Plan ”A”: 3 Bedrooms – no 2nd level, 1846 sq. ft:

This popular floor plan revolves around

a vaulted great at the center, and so

features openness and efficiency.

Daytime functions are on the outside

There are three major functions we feel

are uniquely appropriate for active

seniors that are also built into both 2 nd

3 bedroom plans:

1. Attention to storage

above ground…so you don’t need the

expense nor dangers of a basement.

2. Attention to security

…making the homes ultra-safe, with

master closets doubling in duty as“ultra

safe rooms”.

3. Attention to minimum

maintenance…as it affects both

livability and resale.

4. And attention to good

resale itself as a goal of ownership, (see

separate topic).

You’ll see ground level storage spaces,

(even without the 2nd level bonus

rooms) are tucked everywhere, but

especially in the garage and laundry

room areas.

And if you don’t choose the bonus

rooms upstairs, then the stairway space

otherwise necessary is simply

added to the adjoining rooms, as shown.

In both 2 and 3 bedroom plans,

there’s a really unique adaptation

to safety with the standard concrete-walled “Safe Room”…cleverly disguised otherwise as a master walk-in closet, and

just steps away from the bed, attached to the rock-solid center wall. In other areas of this site, where the concrete-

styrofoam walls are discussed, you’ll learn how all ICF walls themselves outperform common construction in safety from

storms, fire, earthquake and about any other common risk….while saving a ton of utility bills in the process….all

passively and forever!!

So all in all, a lot of features already built in to the standard plans…wilth still other inside tweaks announced in the section

called “Pricing, Standards and Options.

Garages are always within the rectangle of the home itself, and so, within the “conditioned” area (heated and cooled), but

not aggressively, (no ducts). (Statistics are not separatable, therefore. “Costs” of utilities always include them, therefore,

usually the case, of course, unless the garage is clearly separated, without ducts, w.

Adaptations for Second Level Optional Rooms:

These versions of both “A” and “B” allow for a stairway to a

second level. We found more space for these optional second

level rooms than we anticipated. A couple could easily get

along without them, but for those who have frequent family

visitors, especially children, or have hobbies for which they

would like to dedicate some space, or even have need for more

storage than usual, second level rooms should be wonderful;

and it’s inexpensive extra space…the structure and space were

already in the plans…we’re just finishing it and adding access.

Note we’re not adding a bath upstairs…then it starts to get

expensive, and there are facilities right at the base of the stairs.

But we could.

When

buyers elect these upstairs rooms, a gable of some kind would

be needed on the front, which could be either “full gable” or

“shed gable”,…this drawing is to show the two kinds…(so

does the model being built).

Note that most of these plans show an outdoor patio off of the dining area, available to the rear in many cases, but not all,

depending on the rear lot dimensions. When not possible, it often would be okay going out of the left side or elevation

rather than the rear. Take that specific question to the builder.
