WHAT ARE THE RULES REGARDING REPAINTING?
Recently, due to the age of our homes, a number of homeowners have been asking about whatthey need to do in order to repaint their homes. Did you know that even if you plan to repaintyour home the same colors as originally purchased, you must notify the HOA ArchitecturalCommittee prior to having your home painted? Failing to do so could result in a $250 or $500fine or could result in having to have your home repainted again at your expense. Please checkthe Guidelines and forms on the www.wearevision.com website (under Finley Farms South),or soon to be on our new website at www.finleyfarmssouth.com Getting approval is a simpleprocess. Read more on the back cover and save yourself both time and trouble.

Our New Finley Farms WebsiteThe purpose of the FFS website is: Increase the value of our homes, as well as increase communication between the Board, Vision Property Management and ourhomeowners and allow tem to interact with each other.
The website is being built on Wordpress to allow for easily adding and editing pages.Four large design firms local to Gilbert were allowed to bid on the RFP. The contractwas awarded to the lowest bidder in Five Pints Productions (www.FivePints.com).
Watch out for pool equipment thievesRecently we’ve had reports of suspicious individuals jumping over walls andcutting/stealing pool pumps, etc. out of backyards. Esp. if you have a backwallfacing the a surface street please secure your equipment and report any un-usual trucks/individuals in the neighborhood.
BULK TRASHis picked up the week of the third Monday of the month. NOT the third week of the month.
People putting out bulktrash before the Saturdaynight prior will be fined.
PLEASE HELP US KEEPOUR STREETS ANDCOMMUNITY CLEAN!
TRASH DAY is every Wednesday
Please do not put out bins before thenight prior. Bring bins in the next day before nightfall. Please put bins in thestreet against the curb. Do not blocksidewalks.

12. Architectural Control12.1 Architectural Committee
The Board may establish and appoint the members of an Architectural Committee to perform the functions of the Architectural Commit-tee set forth in this Declaration. Prior to the appointment of the initial members of the Architectural Committee, and at any time when there is no one serving on the Architectural Committee (whether due to death, resignation or removal), the Board shall exercise any and all rights, powers, duties and obligations of the Architectural Committee. The Architectural Committee shall adopt, and may from time to time amend, supplement and repeal, archi-tectural and landscaping rules, guidelines and review procedures (collectively, the "Architectural Guidelines") and shall make the sameavailable to Owners. The Architectural Guidelines may be different for different Parcels within the Project. The Architectural Guidelines shall interpret, implement and supplement this Declaration, shall set forth procedures for Architectural Committee review, and mayinclude, without limitation, provisions regarding:
14.1.1 architectural design, with particular regard to the harmony of the design with surrounding structures and topography;14.1.2 landscaping design, content and conformance with the character of the Property, and permitted and prohibitedplants;14.1.3 requirements concerning exterior color schemes, exterior finishes and materials; and14.1.4 signage
The Architectural Guidelines shall have the same force and effect as the Association Rules. The Architectural Guidelines and all amendments, supplements, repeals or replacements thereof shall be subject to the approval of the Board.
12.2 Submission and Review of PlansNo construction, building, additions, modifications, improvements to the exterior appearance of any Lot or Parcel or the Dwelling Unit or other Improvements located thereon from their natural or
improved state existing on the date that this Declaration is first Recorded shall be made or done without the priorapproval of the Architectural Commit-tee. All subsequent additions to or changes or alterations in any Improve-ment (including changes in exterior color scheme) shall be subject to the prior approval of the Architectural Committee. No changes or deviations in or from the plans and specifications once approved by the Architectural Committee shall be made without the prior written approval of the Architec-tural Committee.
