Victoria Island
The new Head office building for Standard Chartered
bank comprises a Tower of 14 floors and a parking
block and offices with a total gross area of 18,228
sq.meters. Within the building are retail banking, trading
floor, canteen and a data centre. The upper floors of
the building have a panoramic view of the Atlantic
ocean. The building is designed to be self-sufficient with
its own 100% back-up power, ups’s,
telecommunications, water and sewerage treatment
plants.

The 12000 sqm office building is designed around a
central atrium. The design responds to the local
climate and culture, as well as construction and
logistical limitations.
A brief which detailed the clients strong sense of
Corporate -Identity was laid out, and our toughest
challenge involved integrating such a strong identity
with the grandeur required to portray a successful
corporate headquarters.

IKOYI.
The brief which we were set for this mixed use development was as such:
- A conceptual design for a mixed –use development on a site located at 10
Bayo Kuku.
- Proposed building must attract maximum income, be easily lettable and
must make maximum use of the available space.
- Proposed building must conform with planning/development regulations and
must be environmentally friendly. It must also be easily adapted to change.
- Proposed building must be forward looking, have low running/maintenance
cost and must be easily upgraded.
-Proposed building must have services backed up to the second level.
In our design response, we sought to:
Maximise the utility of the site for both the developer and investors; To have a
building that would be flexible with spaces and utilization; durable;
adequately secured efficient and economical Building which would require
little maintenance. A Building should take advantage of the pleasant
surrounding views, and a building which would serve as a landmark.
PROPOSED OFFICE DEVELOPMENT - Ikoyi.
LAGOS, NIGERIA.
The design brief requested for: “a striking (iconic), modern yet timeless
building; adequate car parking; provision of space for Afrinvest on two floors;
complement of commercial spaces; well landscaped grounds…” and “the
design must conform to relevant building bye-laws”
In our response, we sought to provide: a head office design with residual
leasable space; car parking commensurate with ‘a grade’ office
accommodation; apply standards that are higher than those legislated for;
provide upscale apartments that are secure and private; orient and shape
the building to be energy efficient (sustainable design); juxtapose cost, land
value & good urban design to get optimal form / size; consciously reconcile
the building with its users - provide a user friendly facility – open plan, rich
landscape, organic spaces; stands powerfully and confidently within its
grounds without being visually sympathetic to its environment.

The Design is for an up-scale multi-useproperty located in Lekki on 7Ha ofbeachfront consisting of:
•5 star 300 room hotel•Events & convention Centre•Various condominiums
A deliberately contemporary and modern design is proposed for the
Commercial/ Offices Building based on the strong and organic form of ‘Zain’
logo. With ellipsoidal facades to critical frontages at all levels to provide live
elevations.
Within the discipline of simple and organic legible forms, the design articulates
the particular nature of the site and their context. A unitized system of Glazing
are common to all office frontages: A consistent theme throughout the
elevations is the adoption of ‘two drums on a podium’ design strategy. This
allowed for a more consistent and holistic architectural language, which
compliments a very differing streetscapes on the major elevations
The southern tower, hereby referred to as Tower II, is ideally located to take
advantage of the beautiful views of Lekki towards the Atlantic Ocean offered
from such location.
The northern tower, hereby referred to as Tower 1, is located on the North
podium to take advantage of views across the Lagoon and Victoria Island.
The Design for the Offices / Commercial Building has taken cognizance of the
architectural requirements to stand out from most other buildings within the
vicinity of the locality and also be Unique and a landmark building. The
introduction of a shaded and naturally ventilated Atrium, brings with it its’ own
brand of design, which acts effectively as the link between the two towers on
two separate but conjoined podiums.
The Main Entrance is at the end of a triple volume space, which invokes a ‘sense
of entry’ upon approach, with two escalators and a ‘landscaped’ stairs in
between. The impression is thus created of what is termed as the ‘stairway of
light’. By the middle of ascent on the escalator/ stair, a glimpse of the ‘The
Capsule’ floating in the Atrium can be caught, hovering just above the revolving
main entrance doors. To the right on landing is located the Crèche for staff
members with children.

The proposed site is approximately 18,822 m2 (1.88Hectares), and the total built up areacovers approxi 24.4% of the site. The design guidelines are derived from a completelyrational appreciation of the site, hence the major project objectives are reliability,flexibility, security and efficiency.
The scheme consists of an array of 6 buildings, with building heights ranging between 4 –12 floors and pent houses being the crown of some of these buildings.The scheme provided for 94 units in total (including 6 penthouse apartments) landscapedgardens, recreational spaces, and services out-house buildings.
MOTOWAYS PROPERTY & DEVELOPMENT COMPANYResidential Development, Lekki
The proposal is for the provision of high- end serviced apartments to cater for a growing tourism industry in Lagos and Nigeria ingeneral.
The Design evolves around one typical tower (35 Apartments) intelligently arranged and multiplied three times on a 26, 828.68sq.m Site facing the Atlantic Ocean. The orientation of the three towers on the site created a relaxed ambience around acentral swimming pool, surrounded by undulating landscaped terraces and shallow water pool. The ocean breeze can be feltthroughout the development thus complimenting its’ proximity to the Atlantic Ocean. Similarly, the development also has its’own dedicated gymnasium, communal Lounge, multi- purpose hall, function room and Tennis court, thus an ‘oasis of calm’communal residence along the Atlantic Ocean is created.
250 car parking spaces have been provided for the whole development. This is in keeping with the statutory requirements andalso includes visitor’s parking spaces for each serviced apartment.
Towards the north side of the site is the Lekki Beach Road beyond which is the palm tree lined Atlantic Ocean Beach,providing a very serene atmosphere .

COMPETITION FOR RESIDENTIAL DEVELOPMENT, Kofo Abayomi - Victoria Island,

The clients brief detailed that we provide a high density residential building which: provides the
maximum use of space without discounting the overall ambience, and is commercially viable.
Our proposal for 26 dwelling units – with varying layouts and sizes – was designed to be functional,
iconic, and aesthetically pleasing.
We also sought to design a building which is efficient and functional; is easy to maintain; conforms
to Lagos State’s planning regulations. We also sought to balance quality and cost, whilst focusing
on sustainability, energy conservation and delivering a timeless building which is sympathetic to its
environment without being too imposing on the neighboring architectural vernacular of the area.

Located on one of the most exclusivestreets in one of the most exclusiveneighbourhoods in Lagos, TheWheatbaker is a luxury 5‐star boutiquehotel which boasts the latest in retreat,leisure, and conferencing facilities.Originally the home of a very prominentbaker.
Themed restaurants, tranquil retreatzones, handcrafted furniture, andspacious user‐oriented designerbedrooms and suites are but a few ofthe features which characterize this chicredevelopment.
In this project which was a collaborationbetween FMA and CO-ARCInternational architects(South-Africa),we sought to ensure that thepost‐modernist facelift accentuates thewarmth synonymous with the associatedLegacy hotel chain, without discountingthe functionality of the establishment ‐ensuring that privacy,scenery and tranquility are very much atthe core of the hotels experience.

This project was a complete fit-out of 9floors of the FCMB head Office. Itinvolved the dismantling and removalof all existing finishes and replacementwith contemporary finishes while thebuilding was still in use.
The aim was to give an appealingdifferent “look & feel” for theoccupants and visitors to each floorwhile introducing meeting rooms,conference facilities, a new bankinghall, cafeteria amongst other spaces.

The campus of Chevron Nigeria Limited is a secure and self-supporting compoundon approximately 28 hectares (70 acres) of land located east of Lagos on theLekki Peninsula.
Since the campus first opened in 1989, in what was a rather suburban and lowdensity environment, the Lekki area has become fairly dense and quite urban incharacter. The campus is essentially surrounded byever-encroaching development.
Located at KM35 along the Epe expressway, Adiva issituated on approximately 100Hectres. Adiva is a gatedresidential community which offers attractive homes andserviced plots to prospective buyers.
On completion, the estate will hold over 1200 units withindependent power and water supply system and a state ofthe art drainage system.FMA’s scope is limited to the design of the housetypes.

Located on the Lekki axis, Twin Lakes Estate is a mixed use phaseddevelopment on approximately 200 hectares of land located along Lekki –Epe expressway and south of the Chevron roundabout at Lekki.
A wide range of uses including offices, educational facilities, medium , highdensity and single family housing as well as parcels designated for resortand convention centre development are the proposed uses within theestate.
The estate had been designed to be self sufficient with a central utility plantthat will contain water and sewage treatment facilities, a centraldistribution hub for voice, data and television transmission, a power plant,warehousing, workshop facilities, administrative offices and a rapidresponse building for fire related emergencies. Uninterrupted power will beprovided to the entire estate whenever the public utility goes down.
To ensure the safety of residents, security will be provided by a 3 meter highsolid perimeter fence all around the property.
Generous setbacks from the streets and a distinctive streetscape establisha lush environment. The other distinctive features in the estate include twoman-made lakes centrally located within the northern and southernparcels.

Originally known as Lakowe Lakes, its an exclusive lifestyle situated in theheart of Lakowe along the Lekki-Epe expressway. The estate amongst alloffers a world of class, 18-hole golf course co-designed by a renownedgolf architect. The estate also offers 15 choices of house types, villas andlofts with open concepts to enjoy the lush green golf courses and man-made lakes created to improve the overall ambience of the site. Otherfacilities include golf club house, short stay chalets and a multi-storeyguest house, squash courts, tennis courts, badminton, swimming pool andpicnic areas.

Having already Master-Planned the Estate development, we went further by winning a Design
Competition to for a 120 identical units (Luxury apartments) on the residential-zoned site at
the heart of the Twin-Lakes Estate.
The core principles of the design was to embrace the spirit and culture of the estate and the
intended users by introducing spaces specific to ‘our’ local needs. Some of which are: the
integration of domestic staff facilities, drop-off zones, open spaces for communal activities,
recreational facilities, covered parking, concierge, health & fitness facilities etc.
The development has been designed to limit congestion at all driveways and entry points by
carefully planning the access & circulation road networks to be as free of obstruction as
possible and creating several secure access points to channel residents from their parking
spaces to their apartments as quickly & efficiently as possible. The buildings have been
carefully laid-out in line with the North-South transition, and the flow is only broken up by the
central playground - a communal green which serves the dual purpose of acting as a suitable
buffer between all buildings and encourages socialization amongst the residents.

Our successful competition entry was modified extensively tocope with the clients more specific needs and this fulyserviced estate comprises: 41 houses, in 3 different housetypes; recreational facilities; service buildings and a state ofthe art inter-transport system.
