Crow, Ringwood, Hampshire, BH24 3DQ FREEHOLD PRICE GUIDE £1,650,000

Planned in the 1930’s by the reputed inventor and engineer Clayton Allen – A fine gentleman’s residence was expected to be built. The war passed and several decades later Clayton House was

finally constructed in circa 1978 to provide an exceptional family home in what can only be described as a truly stunning five and a half acre site of parklike grounds. All of the principal rooms

benefit from the splendid views, a first floor sitting room also having a balcony. Rarely do homes such as Clayton House become available and internal inspection is strongly advised.

The tree lined driveway leading to the property gives a wonderful first impression to this home. Many mature specimen trees of the most delightful colours frame the property with a central island sweeping

around leading to the property as well as the detached office building.

The entrance hall immediately draws the eye through the hallway to a most wonderful view. A full height glazed window allows maximum natural light and a wonderful feeling of being part of the

landscape. A feature spiral staircase leads to the first floor and on the ground floor is access to the two bedrooms, large dining room and kitchen/breakfast room. The two ground floor bedrooms (once three

rooms) are generous, the larger enjoying use of an en-suite bathroom, together with fitted wardrobes and views to the front. The second bedroom is divided into two rooms; one a double bedroom and the

other a study area. This has the use of a nearby large bathroom with shower, bath and his and hers wash hand basins. The dining room lies to the front of the property with a feature brick fireplace and inset

gas fire, an ideal room for more formal dining and close to the kitchen. The kitchen is a delightful room, enjoying views across the rear gardens and being fitted with a brilliant arrangement of floor and

wall mounted units, display cabinets and complimenting tiling together with Granite worktops. A feature exposed brick archway with step up leads into a dining / breakfast area, perfect for more informal

dining and having full benefit of the amazing views as well as access into the garden. A rear lobby with an entrance from the driveway gives access to the utility room with ample space for laundry

appliances and access to the garden. There is also a family room with a stone fireplace, inset log burner and dramatic views across the gardens by full height glass doors.

The first floor occupies a master suite, incorporating a generous bedroom, step up to a dressing room with ample wardrobe and storage space. The en-suite is well appointed with marble-topped vanity/

display unit incorporating his and hers wash hand basins, corner shower cubicle and recessed bath. An interlinking room would be ideal as a nursery, formal dressing room or games room and also has the

use of the first floor family shower room. This benefits from a return door also into the hallway for use as a cloakroom when needed. The first floor sitting room takes full advantage of the view, a full

height glazed triple panel of doors opens out onto a sizeable balcony with glass screening and metal banister. A feature fireplace with inset gas fire also provides a welcoming focal point.

Moving outside, this to some could be described as the main attraction…… accessed discreetly from the road via twin electronically operated gates giving access to an impressive tree lined driveway with

an arboretum to the side leading to a central island and turning circle which then extends to the office block. This provides three bays of storage, all built in the same style as the house and incorporates an d

office, wc/wash room facility, storage bay/workshop and vehicle garage/store. A staircase leads to the first floor from the office area and onto a very large room perfect as a studio or ripe for conversion to

an annexe/ granny flat or ancillary accommodation (subject to any consents required). The office block has an independent heating system and electricity in place as well as a security system.

The grounds provide a plethora of fantastic plant specimens. Over the years the gardens have proved a delight for the current owner and are regularly open to local societies to help raise money for charity.

Keen gardeners would find this a paradise and it is a haven for wildlife. Pathways, both natural and manmade lead through the garden with mature trees perfectly placed to provide a wonderful back drop.

An opening on the main lawn provides the breath-taking views and an inset heated swimming pool, perfect for family to enjoy. Bridges and walk ways have been created to allow full use of every area of

the garden, a brick pillar and timber pergola engulfed in mature wisteria is no doubt full of colour during spring. The lake is at present home to mallards and moorhens; the central island is the perfect

nesting place. A bridge here provides access for convenience. As expected a fruit cage, orchard and vegetable garden is on hand as well as a sunken garden. Interestingly there are two concrete tunnels

which are particularly decorative and local historians have researched them believing they may have been used to air dry the bricks which were used locally in construction. Just off the driveway is access

to a paddock, once used to keep a pony and there are also two loose boxes and hay/ tack store to the side.

Agents Note: The selling agents are instructed to sell additional land in the vicinity of this property (not in the ownership of Clayton House) and therefore if further land is required please
