Letter from the Editor

Twenty-fourteen is coming to an end and I hope all of our residents had

a healthy and prosperous year. With the Th anksgiving holiday this

month I have taken time to refl ect and to give thanks for everything good that has happened to my family over the course of this year. I hope all of our residents see the positive things that occurred to them and to give thanks and to also build upon them to start the New Year in a positive fashion. I have much to give thanks for like my sister beating cancer and my mother-in-law

getting a new heart valve at the young age of 90. I also have to be thankful for seeing the blood moon lunar eclipse as well as the beautiful sunrises and sun-sets we had this year.

We all need to take a moment from our busy day and just look around. You would be amazed what’s around you here at HeatherRidge. Happy Th anks-giving to all of our residents and thank you for reading our newsletter.

Th e fall season brings colder weather and here are some tips for those of you that park cars outdoors. When there is frost in the morning, please make sure you scrape the frost off ALL the car windows before you attempt to drive the car!

Don’t expect your “defrost” setting to immediately clear the windows. It takes time for the engine to warm before defrost even kicks in, much less clearing the side and back windows.

Give yourself a few extra minutes in the morning to let the car warm up and the defroster to do its job. Have a good scraper in the front of the car to help you clear the windows. In a pinch you can even use a credit card or store “value” card to scrape all the windows. We all appreciate your care.

Most of us are fortunate to have stable jobs, a home, and a terrifi c community to live in. Many Warren Township folks are struggling in this time of job loss, home foreclosures, and economic downturn.

For the next six weeks, HUA will be collecting non-perishable food and paper products to donate to our own Warren Township Food Pantry. If you can get your donations here, we can get them to the Food Pantry.

Thanks

A couple years ago, I realized I was saying thanks too much. Everyone, it seemed, was saying thanks too much. In encounters with strangers, in emails, in restaurants... It was almost like the word ‘thanks’ was kind of a diffuser. In any instance where you wouldn’t say thanks, you might appear rude or unapprecia-tive. So, since we’re all thinking “Well heck, I don’t want to come across as unappreciative!”, we just say thanks. All the time.

This isn’t a bad thing, of course. It’s nice to live in a world where everyone appreciates everything. I guess I’d just like to withhold my thanks to the very end of our dialogue, and make it a big

one; rather than saying 5 or 10 smaller thanks’ throughout.

So, this month, I leave you with all the google search images I found for “Thanks”! Cheers!

Board Of Directors Meeting

Heatherridge Umbrella Associa-tion (HUA) - October 28, 2014

These minutes have not yet been approved by the HUA Board. Any corrections, additions, or deletions will be made at the next regular HUA Board meeting prior to official approval.

President Todd Campbell called the meeting to order at 7:00 pm. Present: Todd Campbell, Sam Dent, Owen Hill, Paul Kelly (via Skype), Linda Kirby, Cris Mekuly, George Serdar, and Carole Stern. Absent: Brett Wodach. President’s Remarks

Todd Campbell announced that the annual food drive will run during November and December. Donations will be taken to the Warren Township Food Pantry for both the holiday seasons.Vice President’s Remarks

Owen Hill noted that many drivers are running the stop signs throughout HeatherRidge, both the Village streets and the HUA neighborhood streets. Al Villasenor will pursue the violations with the Security Department and the Village of Gurnee. September 23, 2014 Minutes

A Management Report was sub-mitted in writing and was available to the audience.

Al Villasenor noted that our Landscape and Maintenance Departments are completing the fall projects and work while preparing for the winter season. The availability of salt, the higher price per ton, and storage issues were discussed. As fall comes to an end, the Landscape Department is still mowing and leaf collection seems never-ending. Cris Mekuly made a motion to accept and approve the Management Report, seconded by Carole Stern. At vote, all aye, motion carried.

Administrative & Finance:• The only comment on the budget

received is whether it is appropriate to charge the StoneyBrook snow surcharge through the rec center. After document review, I tend to concur.

• The internet service at the Mainte-nance building has been upgraded to UVerse from DSL. AT&T is eliminating DSL altogether shortly anyway and it was advantageous to make a change. However this has caused an unforeseen communica-tion issue with the HHRC which we are working on.

• The Security Department switched to a new color for their uniforms. This was a budgeted expense and by going to this new material the color options were limited but they are much more cost efficient than the old style. The patch application and sewing were done by our own Cathy McGrath.

Maintenance/Landscape:• Leaves, leaves, lots of leaves.• Snow contracts are in place with

minimal increase for 2014-2015.• The asphalt behind the CRF

required a lot of work due to drain-age issues and was addressed here recently.

• The hand rail on Campbell Drive is temporary. We will replace it with a better permanent structure as soon as we can schedule the landscape work for the area.

presented last month for review and publication, only one comment was received and it was researched. There was a minor change in one allocation. George Serdar made a motion to accept and approve the 2015 HUA Budget as presented, seconded by Sam Dent. At vote, all aye, motion carried.Stoneybrook Agreement Status Update

There have been additional discussions among the HUA and the StoneyBrook Homeowner Association. At the September 23, 2014 HUA Board meeting the HUA board rejected the StoneyBrook offer to share driveway snow removal cost on a pro-rated basis. There has been more legal review but no agreement or compromise has been reached. The issue will be further discussed in HUA Executive Session.

New Business

Cris Mekuly introduced a sugges-tion that would recognize Jim and Louise Campbell for the years of ser-vice and work for the HeatherRidge community, particularly with the purchase of the front entrance woods and the work of the Conservation Club. In honor of Jim and Louise, Cris Mekuly suggested that the woods be designated as the Jim and Louise Campbell Wildlife Sanctuary. Louise passed away this past summer and Jim moved into a senior home in Libertyville this month. A dedication ceremony could be held and perhaps a plaque posted in an appropriate area of the woods. Linda Kirby made a motion for an honorary dedication

of the woods in the name of Jim and Louise Campbell Wildlife Sanctuary as recognition for their service over many years to the HeatherRidge Community, the purchase of the Woods, and the work of the Conservation Club. Seconded by Sam Dent and at vote, all aye, motion carried.

Paul Kelly also suggested that there could be two new trees dedicated and planted in the golf course area to honor Jim and Louise Campbell.Open Discussion For Homeowners

CBTH remains in good financial condition. We will begin to build our

financial reserves over the winter months in preparation for next year.

The Water Bill Continues To Drop Great Job Everyone On Maintaining The Expense.Old Business

The work over the summer is wrap-ping up. There is one building left to be painted. The gutter cleaning has been done. We still have three patios with major damage to be fixed this year. That work will be done in the next few weeks.

There has been excellent response to the Neighborhood Walk-Around. Thank you to all the owners who have responded to the notices.

at one unit was provided by a home-owner. A board member will review the work and follow up with the painting company.Adjournment

Held October 16, 2014

MinutesTom Kilpatrick called the meeting to

order at 7:06 PM at the StoneyBrook/Cambridge Recreation Center. Board Of Directors

Present were: Tom Kilpatrick, President; Jackie Larson, Secretary & Archi Chair and Dorcas Sledge of Nimrod Realty Group, Inc. Absent were: George Sides, Treasurer and Brian Beegun of Nimrod. Quorum was established by having a majority of board members present.Minutes

September 16, 2015 Meeting minutes were read and approved. Tom Kilpatrick made a motion to approve the Minutes, seconded by Jackie Larson. At vote, all aye, motion carried. Treasurer’s Report

The breakdown follows: cash/check-ing as $33,550.59, $1,000 & $2,740.79 cash/savings as $10,068.67; cash/money market as $8,145.23; pre-payments as $4,476.76; and total liabilities & equity as $55,505.28. Treasurer still working on consolidation of our 3 checking accounts into one. Tom Kilpatrick made a mo-tion to approve the Treasurer’s Report, seconded by Jackie Larson. 10 Association Meetings

HeatherRidge Townhome Association (Hidden Hills) Meeting

Held October 21, 2014

Board members present: Cris Mekuly, President, Michael Maguire, 2nd Vice President, Ann Richter, Treasurer, Britta Peffer, Secretary, and Al Villasenor, AFV Management Corporation. Board members absent: Beverly Rusz, 1st Vice President

President called the meeting to order at 7:05 pm; there were 3 homeowners present. A motion was made and passed to approve the minutes from September 2014. Managing Agent Report

Property manager updated the board on work order reports and noted many orders were related to roofing issues as there was a substantial amount of rain this past month. The complaints have mostly been addressed and resolved.

Many homeowner violations dealt with hose storage this month. Please remove all hoses from the sides of your units and store them appropriately for the upcoming winter season.

The 2014 balcony/siding/paint-ing projects are coming to an end for the season. Work on the last contracted building is finishing up and further repair work will be

addressed as needed until the 2015 season begins.

The 2014 roofing project is not yet complete due to heavy rainfall.

Property manager updated the board on insurance certificates. An additional 24 homeowners were notified that their insurance certifi-cates are no longer up to date.

Property manager received a large number of responses from offsite owners regarding tenant renting their units. This informa-tion was requested for security purposes, as well as to allow prop-erty manager the ability to contact the resident directly in case of an emergency like flooding where immediate access is needed to a rented unit. Treasurer’s Report

The operating fund balance as of September 30, 2014 is $157,739.16 and the balance in the reserve account is $248,588.66. Treasurer reported that the delinquency rate is 3.1%. Two new owners were referred to legal this month.

A motion was made and passed to accept the Treasurer’s Report. Other Business

Waste Management has pro-posed a new 3 year contract that would replace the current contract.

Currently, all 45 of our dumpsters are serviced twice a week. Based on usage, Waste Management proposed in their new contract that 15 of the more frequently used dumpsters would continue to be serviced twice a week, while the remaining 30 would drop down to once a week. The board discussed allowing for some flexibility around the holidays when trash seems to pile up. A motion was made and carried to accept Waste Management’s new contract.

The board reviewed the 2013 Financial Review completed by Barnes, Givens, & Barnes, LTD, and a motion was made and car-ried to accept the review report. Further, a motion was passed to accept Barnes, Givens, & Barnes’ 2014 engagement letter for tax return and review for a fee between $1,950.00 and $2,500.00. Public Comment

A homeowner on Wakefield had questions regarding a notice for a $100.00 fine for failure to remove a tree.
