What’s the focus?

• Not the free beer!

• Neighborhood Expert!

• Connection to Community

• Lead Generation

• Selling!

Neighborhood Networking

Agent Benefits

• Selling Points

• Build Relationships

• Lead Generation

Client Benefits

• Determine if they’re interested

• Picture themselves living there

• Develop Relationships

Use the Neighbors

• If people like their neighborhood, they will want their friends or family to move there too!

• Finders Fee: Send letters to neighbors inviting them to “pick their neighbor”

– Include information about the home, the open house.

– Give them an incentive to talk about it to others (i.e. $100 gift card if they find your buyer)

Signs, Signs, Signs!

• Put up signs in the yard and as many directional signs as the neighborhood allows.

• Bandit Signs!

Neighborhood Flyers• Assume your lookers don’t know the neighborhood!

• Include Local conveniences you can find: – Shopping/Malls

– Schools

– Universities

– Hospitals

– Restaurants

– Gas stations

– Attractions in the area

– Police and fire stations

– School bus pick up locations

Community Boards

– Furniture Stores

– Book Stores

– Grocery Stores

– Gyms

HR Departments

• Contact HR departments at local companies

– Many employees prefer to live close to their jobs but don’t make time for house-hunting…

– Make it easy for them to find yours!

– Relocation Leads

Sponsor a Club, Team

• Get involved with the community!

• Great way to do some creative marketing

• Little League teams, Pee-Wee football, and other sports usually have corporate sponsors that buy them uniforms or equipment:– Donate the water for the year

• This is a great way for hundreds of cheering Moms and Dads to see your name every week!

More Exposure

• That huge billboard that you drive by every morning could be yours for less than you think!

• Typical suburban billboards rent for as little as $400 a month and cost about $100 to produce.

• Instead of using the billboard to promote you, use it to promote your open house!

NREC Rules

May I give gifts to clients and customers who do business with me?

Licensees may give gifts to persons to entice the person to do business with the licensee. However, giving any form of compensation or consideration to a person after they have done business with the licensee may be considered paying a commission to an unlicensed person.

Ideas From other Realtors!

Movie Showing

“We just rented out a movie theatre to play a movie, serve popcorn…the works. Before the movie started, we had a slide show presentation of all of our listings. We figured we had them all in the theatre so we should maximize that. We had over 100 people there and they all loved it. We were going to rent out the theatre for our customers once a year but it went so well that we are now going to do it every four months.”

Art Gallery

“We had a situation where we had a buyer who was making lots of renovations to the townhouse and decided not to move forward, leaving the house looking like a construction site. So there were a lot of challenges. I teamed up with an artist who uses metal in her work and she created a gallery in the house and we invited clients to a catered gallery event and ended up on the 11:00 PM news. The townhouse sold!”

Save Them Money

In West Orange, New Jersey, broker Ken Baris of Jordan Baris, REALTORS®, has taught his sales associates to throw neighborhood get-togethers at which home owners file petition papers to lower their property taxes. He prepares the paperwork and invites everyone on the block to come to one house. Partygoers fill in a few items in the paperwork, enjoy some wine, and wait for their petitions to be approved. "People will remember you if you’ve helped them save cash," Baris says.

Coffee

Become part of their wakeup routine

Chicago’s Dream Town Realty creates specially branded bags of coffee and sends its best clients a pound of beans each month. The effect is simple: Dream Town’s branding is in front of its customers every morning.

Pack It Up

Angie Matessa, owner of HER Real Living in Columbus, Ohio, realized that since she was in the moving industry she should brand items to help her clients move. She personalizes moving tape with her company logo, her name, and her phone number. "I give tape to someone when we start looking at houses," Matessa says. She distributes more tape when the client actually makes the move, and often it remains on the boxes for months and years to come.
