‘Residenza’ is a smart new development of fourteen homes located on George Leigh Street

in ‘Little Italy’, Ancoats - an oasis of calm in a city that is full of surprises.

‘Residenza’ comprises fourteen new townhouses, split

‘back-to-back’ into two rows of seven.

Each home provides spacious and light filled contemporary

style accommodation over four levels and includes a

modern open-plan kitchen with adjoining dining room and

lounge that extends, through sliding glazed doors, onto an

open air garden deck for easy al fresco entertaining.

Two bedrooms, a main bathroom plus a guest suite with

en-suite and private terrace make up the second floor, whilst

the top floor yields a spacious master suite with private

bathroom, dressing room and it’s own roof garden.

Also provided is a ground floor home office with adjoining

wc and cloakroom plus an individual garage with bin store,

bike racks and secure parking for two vehicles.

Recognising its role as the heart of home life, Hillcrest has

Sliding glazed doors allow the internal socialising space to

Each of the bathrooms and en-suites at Residenza has been

furnished using sanitary ware from Duravit, masters in the art of

clean, crisp design.

Equal focus has been given to creating spaces that are

functional and practical yet also aesthetically pleasing.

Consideration has been paid to ergonomics, so that not one

precious moment of the morning ‘getting ready for work’ routine

is wasted, and to creating environments that can be transformed

into spa-like spaces for total immersion in relaxation, perhaps

just by adding a luxuriously scented candle.

Contemporary brassware has been selected to complement

the furniture and to provide multi-functional showerheads and

thermostatic controls suiting every mood and activity.

As a finishing touch, complementary designer tiles have

been chosen for the walls around the shower cubicles and

bathtubs. Floors are also tiled and benefit from luxurious

underfloor heating.

N N O VAT E DESIGN & BUILD

Hillcrest has worked with acclaimed Altrincham

based architects Calderpeel FGP to develop the

design of the homes at Residenza. All homes are

built using traditional brick/block construction with

attention to the requirements of Level 3 in the Code

for Sustainable Homes.

The front of the property is constructed from Terca

desimpel heritage blend 65mm brick with the rear

elevation comprising zinc and render cladding.

Roofs are constructed in slate to complement the

neighbouring properties on George Leigh Street.

ENVIRONMENTAL

Class leading design and insulation enables

Residenza to meet Level 3 in the Code for

Sustainable Homes.

Where possible, Hillcrest has looked for the most

environmentally efficient versions of every day

items; directional LED downlighters are fitted to most

areas, all integrated appliances are ‘A’ rated and

all sinks are fitted with pressure reducing taps.

Within the garage in each property, space has

been allocated for bike racks and recycling bin

stores to facilitate, or encourage, enlightened

attitudes to alternative methods of transport and the

disposal of household waste.

LIGHTING

White LED directional downlighters have been fitted

to most areas with pendant lighting in all bedrooms

and in the proposed dining area to accommodate

individual interior design choices.

HEATING

Each of the properties benefits from underfloor

heating helping to maintain a comfortable

and constant temperature. The heating system

is controlled by an energy efficient gas fired

condensing boiler with an insulated pressurised

water cylinder that can accommodate multiple

demands for hot water with no reduction in

pressure.

ELECTRICAL

White electrical sockets have been provided in

strategic places according to the function of each

space. Television and telephone sockets have

been provided in the living/dining area and in all

bedrooms with each property enabled to receive

Cable TV services, subject to subscription. The

garage has been fitted with an electrical spur

suitable for the installation of an electric vehicle

charging point.

SAFETY AND SECURITY

Each property is fitted with a security alarm.

External PIR lighting is provided on the garden deck

and in recessed downlighters above the front door.

Street access to the ground floor garages for

vehicles is through a communal entrance secured

with a remote control electric shutter. Each property

then has private access to individual garage space

via an electric remote controlled up and over

garage door.

GARDEN DECK

Each property includes an external deck off the first

floor, which is available for the occupants to style

according to their individual tastes and budget.

This versatile space is secured from neighbouring

properties with attractive 1.8m high timber fencing.

A range of external finishes such as artificial grass or

paving are available from Hillcrest’s trusted providers

at preferential rates and, where possible, works can

be undertaken prior to occupation to eliminate any

WARRANTY

Homes at Residenza are protected by a warranty

provided by the LABC. An LABC Warranty provides

homeowners with 10 years of protection against

structural damage to their new home.

LABC Warranty works in partnership with Local

Authority Building Control (LABC) to provide

developers and contractors with complete support

for their structural warranty and building control

needs. LABC Warranty is administered by MD

Insurance Services who has arranged warranties

for over £30 billion of developments throughout the

UK, Ireland and Europe.

When buying your new home, mortgage lenders

are unlikely to release funds unless a warranty is

in place from a suitable provider. LABC Warranty

is accepted by all leading banks and building

societies. Not only that, if you decide to sell your

home before the warranty expires, an LABC

Warranty will make your property more attractive to

buyers and lenders alike.

Ancoats’s rich architectural tapestry tells a fascinating tale of

boom, bust, neglect and reinvention. In the late 18th Century,

Manchester experienced a rapid rise to fame as the industrial

capital of the world. Railways and canals were commissioned to

meet the demands of the city’s exploding cotton industry and the

areas in their path became sites for industrialists to erect mills and

engineering factories, along with houses and community services

for the workers.

Ancoats was one such area. The land around the mills was divided

into strips and sold off to speculative builders for the construction of

terraced houses – some of it of better quality than others!

Manchester’s rapid rise to fame as a land of industry and

opportunity attracted immigrant workers from far-flung shores. In

the mid 1800’s the area around George Leigh Street, in the parish

of St Michael’s Roman Catholic Church, attracted many Italian

workers. Some stayed for a season but others brought over their

families to create a new ‘residenza’ in what would eventually

become known as ‘Little Italy’.

This thriving community embraced local life whilst remaining true

to their roots and religion. The Manchester Italian Association,

formerly The Manchester Italian Catholic Society, is still the

beating heart of Little Italy and the annual ‘Madonna del Rosario’

procession leads out from St. Michael’s Church every Whit holiday.

Post war and with the death of industry the area fell into a

depression and in the 1960’s a clearance of most of it’s terraced

housing was undertaken with many of the residents moved to new

estates in the north and east of the city. Being of far better quality

and condition George Leigh Street and its immediate neighbours

survived the ‘cull’.

When changes in printing technology forced the closure of

Ancoats’ last remaining economic anchor, the Daily Express,

the need to address the area’s rising unemployment and

under investment was recognised. Ancoats was designated a

Conservation Area with 13 buildings listed, seven of them as

Grade 2 and a number of regeneration agencies were established.

Their remit was to attract investment and govern the regeneration

of the area and the preservation of its most important historic

buildings.

In recent years, Ancoats has benefitted greatly from this

governance, with many of the more attractive mills converted

for residential use and land clearance giving way to attractive

new build apartments and office space. Public realm works are

improving and restoring the area’s most characterful features, such

as cobble streets, attractive street lighting and wide boulevard style

pavements.

Residenza also benefits from being just a few minutes walk from

both Manchester Piccadilly and Manchester Victoria Rail Stations

putting the north west’s impressive transport infrastructure within

easy reach. From here you can access the Metrolink network or

hop on board a high speed train to Manchester International

Airport, London Euston or Edinburgh. For those that prefer to drive,

the ring road is within easy reach and links to the main M60

motorway network putting Ancoats firmly back on the ‘map’ as a

‘residenza desiderabile’!
