velopment activities of the Group. Since 1972,

the FDS has developed in Bavaria and the Rhine-

land six dormitories. It will contribute decades

of operating experience and expertise to the

management of the new student apartments.

GBI AG has specialized for many years in the

development of hotels and apartment concepts.

We have become one of the foremost experts

in the dynamic German hotel property market.

In Germany, the number of overnight stays in-

creased by three percent in 2014, the hotel trans-

action volume amounted to approx. EUR three

billion. In the first quarter of 2015, this volume

has tripled again as compared with the corre-

sponding period of last year. New customer mar-

kets are opening up internationally. The number

of travellers from China to this country rose by

26 percent, from Korea by 18.6 percent and from

Taiwan by 26.5 percent. This trend contributes

significantly to the strong growth in the number

of overnight stays. We already advise large hotel

groups from the above countries, who are clearly

keen to enter the German market.

Especially in the budget and economy sector, a

rising number of overnight stays can be expected

in the future. With our SMARTments programme

we respond to the rising demand for long-stay

accommodation. Through our extensive experi-

ence with successfully placed properties in all

segments we are in a position to assess exactly

the location, price and marketing potential of

new projects. Our new research department

pools this wealth of expertise and makes it

available to selected clients.

Übernachtungen stieg 2014 um drei Prozent,

das Hoteltransaktionsvolumen lag bei rund drei

Milliarden Euro. Im ersten Quartal 2015 ver-

dreifachte es sich noch einmal gegenüber dem

entsprechenden Zeitraum des Vorjahres. Neue

Kundenmärkte werden international erschlos-

sen. So stieg die Zahl der Reisenden aus China

(plus 26 Prozent), Korea (plus 18,6 Prozent) und

Taiwan (plus 26,5 Prozent). Diese Entwicklung

trägt zu starken Wachstumsraten bei den Über-

nachtungszahlen bei. Wir beraten und begleiten

bereits große Hotelgruppen aus diesen Län-

dern, die an einem Einstieg in den deutschen

Markt nachhaltig interessiert sind.

Besonders im Budget- und Economy-Bereich

sind auch in Zukunft steigende Übernachtungs-

zahlen zu erwarten. Der Longstay-Bereich

bildet sich auch in unseren SMARTments ab.

platzierten Häusern in allen Segmenten können

wir Lage, Preis und Vermarktungspotenzial

That we ourselves appreciate our work is

self-evident. If others do, this is, of course,

especially gratifying for us. One example is the

Innside by Meliã hotel in Wolfsburg, which in

2015 received the International Architecture

Award. The extravagant design – the work of

Architects nps tchoban voss – appeals through

an impressive steel and glass construction.

However, it does not need to be always totally

“new”: At the conversion of an old Berlin tax

office building into the four-star-superior

Mövenpick Hotel near Anhalter Bahnhof,

modern design is combined with the adjacent

historic substance of the listed Siemens indus-

trial yards. For this, GBI AG had received the

2005 Berlin “Immobilien-Award”.

Bold modernisation can succeed in return-

ing existing property stock to the market – as

proved by the Park Inn in Nuremberg and the

NH Hotels in Hamburg and Erlangen redesigned

and rebuilt by GBI. An example of sophisticated

contemporary architecture is the new Capri

by Fraser, which has just opened in Frankfurt.

And a very special project is currently under

construction in Cologne: The 18-storey former

high-rise office block of the Gotha insurance

company is completely gutted and converted

to a Holiday Inn Express with 323 rooms.

Dass wir selbst unsere Arbeit schätzen, ist

selbstverständlich. Wenn es andere tun, freut

uns das besonders. Ein Beispiel dafür ist das

Innside by Meliã Hotel in Wolfsburg, das 2015

mit dem International Architecture Award aus-

gezeichnet wurde. Die extravagante Architektur

stammt von nps tchoban voss und überzeugt

durch ihre klare Stahl-Glas-Konstruktion.

Doch es muss nicht immer neu sein: Beim

Umbau des Berliner Finanzamts für Körper-

schaften in das Vier-Sterne-Superior Möven-

pick-Hotel am Anhalter Bahnhof verbindet sich

modernes Design mit der historischen Substanz

der denkmalgeschützten Siemenshöfe. Hierfür

wurde die GBI AG bereits 2005 mit dem Berliner

Immobilienaward ausgezeichnet.

Gezielte Modernisierung gibt bereits am Markt

bestehenden Häusern einen klaren Wett-

bewerbs vorteil – wie das von uns um gebaute

Park Inn in Nürnberg und die NH Hotels in

Hamburg und Erlangen beweisen. Ein Beispiel

für anspruchsvolles Design ist das neu ge-

baute Capri by Fraser, das gerade in Frankfurt

eröffnet hat. Und ein ganz besonderes Projekt

entsteht zur Zeit in Köln: Das 18 Stockwerke

umfassende Gothaer Hochhaus wird komplett

entkernt und zu einem Holiday Inn Express mit

323 Zimmern umgebaut.

Sometimes there arises an opportunity to

bundle all core competencies of a company at

one location. We are pleased that we have suc-

ceeded with the Frankfurt Europaviertel project.

There, just recently, the long-stay property Capri

by Fraser and the neighbouring Hampton by

Hilton have opened. The adjacent Premier Inn

will follow in the 4th quarter 2015. We were able

to successfully complete the first part of this com-

plex project development with a total investment

of approx. EUR 70 million already by 2014. In

addition to a Motel One this includes a Citadines,

SMARTments student apartments and a day-care

centre for 100 children. The challenge: Projects

of that magnitude mould the face of an entire

urban quarter – and this requires the coordina-

tion of complex private and public interests, and

not least the sourcing of appropriate users and

investors. Actually, all projects were already

sold before the start of construction and were

launched successfully.

It is safe to predict that mixed-use projects will

increasingly play an important role in newly de-

signed quarters: In Hamburg we build student

apartments alongside a B&B budget hotel, in

Vienna within a joint venture we develop offices

and SMARTments business apartments; in the

city of Mannheim, we will construct SMART-

ments student apartments and an NH hotel.

Manchmal gibt es die Gelegenheit, alle Kern-

kompetenzen eines Unternehmens an einem

Standort zu bündeln. Wir freuen uns, dass uns

dies mit dem Projekt Frankfurt Europaviertel

gelungen ist. Unlängst eröffneten hier das Long-

stay-Haus Capri by Fraser und das benachbar-

te Hampton by Hilton. Das daneben liegende

Premier Inn folgt bis Ende 2015. Den ersten Teil

dieser komplexen Projektentwicklung mit einem

Investitionsvolumen von rund 70 Millionen Euro

konnten wir bereits 2014 erfolgreich abschließen.

Dazu gehören neben einem Motel One auch ein

Citadines Apart’Hotel, SMARTments-Studenten-

apartments und eine Kita für 100 Kinder. Eine

besondere Herausforderung – schließlich prägt

ein solches Vorhaben das Gesicht eines Vier-

tels – erfordert die Koordination vielschichtiger

privater wie öffentlicher Interessen und nicht

zuletzt den Nachweis geeigneter Nutzer und

Investoren. Sämtliche Projekte waren bereits vor

Baubeginn verkauft und sind erfolgreich an den

Start gegangen.

Mixed-Use Projekte werden in neu konzipierten

Quartieren zunehmend eine wichtige Rolle spie-

len: In Hamburg errichten wir Studentenapart-

ments und ein B&B Budget-Hotel, in einem Joint

Venture entstehen in Wien Büros und SMART-

ments business Apartments. In Mannheim planen

wir SMARTments student und ein NH Hotel.

There are phases of life that call for flex-

ibility. Studying and training are definitely part

of it. GBI AG with the SMARTments student has

found the perfect form of housing for this pur-

pose: as large as necessary, as well equipped

as possible: with living space of up to 21 square

metres, fully furnished, with pantry, fridge,

microwave, and, of course, WiFi. Washing ma-

chines are available as well as a bicycle storage

room and common areas.

The demand for student apartments has in-

creased enormously in recent years. Since

2012, five properties were opened in central

locations of Hamburg, Cologne, Frankfurt as

well as Mainz and Darmstadt. All were fully let

in the shortest possible time or sold into part

ownership or to institutional investors. More

apartment buildings are already under con-

struction or construction will commence in the

coming months in Berlin, Hamburg, Mannheim

and Cologne.

The special success of the SMARTments stu-

dent concept is also due to the close inter-

locking of our product development with the

operation by the non-profit foundation FDS as

part of the Group of Companies. In this way,

development, operation and marketing can be

perfectly coordinated.

Es gibt Lebensphasen, die Beweglichkeit

verlangen. Studium und Ausbildung gehören

auf jeden Fall dazu. Die GBI AG hat mit den

SMARTments student die richtige Wohnform

dafür entwickelt: So groß wie nötig, so gut

ausgestattet wie möglich: Mit Wohnflächen bis

zu 21 Quadratmetern, voll möbliert, mit Pantry,

Kühlschrank, Mikrowelle, und natürlich WLAN.

Waschmaschinen stehen ebenso zur Verfügung

wie ein Fahrradkeller und Gemeinschaftsräume.

Die Nachfrage nach Studentenapartments ist in

den vergangenen Jahren enorm gestiegen. Seit

2012 wurden fünf Häuser in zentralen Lagen

von Hamburg, Köln, Frankfurt sowie Mainz und

Darmstadt eröffnet. Sie wurden in kürzester

Zeit voll vermietet und im Teileigentum oder an

institutionelle Anleger verkauft. Weitere Häuser

in Berlin, Hamburg, Mannheim und Köln sind

bereits im Bau oder folgen in den kommenden

Monaten.

Dass die SMARTments student besonders

erfolgreich sind, liegt auch an der engen Ver-

zahnung unserer Produktentwicklung mit dem

Betrieb durch die FDS gemeinnützige Stiftung

als Teil der Unternehmensgruppe. Hierdurch

können Entwicklung, Operations und Vermark-

tung genau aufeinander abgestimmt werden.

Mobility

There are many reasons for longer stays:

A training course, an advisory mandate, a visiting

professorship. GBI with SMARTments business

provides maximum conditions for mobile workers.

SMARTments business apartments are equipped

with pantry and refrigerator, microwave, coffee

maker and dishes. Laundry, adequate storage

space, high-speed WiFi and concierge service

make life easier for the guests – all this in good,

central locations.

A first apartment house with 60 rooms situated

at Hamburg’s lake Aussenalster was opened in

2014; rated as “Certified” it has been already

upgraded to the “Superior” category. In Munich

Parkstadt Schwabing, a SMARTment business will

start in 2016 with 161 apartments in the direct

vicinity of the new Germany HQ of Microsoft. In

Vienna, 157 apartments will be set up at the new

main railway station. And in Berlin, apartment

houses will be developed in the coming years in

the Prenzlauer Berg and Karlshorst areas and in

the vicinity of the prestigious Kurfürstendamm

boulevard.

The excellent locations and the top-quality of

the SMARTments ensure high occupancy and

sustainable yields. All properties completed or

under development have already been sold to

institutional investors.

stadt Schwabing startet 2016 ein SMARTments

business mit 161 Apartments in direkter Nach-

barschaft zur neuen Deutschland-Zentrale von

Microsoft. In Wien entstehen 157 Apartments am

ZuhAuseHome

The first projects of GBI Wohnungsbau were

completed in December 2014 in Berlin. In a

first-class renovated building dating back to the

Wilhelminian era, the residential quarter PA36

was established at Prenzlauer Allee. Here, old

factory floors were converted into 73 exclusive

condominiums in a loft-like design – all were

completely sold even before completion. Just a

few steps from the much sought-after Kollwitz-

platz and the Friedrichshain park, the apart-

ments offer one of the best locations in the city

centre. A special highlight is the large communal

roof terrace with a unique panoramic view over

the rooftops of the German capital.

In Tegeler Hafen seven townhouses emerged

right on the lake. Situated very close to the

historic centre with good transport links, 49

attractive apartments have been designed

barrier-free; all floors are accessible by lifts.

In the city of Lüneburg, Nord Project, a com-

pany associated with GBI AG, is developing a

property with 64 micro-apartments plus retail

space scheduled for completion in mid-2017.

The project was acquired before the start of

construction by a private investor.

Die ersten Projekte der GBI Wohnungsbau

wurden im Dezember 2014 in Berlin fertiggestellt.

In einem erstklassig sanierten Bau der Gründer-

zeit befindet sich das Wohnquartier PA36 an der

Prenzlauer Allee. Hier wurden alte Fabriketagen

in 73 exklusive Eigentumswohnungen mit Loft-

Charakter umgewandelt, die schon vor der Fertig-

stellung komplett verkauft waren. Nur ein paar

Schritte vom Kollwitzplatz und dem Volkspark

Friedrichshain bieten sie eine der besten Lagen

der Innenstadt. Ein besonderes Highlight ist die

große Gemeinschafts-Dachterrasse mit einem

einmaligen Panoramablick über die Dächer der

Hauptstadt.

Im Tegeler Hafen entstanden sieben Stadthäuser

schen Altstadt mit ihrer hervorragenden Verkehrs-

anbindung wurden 49 attraktive Wohnungen

barrierefrei konzipiert und alle Etagen mit Auf-

zügen erschlossen. Auch dieses Projekt wurde

erfolgreich bei Einzelerwerbern platziert.

Die GBI-Beteiligung Nord Project baut in Lüne-

burg ein Haus mit 64 Mikro-Apartments und Ein-

zelhandelsflächen, das Mitte 2017 fertiggestellt

sein wird. Das Projekt wurde bereits vor Bau-

beginn von einem privaten Investor erworben.
