Hilton Head’s total sales figures are up over $16 million for the first six months of 2013 compared to the first six months of 2012. That is a 5% increase in dollar volume. 26 more homes or $5.7 million & 28 more lots or $9.2 million sold on the island. Villa sales also increased by $2 million more over last year, yet 55 fewer villas sold. But that is still really good news because it indicates that more villas are selling in the higher price ranges as well as for higher prices. Comparing the first six months of 2013 to past years, we currently have 664 homes on the market. That is: down 9% from 728 in 2012, down 12% from 754 in 2011, down 26% from 892 homes in 2010, down 38% from 1071 in 2009 & down 42% from 1141 homes in 2008. This is the fifth year for a decrease in inventory. Trend? Yes & a very good indicator to be optimistic about. We also see sales prices of homes from 94-98% of the list price. That is up 4 percentage points from last year. Welcome news for sellers who have priced their homes accurately & competitively.

The Villa complexes that sold the most units: Hilton Head Beach & Tennis Resort in Folly Field

with 17 villas sold, Hilton Head Resort/Four Seasons with 15 villas sold, Marsh Side with 13 villas sold, Broad Creek Landing, Evian in Shipyard, The

Preserve at Indigo Run each with 11 villas sold, Queens Grant in Palmetto Dunes, Heritage Villas in

Sea Pines, Summerhouse & The Spa on Port Royal, each with 10 sold,

****The highest prices paid for villas was in Palmetto Dunes. Two Townhomes at South Shore sold. One for $2,530,000 & one for $2,300,000. The next highest sale was one Turtle Lane Club in Sea Pines for $1,000,000. As you can see the most popular price range has been $200,000-$400,000 with 39% of all villas sales. Currently there are 244 villas for sale in this price range and that is also 39% of current inventory. As of the writing of this newsletter there are 627 villas on the market. 73% are under $400,000 which is where 83% of the sales were. The communities that have the most villas for sale are: Palmetto Dunes with 140 active listings, Forest Beach with 137 active listings, Sea Pines with 112 active listings, Off Plantation (which encompasses many complexes

around the island) with 89 active listings, Folly Field with 77 active listings.

738 home sales in Bluffton from Jan.-June 2013 break out like this: 87% of all homes sold in Bluffton sold under $400,000 and 99% of all homes sold were under $1 million. Only 7 homes sold over $1 million. 5 were in Colleton River, 1 was in Berkeley Hall & 1 was in Sun City/Riverbend. Here is where the Homes Sold: Off- Plantation (includes many Bluffton

communities) with 314 home sales. Sun City with 287 home sales. Moss Creek with 33 home sales. Hampton Hall with 24 home sales. Rose Hill with 17 home sales. Belfair with 15 home sales. Colleton River with 14 home sales. Berkeley Hall with 12 home sales. Oldfield with 7 home sales Hampton Lake with 5 home sales. Hampton Pointe & Hilton Head Lakes each with

4 home sales. Palmetto Bluff with 2 home sales. There are currently 484 homes on the market in Bluffton. That is down from 605 in 2012, 747 in 2011, 963 in 2010, 1119 in 2009 & 1264 in 2008. That is a whopping 62% drop over 5 years. Not too soon for Bluffton and Hilton Head Island to celebrate!!!!

Bluffton saw a 28% increase in sales volume the first half of this year. That is an increase of more than $47 million. Everything was up over last year. Average & median prices, as well as numbers sold & dollar volume for Lots, Villas and Homes are all up over last year. $41 million more or a 27% increase in home sales, 20% more in villa volume & 43% more in lot sales volume. Land is selling in both Bluffton and on the island & that is welcome news for builders & manufacturers.
