President’s Report

Spring is in the air, and it is time to realize how our community has grown in the last few years. We are now looking at approximately a 35% increase in our condo values. Sometimes we fail to remember all the wonderful amenities we have here at Lake Emerald. I thought I would take this opportunity to review them.

• First, fresh water lakes are somewhat rare, especially as large as ours. We have 168 acres of pristine lake (85 feet deep) which we can swim in, sail or boat on, fish, or just sit back and enjoy the sunsets each evening. We even have a small beach area, as well as a beautiful double deck gazebo overlooking the lake.

• We have a nice, secure double tennis court

• We have 3 separate heated pools with hot tubs. All pools have dressing rooms with hot and cold water showers. The main pool also has separate men’s and women’s saunas as well as a café open in the afternoon on weekends.

• We have a beautiful, remodeled clubhouse which has a bar and hosts bingo weekly as well as a wonder ful, reasonably priced Sunday Brunch. The clubhouse also houses a billiards room and community library, as well as a very nice state-of-the-art exercise room.

• Unlike many condo complexes, we are pet friendly.

• We have onsite management to handle the day-to-day operations of our resort-like complex.

• We have a basketball court.

• We have laundry facilities in all buildings as well as many units with washer and dryer hookups within the units.

• We have 24 hour gate security plus a separate sunset-to-dawn rover for additional security in the evenings. • Also we have (and must maintain) 14 separate elevators. Most complexes with the number of units we have will have 2 to 4 elevators and only one pool.

• We also are fortunate to have several separate barbeque areas with tables and Tiki huts.

• We have over a mile of beautiful landscaped walkway (excluding the portions lost in Wilma) around our beautiful lake.

• Soon we will have a dog park as well as a Bocci Ball court with benches and lighting.

• Finally, and most importantly, we have a wonderful, diverse, community of people from all over the world.

I am sure you may come up with some amenities of your own that I have failed to list, but all of the above speak for how lucky we are. Sometimes it is nice to just sit back and appreciate all that we have.

Secretary’s Report

Dear Lake Emerald Community,

Once again it has been very busy in the Lake Emerald Community. Personally, I am pleased to report that we have completed the new protocol for the elevator monitoring system. Going forward the protocol is as follows. If someone is stuck in the elevator and pushes the emergency call button the following will happen:

• An announcement will come over the speaker stating the location address of the elevator. • In a matter of seconds the phone will ring to our security personnel who will come over the speaker box. • At that time the guard gate personnel will immediately call 911 and the second call to Thyssen Krupp who is contracted by Lake Emerald for repairs and maintenance of our elevators.

If anyone notices any other problems and/or challenges with the elevators please report as soon as possible to the property manager.

Also, I encourage all of our community to become more involved in our monthly board meetings. So many of you have great ideas and are an asset to this community.

Motivational thought for the month is from Deepak Chopra: “If we share with Caring, Lightheartedness and Love, We will create Abundance and Joy for each other, and then this moment will have been worthwhile”.

SPECIAL SECURITY REPORT

Dear Lake Emerald Community,

Please be aware that we have had two burglaries in the month of February. This is not common and we want everyone to be proactive in watching out for our members. The burglaries have taken place during the day.We are requesting everyone to keep their eyes and ears open and report anything suspicious to our local police and property manager. We are actively working with our security company. In addition we will have daytime rovers coming on board.

Ira from the Broward County Sheriffs Office recommends to invest in a burglar alarm. Management also suggest the following:

• Put valuables in a bank safe deposit box.• Volunteer for a neighborhood watch• Residents returning from errands first walk around their buildings before going into their apartments. This sets up a total random watch force.

Media Committee Report

Our gym is certainly one of the most utilized amenities here at Lake Emerald. It is the goal of the members of the Gym Committee to help residents enjoy using our gym facilities. I would like to remind all the Gym users that the Exercise Room Rules in the LEOA Rules and Regulations are there to promote a safe and enjoyable experience in the gym for all users. Please be reminded that weights should not be dropped. Weights and equipment should be returned to their proper storage areas after use. Also, the rules require that you bring a towel and use it for your body. The sanitary wipes are for wiping down the equipment after use.

Landscaping Committee

We have finished the brook area between the gym and the office. As it grows, in the spring, the bromeliads will bloom flowers with orange centers.

On the other side of the brook, the long grass will have shades of pink to make it bright and colorful. Near the grass, we have yellow walking daffodils. Everything is planted in various shades of tan river rock.

Please stop by and look. We are glad to get the area finished. The rest of the property is coming along. The entrances to the front and back gates receive many compliments.

Landscape Committee Report

Unaudited year end financials will be presented to the Board of Directors.  After the Board has reviewed the financials, owners can request a copy of the unaudited year end financials at the Lake Emerald office. Several owners who use bill pay through their checking accounts are still sending their maintenance payments to the old box address.  This delays the processing of their maintenance payments.  The old box is closed.  Maintenance payments are to be mailed to: Lake Emerald Owners Association, P.O. Clubhouse rooms are available to rent for private functions.

The Lake Emerald Clubhouse is available for rent to the residents and the community, and only so long as they are in attendance at the function. Reservations will be CONFIRMED only upon receipt of the rental fee and the deposit, which must be received by the Management Office at least one (1) week prior to the reservation date. Verbal or written requests will be tentatively placed on the calendar pending payment of the fee and deposit. The rental of the Clubhouse is strictly on a first come first payment basis. The property manager reserves the right to cancel a reservation or accept another reservation upon payment of fees. The rental of the Clubhouse entitles the renter to the use of the restrooms. Abuse of this policy will result in immediate termination of the contract, loss of deposit and/or other justified fines determined by the manager.
