We all know a good house when we see one. Sometimes you can tell immediately, like love at first sight, which home is right, and you can imagine living in with your family.!!Before you purchase or building a new house, you should have a clear understanding of the construction of the house. When you are familiar of how it is made up, you can better do your due diligence on the property you are interested in, and whether it is the long term investment you are trying to make for you and your family.!!In this post, we'll go over an assortment of terms which compose a good list of the basic parts and structure of a home. Inside you will find an assortment of vocabulary which should help you communicate on an even plane with your broker or real estate agent.!!Footing is the most important part of the building, it’s the foundation building block of the structure. Foundation walls can be composed of poured concrete, brick, or masonry block, these are the foundation walls to provide support for the structure. Wood framing is the skeleton structure of the house, and they are made out of studs and joists, in the roof framing system, studs are also used as rafters. The sill plate is part of the wall sheathing, usually made out of a pressure treated piece of lumber that goes on top of of the solid masonry. The round steel columns filled with concrete are called the lally columns, they suport the main carrying beam of the structure. The main carrying beam, also known as girder, is made out of several wooden members or steel.!!The wall framing system support the ceiling, roof, and the outside wall frame, it also forms the interior and interior walls of the building. The slope of the roof is called the pitch, and the eaves are the overhanging part of the sloped roof, flashing helps the structure to stay dry, they are installed near the corners of the roof, and the edge of eave. Ceiling framing and roof is the top part of a building, the inner walls are just as important as the top plate of the wall, they help to bear the load of the roof. There are five categories of insulation: loose-filled, rigid or wallboard, sprayed, flexible, and reflective. insulation is installed once the structural components are completed.!!Now, when you are touring a property with a broker or Real Estate agent, hopefully you will understand when they make a reference to a few of these items, and if you are curious, you can mention one of these to them in order to get more information on how the property is constructed.
