A little about me….

My business background is primarily sales and marketing. I owned my first business in 1998 and

from it gained an abundance of marketing and service experience. I found out, however, that my

passion is real estate and my skills were better utilized in the real estate field. There is nothing

more rewarding than being able to successfully assist a home buyer or home seller with one of the

biggest investments in their life. The personal side of my business has allowed me to witness a

baby‟s first steps and the excitement of young families purchasing their first home. Talk about re-

warding! I absolutely love my job—whether working with buyers or sellers, I simply can not imag-

ine doing anything else.

In 2002, I became a REALTOR® in central Texas. From the beginning I have been committed to

providing representation built on integrity and hard work. I feel blessed for every experience I

have had thus far—the good and the bad. In 2006, my Husband was assigned command to a

Battalion of the 1st Cavalry Division stationed at Fort Bliss in El Paso. I closed up shop in central

Texas and transitioned my business to El Paso. Four short years later we found ourselves here in

Tampa and I couldn‟t be more excited to share my experience, passion for technology, and un-

derstanding of current market conditions with the folks living in and coming to this fabulous area.

I have assisted hundreds of families in the sale or purchase of real estate. Everyday, it seems, I

add new friends to my growing list of clientele, it is one of the biggest perks of the business. I cer-

The Role of the Real Estate Community The real estate community includes all of the Brokerages in the market place. We all work together to sell property in an incredibly efficient system of information sharing via the Multiple Listing Service (MLS). The multiplying effects of this cooperation will increase the promotion that is done on each and every property featured in the MLS. It brings purchasers into the home buying process and after qualifying them to their wants, needs, and desires, they can be directed toward the home that meets their requirements. The Pricing & Positioning in the Marketplace The tendency of purchasers is to look at all available properties that meet their criteria. They will compare the homes according to value for price, condition, and appeal. Even if buyers are not familiar with prices in a particular area, after seeing a few homes, it is easy to determine whether a home is priced correctly. Supply and demand have a direct effect on pricing. Your home must be favorably priced based on location, condition, and terms compared to the other homes that a buyer will look at.

The Role of the Marketing Coordinator My objective is to get your home sold. My job as your Marketing Coordinator will be to manage the sale, maximize promotional efforts, represent your interests, and utilize my experience to make the transaction go smoothly.

Comparative Market Analysis I will provide you with a written report identifying similar properties within your area which have sold within the last 6-months. These comparable properties are used to determine a realistic price for your property. I utilize the same format to determine the value of your home as most Appraisers do. Only actual SOLD data is used to determine value. If there are not enough sales within your immediate area, we simply expand the area. I understand the value appraisers give to upgrades and improvements and can adjust your CMA to reflect these amenities. My Market Analysis will enable you to make an accurate, knowledgeable value determination of your home. This information is invaluable as it gets your home priced correctly in the crucial first weeks of your listing. And, keeps you from being surprised by the actual appraisal your future buyer will no doubt be required to obtain. Financing Alternatives Attractive financing can actually shorten the marketing time and increase the sales price of your home. I stay up-to-date with the various mortgage programs available at any given time. I also maintain business relationships with mortgage professionals in order to understand the financial condition of the market. I will create a Buyer‟s Estimated Expense Sheet based on the sales price of your home which will show the estimated monthly Principal, Interest, Taxes, and Insurance (PITI) payment of your home for either a VA, FHA, or Conventional Loan. I will also provide you with a Seller‟s Estimated Net Sheet which will breakdown your potential expenses and provide you with your most likely net at closing.

Professional Quality Photography Service The most important item in our marketing efforts are your home‟s photos and videos. These items will be the first thing buyers will see and they will see them ALL OVER the Internet. Many Agents use simple „point and shoot‟ cameras which are simply unacceptable for quality marketing. I have made a large investment in the tools required to provide you professional photography for your home‟s marketing. I utilize a NIKON D3100 DSLR camera with a Wide-Angle Lens, 3-detached Flash Units, and a HD Video Camera. I also utilize Adobe Photoshop Lightroom & Adobe Photoshop Elements to provide professional editing of your photos. Your photos will never be crooked, too light or too dark. White balance, aperture, depth-of-field, f-stop—feel free to quiz me! I can assure you; Your home‟s photos will STAND out! Full, Customized HD Videos and Video Tours Videos have become a crucial addition to property marketing in the last few years. At one time, Agents could get away with creating a simple photo slide show with music—but not anymore. If you really want your property to stand out you must feature „living‟ photography. I have worked extensively in Military Markets where po-tential buyers began their search more than a year in advance; many of whom be-gan their home search while deployed in IRAQ or AFGHANISTAN.
