Sharing of best practices, reviewing the past quarter and setting goals for the next quarter was the main theme of the meet, the meet was successfully concluded by a special session done by Larry Oberly on Franchise Sales and Recruitment. It is great to see the enthusiasm that new Regional Owners like Raj Koneru of RE/MAX Rest of Tamil Nadu are bringing to the network and it was great to see how our older regions left no stone unturned to share their best practices with the newer ones at the Regional Owners Review Meet. From the Chairman’s desk After all the networking and learning at the NAR India convention, the second quarter of 2013-2014 started with the Regional Owners Review Meet that was conducted at our Headquarters. Sharing of best practices, reviewing the past quarter and setting goals for the next quarter was the main theme of the meet, the meet was successfully concluded by a special session done by Larry Oberly on “Franchise Sales and Recruitment”. It is great to see the enthusiasm that new Regional Owners like Raj Koneru of RE/MAX Rest of Tamil Nadu are bringing to the network and it was great to see how our older regions left no stone unturned to share their best practices with the newer ones at the Regional Owners Review Meet.

The month of July has seen around 9 webinars being conducted for our Affiliates across the country on varied topics covering technology, best practices, recruitment, growth strategies and a couple of other webinars conducted specially on demand for the regions. I would like to make a special mention and thank Dario Castiglia, Regional Owner of RE/MAX Italy for doing a webinar on “The 10 commandments of Success in Real Estate” for our Affiliates. The quarterly Regional Owners Review Meet saw the top performing regions of the quarter getting recognized for their performance. Congratulations to RE/MAX Assam for topping the charts on Net Office Gain, RE/MAX Delhi NCR for topping the charts on Net Agent Gain and RE/MAX MGM for topping the charts on the highest number of transactions reported through TRR. We wish the regions all the very best for Q2!! One of the best advantages of being a part of RE/MAX is the fact that you can be sitting anywhere around the world in the 93 countries presence that we have and you can still learn best practices from across the world that can be customized locally, a classic example of this is the “Open House concept” started by one of our offices owned by Nirav Vakharia & Harit Parikh, RE/MAX Realty Solutions. You will see the office and this new concept in our spotlight section in the newsletter.

The newsletter captures a snap shot of all the action happening across our regions. I would like to congratulate RE/MAX Chhattisgarh for the event done by them in Bhilai which saw a turnout of around 150+ people, I am very sure that all the hard work put in by the team under the strong leadership of Dilip & Manish will surely reap returns. With regions like RE/MAX North Gujarat conducting continuous Broker Owner Meets every fortnight, RE/MAX Hyderabad conducting continuous Referral Exchange meets, RE/MAX Delhi NCR & RE/MAX Bengaluru going all out in organizing continuous Discovery days; our regions have had nothing short of a power packed month and RE/MAX India is very proud of the efforts being put in by each one of them in their endeavor to take the RE/MAX presence across the length and breadth of the country. News from RE/MAX India Manpreet Grewal takes up the role of the ARD at RE/MAX India

NAR India’s 5th Annual Convention Telecasted on Zee Business

In the last month’s newsletter, we had showcased the 5th Annual Convention of NAR India which was held on 6th & 7th of July in

Delhi. Soon after that, the Convention got some great mileage in a telecast on Zee Business on the 20th and 21st of July. It was a 30

minutes telecast and speakers at the Convention like our Chairman, Vice-Chairman, Manpreet Grewal, Sachin Shroff, Swami

Sukhabodhananda and few others were captured in the show.

Regional Owner’s Review Meet RE/MAX India organized its Q2 Regional Owners Review meet on the 8th of July at National Headquarters post NAR India’s 5th Annual Convention. The meet was attended by Sahil Kapoor, Anmol Aggarwal, Manan Choksi, Sahil Shah, Balajee Kumar, Bakianathun, Siva Kyasa, Raj Koneru, Manish Tikariha, Dilip Tikariha, Amarjeet Chawla, Arun Dubey, Anshuman Rath, Pradeep Karambelkar and members of the RE/MAX India Team. The meet had sessions taken up by Puneet Verma & Manpreet Grewal wherein the region’s performance on franchise sales, recruitment, transactions, sharing of best practices on recruitment from the top 8 offices were discussed. These sessions also included sharing of best practices by the Regional Owners, The meet also had representation from a prominent Brokerage firm called BOP wherein the representative shared the company’s growth strategy and the modus operandi followed by them for achieving success in their transactions business. Representation from the Purvankara team, special sessions by 3 International Delegates and a special session by the team from Property Feast ensured that the ROR touched all aspects of the RE/MAX business. RE/MAX India would also like to extend a special thank you to Larry Oberly for conducting a special half an hour session for all the Regional Owners on the importance of Franchise Sales & Recruitment. The meet ended with recognition of the Q1 top performers who received special appreciation letters from the Chairman.

RE/MAX Real Estate One, Dehradun Launch

In what turned out to be a well organized and well attended event, the Franchise Owner of RE/MAX Real Estate One, Vivek Goyal launched his office operations in Dehradun with a lot of pomp and show. The launch was done on the 17th of July at Hotel Pacific. The office went all out to promote the launch through newspaper inserts, advertisements and extensive calling. The Office was well supported in these efforts by the team at RE/MAX India under the guidance of Puneet Verma. The team from the Headquarters comprising of Puneet Verma, Suraj Jhawar, Vikas Tawar & Suraj Kumar went to Dehradun to attend the office launch. The event saw a gathering of 100+ people from the city; the team gave a presentation on the Changing Trends in Real Estate in four slots throughout the day. The response received from the audience was overwhelming, RE/MAX India wishes Vivek Goyal and his team all the success in making their office a super success!

News from RE/MAX Academy of Real Estate Chairman & Asst. Regional Director Sharing Knowledge with the Community In month of July, the Chairman was invited at various Conferences & Summits to share his insights and knowledge as a speaker as well as a panelist. To name a few, the Chairman spoke on the Real Estate Regulation & Development Bill at the 6th National Summit of ASSOCHAM; about IT in Real Estate at the conference on New Frontiers by TiE Delhi NCR and also on ‘Ways of Funding in Real Estate’ at a National Real Estate Summit organized by PHD Chambers. On the request received from Accommodation Times Institute of Real Estate

Management, Manpreet Grewal represented RE/MAX India and took a training session on

the topic ‘Going Global in Real Estate’. The session was very well received and the

request to do another training session ended with her doing a session on “Marketing in

Real Estate” as well for the trainees attending the two days course.

RE/MAX Academy of Real Estate brings to you CPD - Continuing Professional Development

One of the biggest USPs of RE/MAX in the world and especially in India is the training opportunities that it provides not only to its own Affiliates but also to all those who aspire to be a part of the Real Estate Industry. The RE/MAX Academy of Real Estate (RARE) understands the need for not only training but also continuous up skilling. In order to cater to continuous skilling, RARE has taken its training initiatives one step ahead by

taking our training sessions online in the form of monthly webinars and it does not stop there, with the CPD program RARE is now looking at giving its Affiliates an opportunity to earn credits and the right to use the RE/MAX CPD logo in all self promotion campaigns by gaining a credit earning opportunity every time an Affiliate attends a RE/MAX meeting/convention/seminar/classroom training/online training or even if it is a knowledge enhancement session being done at the industry level. This simply means that every time that you make an effort to upskill yourself you gain a credit towards CPD. The credits are based on an hourly concept which means that for every 1 hr or 1.5 hours of training program, you will get 1 credit etc. On accumulation of credits you can qualify to get and use a CPD Logo. We will shortly be sending you an email with the details of the credit earning opportunities. Please make sure that you compute the credits that you have earned so far and after a confirmation from your regional offices, you could start using the logo applicable to you.

News From Our Regions RE/MAX Delhi NCR

In its endeavor to achieve its vision of changing the face of the Real Estate industry in Delhi, the RE/MAX Delhi NCR team held a ‘60 Minutes With RE/MAX’ session in Gurgaon. The session gave the audience first hand information on changing trends in the Real Estate industry and what a Realtor needs to do to keep up with the changes in order to keep abreast of competition and succeed. This event gave the attendees an opportunity to associate with RE/MAX at the franchise or Agent entrepreneur level. Continuous fortnightly advertising in the newspaper coupled with continuous Discovery Days has become the mantra for success for the region and its offices. The month of July saw the regional office getting a visit by Balajee Kumar, RO Andhra Pradesh & Anshuman Rath, RO Odisha which led to sharing of best practices by all of them. RE/MAX India Team congratulates RE/MAX Solution Specialist owned by Yuvraj Shekhawat for

completing 1 year with RE/MAX. We wish the office all the very best and we hope to see them achieving outstanding results soon. Here’s to wishing the region all the very best for the month of August.

The month of July saw the region conducting BA orientation & induction training at their Headquarters which saw all the new Broker Associates getting trained on the RE/MAX was of doing business, RE/MAX tools & basics in Conducting Real Estate.

Last but not the least, the region has also been organizing Broker Owner Breakfast meets every month which aim at sharing of best practices, discussion on marketing strategies, retention strategies etc. RE/MAX India would like to congratulate the region as well as the Broker Offices for doing all that they do to make RE/MAX a success in their regions.

RE/MAX Hyderabad & ROAP The region took its network presence to Vijayawada by signing with Moova Prasad as the Owner of RE/MAX Properties at the 4th RE/MAX Realty Rendezvous in Goa. The office has now officially kick started with an official launch. With Moova’s background in Real Estate, we are very sure that RE/MAX Properties will surely soar high with the RE/MAX name. We would like to wish the

office all the very best for their journey with RE/MAX.

The region has had a super active month conducting a 60 minutes with RE/MAX in Vijayawada which was done on the 2nd of July. There were over 50 attendees who were delighted to be there as they got an opportunity to understand our business model as well as network with the Affiliates to gain a firsthand experience from them about what difference has the RE/MAX Concept made to their real estate journey. The event started with a presentation by Giri on Changing trends in Real Estate followed by a session by Ravi Kumar

Bandlamudi, Franchisee Owner on Extended Role of Technology in Real Estate. Special sessions were done by Ramnath and Naresh who spoke about their success journey after they joined RE/MAX. The event was concluded by Balajee Kumar, Regional Owner wherein he spoke about the value and support which they could get by joining RE/MAX. The day ended with a networking snacks session. The region also conducted an Affiliates Referral Networking Meet which had over 65 participants from the region. Sharing of hot listings, welcoming of new Associates by Pallavi, special sessions by Ravi, Jagdish & T T Reddy ensured that the event turned out to be a great platform for everybody to share business opportunities and learn from each other. This event was sponsored by an eminent builder who has given an exclusive mandate to our Franchise Owners. Kudos to the region for conducting such a power packed event, we wish them all the very best in increasing their network as a result of such events.

Q.1) What made you think of doing an open house?

A.1) It’s always nice to use innovative idea's which speed up your sale's procedure as well as create's brand awareness in the market. SEEING is BELIEVING. These innovative ideas are alien to the Indian market which is in the transition period between unprofessional and Professional Real Estate consultants/brokers. At this juncture, doing such events directly differentiate's you from others and gives the Seller a Direct Positive Confirmation that YES this is My Agent and he's working so hard for my property sale. The positives of staging an open house are endless as long as it's done properly on a Right Property.

Q.2) What is the checklist that you follow for preparation for the open house?

A.2) Open House checklist can be divided in a lot of aspects.

1. Check list to do an open house before 15 days.

a) Makings sure of repairs if needed

b) Repainting property if needed

c) Preparing Open house invitation thru Video etc.

d) Ordering and preparing for printed material to be distributed for invitations as well as thank you notes etc.

e) Booking paper ad

f) Ordering direction signs and designing and preparing flex banners to direct traffic on site

2. Check list of things to do a week before the open house.

a) Inviting prospects

b) Distribution of postcards to divert traffic to open house as well as in to people

living in same vicinity to make them aware of it

c) Creating face book event and paid ad

d) Ordering refreshments for the open house day.

Q.3) Is there any criteria that a house has to meet with for you to qualify it to be

included in an open house?

A.3) It is very critical to select the property for which you are conducting the open

house. You must realize that it takes a lot of planning, time and money to conduct a

successful open house. If after so much efforts, the property is overpriced or is of a bad condition then all the efforts put on this are a

waste. More then that a lot of people come just to see what an open house is and then knowing the price is bad or the property is of

bad condition, they will directly evaluate you as a Real estate professional and you may loose out on a lot of prospective business

which could be generated thru this one event.

Q4) What does the day of the open house actually look like?

A.4) We call the Open House day as a D Day. Its the day when all your efforts of last

15 - 20 days have to be orchestrated to perfection to coincide to that day. Its a long

tiring day starting with phone calls which can start as early at 8 am and goes to visits

which may be anytime between 10 am to 6 pm or whatever the time you may have

decided for the open house. On the D Day, we have people designated for specific

work as well like one person takes care of the phone calls and directions and others

do the house showing. There may be times when there are a lot of people on site

and there may be times when there are none. But you just have to stay focussed and

be on the lookout for the ONE Buyer. At the end of the day no matter how many

people turn up or call you, you're looking for just that ONE Phone call and ONE Site visit of the Eventual buyer.

Q5) What is the post open house checklist that you follow to ensure that create a follow up for all those that you meet at the open

house?

A.5) Just like the open house starts 15 days before the event, it will continue for then next 15-20 days for sure unless the property

sells right away. Many people may call and inquire but may not be able to visit on that day or might visit and want to have revisits with

friends, family members or vastu consultants. So Ensure proper and thorough follow up to speed up the sale. We also take numbers

and email id's of all who visit or call and shoot them a thank you for inquiring/visiting email the very next day.

Q6) Would you recommend the open house way to the other Affiliates based on your

experience? What are the things that you wouldn’t want them to do wrong?

A.6) We positively recommend open houses to be conducted regularly as there are a

lot of personal benefits through it as well as it creates a positive Brand Awareness.

In fact we have recommended to fellow franchisees that each sunday there has to be

at least 1 open house in our city for people to realize that RE/MAX is Here and with it

Professional and . Innovative Real Estate Marketing methods and tools.

Q.7) Please tell us about you and your journey with RE/MAX and how RE/MAX

provides you with an opportunity to customize and use ideas and concepts that you

learn from our Affiliates across the world?

A.7) The only reason i'm in the real estate industry is cause of RE/MAX. Would never have thought of real estate without the Model of

RE/MAX. We started with this vision and thought in early 2011 which eventually materialized in mid 2012 and now we're at a team of 9

broker associates with 100% retention and growing. Have had a chance to cater the best of clients with the best of tools and

trainings that RE/MAX MGM, RE/MAX INDIA and RE/MAX International have provided to us. Some of the idea's used for all our from

Road show done by RE/MAX Chhattisgarh in Bhilai

The RE/MAX Chhattisgarh team organized a Road Show on “Business Opportunity in Real Estate” on the 28th of July at Hotel Amit

International in Bhilai which got a great coverage in the print media. The event was conducted in two slots (12:00 a.m. -2:00 p.m.)&

(2:00 p.m.-4:00 p.m.) and was anchored by Mr. B.S. Grewal. The event saw an attendance of 150 + people. The show started with a

welcome speech given by the Regional owner, Dilip Singh Tikariha followed by a presentation on “Business Opportunity in Real Estate”

given by Pravin Tikariha and Uma Sharma. The attended found what RE/MAX has to offer in terms of technology and training very

interesting. The event also had a testimonial given by Sameer Vig (Broker Associate from Corporate Services) about his association

with RE/MAX & Mr. Gupta who shared with the audience his experience about Real Estate. To make the event more interactive, a

surprise question answer round was conducted which had the attendees participating with complete enthusiasm, the winners of the Q

Foreign investors bullish on Indian realty, raise Rs 11,854 crore despite skepticism Global investorsare once again warming up to India's real estate and

have raised nearly $2 billion (Rs11,854 crore) in the past year despite

the economic uncertainties and the scepticismsurrounding this

sector.

Some of the large investments include Abu Dhabi Investment

Authority (ADIA) backing Kotak Realty fund, and Sovereign Fund of

Omaninvesting in HDFC. Additionally, Aditya Birla Real Estate

Fund, Redfort Capital andJPMorgan are some of the funds that have

raised money recently to invest in real estate projects.

Kotak Real Estate fund said it had raised $200 million (Rs 1,200 crore)

from select group of investors and has firmed commitments to raise

$200 million more to close its $400 million (Rs 2,400 crore) eight-year tenure fund to invest in only residential properties in India's six

metros. Kotak group has invested around $30 million as sponsors.

"The investor base has consolidated and the nature of investors has undergone a sea change,'' S Sriniwasan, chief executive Kotak

Real Estate Fund said. "Today, only long-term investors like large government funds and pension funds are keen on investing in India."

He declined to name the investors as it is confidential.

"The transaction size can be large in metros and another benefit of investing in metros is that there is liquidity in these centres as

against small cities," Sriniwasan said. The fund had so far raised $1 billion from overseas markets, invested in 32 properties and

returned $380 million from six exits with a 23% return. According to Sriniwasan, it is very challenging in today's market to raise

capital since investors or LPs are looking at continuity and consistency in management.

"Investors are willing to invest in real estate; however, they are exploring the market for the right projects. We anticipate that in the next few

quarters, the momentum in real estate will pick up throwing open more investible options for investors," says Sanjay Dutt, executive managing

director South Asia, Cushman & Wakefield.

But money is hard to come by for realty developers with both private equity and banks tightening their purse strings, while non-banking finance companies are making the most of the situation. "We have been very active since the last few quarters and are in the midst of a lot of sensible deal flow. There are attractive opportunities in the market and it will continue this way, at least for the next two years," says Amar Merani, CEO, Xander Finance. Xander Finance is The Xander Group's Indian NBFC arm specialising in offering credit to Indian businesses, especially in real estate and manufacturing. "Yes, caution does prevail in the market, but we are increasingly getting our terms and structures in place with the right developers, and are actually closing deals," he adds.
