MANUFACTURED HOME RISK QUALIFICATION

Many types of structures are constructed in factories and transported to the building site in sections for assembly. Typically these structures are constructed in two sections which when assembled are joined at the roof ridge making a rectangular shaped dwelling. Additional sections may be added to form an L shaped structure. The two prominent types of factory built homes are: 1. MODULAR HOMES

Modular homes are constructed on joisted framing, like a site built home, and transported to the building site by trailer in single, double or triple wide sections. Local building codes regulate their construction. Other construction techniques involve portions of the structure being built in factories. These homes are referred to as precut or prefabricated homes; examples are kit built, log, panelized and dome homes. Modular type units will NOT have the red HUD label attached to the rear exterior siding. Modular homes are similar construction to stick built homes. The dwelling valuation will be utilized to determine the replacement cost value. Underwriting will make the final determination with modular homes regarding the qualification for these homes.

2. MOBILE/MANUFACTURED HOMES

Mobile/manufactured homes are constructed on steel beams with attached axles and wheels for transportation, and may be single, double or triple wide units. Since 1976 mobile home construction has been regulated by HUD who refers to them as manufactured homes. Mobile/manufactured homes can be identified by a 2 x 4 inch red HUD inspection label located on the rear lower left corner of each unit towed from the factory. The removal of this label will not qualify the structure as a modular home or real property.

Eligibility and Rating To qualify to be written as a home in the Battle Creek Farm and Ranch Program, a mobile/manufactured home risk must meet the following requirements: 1. Mobile/manufactured Home must be on a permanent enclosed foundation. This includes basements,

poured slabs, or masonry block on footings. The footings must be below ground and below the frost line. Or, the home can be on recommended piers and skirted.

2. Less than 10 years old 3. Double wide or triple wide on privately owned property 4. Roof must be of acceptable materials such as asphalt, tile, or wood/shake. No tin or rolled roofing. 5. Siding must be brick, wood, steel, or vinyl. The mobile/manufactured home may be written as an FR-2 or FR-3 with a 1.20 surcharge factor applied. The FR MH 04 Manufactured Home Loss Settlement endorsement must be added. Double or triple-wide 10 years old or older that is not on a permanent enclosed foundation--issue as an FR-MH and must be on piers and tied down. Single-wide mobile/manufactured homes--issue as an FR-MH and must be on piers, tied down and skirted. Underwriting will make the final determination with mobile/manufactured homes regarding the qualification for these homes. Photos must be submitted along with a completed dwelling valuation. Note: Mobile/Manufactured Homes do not qualify for a new home discount or FR 020 Specified Additional Amount of Insurance endorsement. Mobile/Manufactured Homes which have a solid fuel heating unit are not acceptable.

Coverage D.2.- Scheduled Grain

Grain in stacks, shocks, swaths, or piles, while in the open, is covered only against loss by fire. Hay in the open in stacks, windrows or bales is insured for fire, theft and lightning only. A stack of hay is defined as any one stack, group of stacks, a continuous row of stacks or hay in one building separated by at least 100 feet from any other stack or building. Coverage shall not exceed $20,000 on any one stack of hay. When scheduling grain, one must state where the grain is stored.

When insuring hay, state number of tons at each location and give complete legal description.

When insuring potatoes in storage, state number of CWT, value per CWT, variety of potatoes and what building (along with building location) where potatoes are stored. Submit a change whenever the amount decreases or increases.

Coverage D.3. - Scheduled Livestock This coverage is designed to insure individual heads of livestock up to $10,000. For higher valued animals,

contact the Home Office for prior approval. If the animal is registered, ear tag numbers and/or registration numbers will be required. Exotic animals such as ostriches or emus are insurable under this section at a slightly higher rate. Consult rate guide for rates. Determination of whether a particular type of animal is to be considered “exotic” and final approval and acceptance will be made by the underwriter.

Coverage D.4. - Scheduled Poultry

This coverage is designed to insure poultry on an insured location. The Perils Insured Against are Fire, Lightning and Theft only.

Poultry are not eligible to be insured as Unscheduled (Coverage E) or Blanket (Coverage F) Farm Personal Property.

COVERAGE E - Unscheduled Farm Personal Property Perils insured against, coverage territory and coverage for New Additional Machinery are the same as

those listed under Coverage D. Unscheduled Farm Personal Property is covered if it sustains physical damage that results while it is contained inside a building which collapses due to weight of ice, snow or sleet.

Coverage E.1. - Unscheduled Machinery and Implements All items valued at $7000 and over must be listed on the application inventory for a minimum of 80% of

actual cash value, preferably 100%. The minimum amount of insurance to be eligible for E.1. rates is $20,000. $20,000 of coverage for borrowed farm machinery is included when FR 013 is purchased. Limits in excess of $20,000 may be purchased using D.1. rates. Coverage for machinery acquired as a replacement for a specifically named item is limited to the ACV of the new item for 30 days after delivery and after 30 days to the limit specified for the item that was replaced. $500,000 coverage per policy period is provided for Newly Acquired Machinery, if no other insurance applies, for the earliest of: 30 days from acquisition date, the end of the policy period, or until reported to the Company.

Coverage E.2. - Unscheduled Grain

The grain coverage portion of Unscheduled Farm Personal Property protects enough harvested grain to fill the entire storage capacity of the farm. The rates are correspondingly low and eliminate the farmer's need to report changes in the grain inventory during the year. Determine the insured value based on total storage capacity and an average price per bushel.

Hay or straw in stacks, windrows or bales while in the open may be insured under Coverage E.2. along with

grain. $20,000 is the maximum coverage per stack of hay. A stack of hay is defined as any one stack, group of stacks, a continuous row of stacks or hay in one building separated by at least 100 feet from any other stack or building. Hay in the open is insured for fire, theft, and lightning only. Grain in stacks, shocks, swaths, or piles, while in the open, is covered only against loss by fire.

When insuring hay, insure for the largest amount on hand at any one time in any one location.

Coverage E.3. - Unscheduled Livestock The maximum allowable limit per head shall not exceed $1000 on any one head of livestock under one year

of age or $2000 on any one head of livestock one year of age or older. Exotic animals such as ostriches or emus are insurable under this section at a slightly higher rate. Consult rate guide for rates. Determination of whether a particular type of animal is to be considered “exotic” and final approval and acceptance will be made by the underwriter.

COVERAGE F - Blanket Farm Personal Property Perils insured against are perils 1-10 unless otherwise indicated. Optional additional perils 21-25 on

livestock are available. Coverage for Livestock and/or Grain and Hay may be excluded from Coverage F with insured/applicant signature on the application form (page 5). Blanket Farm Personal Property is covered while such property is in the state of Nebraska or within 100 miles of its borders. Coverage is also extended for up to 30 days while the property is located more than 100 miles into a bordering state. Blanket Farm Personal Property is covered if it sustains physical damage that results while it is contained inside a building which collapses due to weight of ice, snow or sleet.

$50,000 is the maximum coverage per stack of hay. (Stack is as defined under coverage E.2.) Value grain

by using the total storage capacity and an average price per bushel. We will insure loss to borrowed farm machinery while used in the insured’s farming operation as excess over any insurance the owner has on the property. $500,000 coverage per policy period is provided for Newly Acquired Machinery, if no other insurance applies, for the earliest of: 60 days from acquisition date, the end of the policy period, or until reported to the Company.

COVERAGE G – Buildings and Structures Covers barns, buildings, structures, and additional dwellings (that don’t qualify under the dwelling form) on a

scheduled basis against loss caused by Perils 1-11 (See page G-9) and Peril 18 when the building qualifies. Private power and light poles including outdoor wiring, switch boxes, and fuse boxes valued in excess of $1,000; fences, including corrals, pens, chutes (not field or pasture fences); and tenant's improvements and betterments to any building or structure may be insured under this form by listing the item and paying additional premium. Replacement cost coverage may be added if the building qualifies for coverage and is insured to 100% of Replacement cost. Inflation/building cost index will apply yearly. The inflation amount is shown on the Declarations. Additional coverages include up to $50,000 coverage for new construction of permanent farm buildings. Building materials and supplies are covered for up to $5000 as part of the Coverage G limit.

CATTLE DEFINED Calf -- any animal from birth to 6 months (weaning age -- 350 lbs.) to just under a year old and weighing up to

700 lbs. or thereabouts. On occasion when these animals reach the 400-500 lb. figures, some cattlemen may call them feeders. (Choice veal calf is generally less than 3 months old and weighing around 200 lbs. or more having been fed a steady diet of milk making for quality tender pinkish meat.) When a calf is born to a registered cow, the calf will be adjusted at ACV until it has been determined that the animal meets registration requirements.

Yearling -- any animal (steer or heifer) at or just over a year old and weighing anywhere from 500 to 900 lbs. or more, on an average. These animals fit into a category of breeding, feedlot or slaughter cattle sometimes known as long (over) or short (under) yearlings.

Cows -- Stock -- Range -- Commercial -- Dairy -- Registered -- etc. -- any animal that has dropped or had a calf becomes a cow and is generally around 2 years of age or older and weighing around 1,000 lbs. or more. They also fit into the marketplace as canner, cutter, and utility slaughter animals.

COLLAPSE COVERAGE (Outbuildings)

The Farm and Ranch underwriter will review the outbuilding photos as a building must be in good condition to qualify for collapse coverage. The Collapse peril applies when a building has suffered damage such that the building is "materially impaired" and/or cannot be used for its intended purpose. The underwriter may require construction information (rafter construction and side walls) prior to extending this coverage. Collapse coverage is not available on buildings not on permanent foundations, two story barns, any building 25 years of age or older, fences, corrals or windbreaks. This coverage is only available at the inception date of a policy or on the rewrite date or renewal date of the policy.

To get, or continue with, Collapse coverage when buildings are 25 years and older, they must be: 1. Steel frame construction. 2. Not used for livestock. 3. More than 100 feet from shelter belts. 4. Photos inside & out are required.

Any potato warehouse that does not meet the above requirements - will have to be inspected - if they have bins inside for support, etc. and maintenance has been kept up, we may be able to offer collapse.

Existing business with collapse coverage – This coverage will be removed prior to renewal when the building reaches 25 years. If you feel a building qualifies to continue, please c-endorse to add back on, take new photos and give us the information needed.

COMPUTERS Computers are insured under Coverage B (Household Personal Property). Computers at college cannot be

scheduled on FR 061 (Scheduled Personal Property). CONFINED LIVESTOCK (Defined) Confined livestock are defined as cattle that are kept in a corral. They do not go out to pasture. CONTENTS COVERAGE FOR CHILDREN AT COLLEGE

OUTBUILDING REPLACEMENT COST VALUATION Proper valuation of farm buildings is of utmost importance in underwriting farm risks. As a rule, farm buildings

should be insured at 100% of actual cash value (present day replacement cost less depreciation). If Replacement cost coverage is desired, buildings must be insured to 100% of replacement cost.

Remember when insuring outbuildings to first determine whether or not the building is insurable. Buildings which show “lack of pride of ownership”, are dilapidated, or are vacant and not utilized are an unacceptable risk and should not be insured.

All outbuildings on new applications and buildings being added to existing policies will require the Replacement Cost Valuation be completed for each outbuilding prior to binding coverage on that building.

PARTNERSHIP OPERATION Use the Additional Insured Endorsement FR 035 (ANI), to provide coverage for a partner in the operation if his

SEEDMEN'S LIABILITY ENDORSEMENT See endorsement FR 014 or FR 110. SHOP TOOLS Must be listed separately from miscellaneous machinery and equipment when insured under E.1. SOLID FUEL BURNING UNITS When writing a Farm and Ranch policy, we require that the solid fuel heating questionnaire be completed along

with the three photos as requested on the questionnaire. All Farm Ranch policies with dwellings that contain a solid fuel heating unit will have a non-conventional heat surcharge applied. Outbuildings which have solid fuel burning units will also have a non-conventional heat surcharge applied.

Mobile homes which have a solid fuel heating are not acceptable. SOLID FUEL HEATING UNIT CRITERIA There is an additional charge for each building or dwelling equipped with a solid fuel heating unit. In order to

bind coverage on an application involving a dwelling or outbuilding that includes a solid fuel heating unit, you must complete the solid fuel heating questionnaire, and submit three photos as required by the questionnaire. If you do not have this information, YOU CANNOT BIND COVERAGE ON THAT STRUCTURE.

No charge for a coal furnace or coal stoker furnace. However, there is a charge for a Solid Fuel Coal “Burner”. Charge for a wood furnace and free-standing fireplace. Please provide photos of all of the above. There are various exposures to look for when writing a structure that includes a solid fuel heating unit. We ask

that you adhere to the following criteria: • The stove must be UL tested or tested by some other testing laboratory, listing the proper installation and

distances from walls, floor and ceiling. If the unit is installed according to these requirements there should be no problem in writing this type of business. If there is not a plate in the stove indicating that it is UL tested, we will then require that it meet the space requirements prescribed by the National Fire Protection Association. They require the heating unit to be 36 inches from all walls.

• When looking at the installation, we are particularly interested in the hearth as we do require that it extend at

least 18 inches from all sides of the stove to prevent any logs from rolling out and burning carpets. We want the area to be clear and free of flammable material. Any wood boxes or wood used in burning should be at least 36 inches or more away from the stove.

• STOVE PIPE — We do require that the stove pipe coming out from the stove be 8 inches in diameter and be

made of 24 gauge pipe. The crimps should be running down and the stove pipe joints should be screwed together with metal screws. All insulation should be kept away from the pipe and there should be no more than a 10 foot horizontal run of the stove pipe from the stove to the chimney. The stove pipe must be 18 inches from all combustible material (walls and ceiling.)

• CHIMNEYS — The masonry chimney for a solid fuel heating unit must be lined with tile or stainless steel. The

chimney should be cleaned once or twice a year, depending on how often the stove is used. Stove pipe does NOT qualify as a chimney. Once the stove pipe goes through the wall or ceiling it is to be connected into a proper chimney

• WALL PASS-THROUGHS — When you have a risk that has the stove pipe passing through a wall we want to

make sure that the proper installation has been met. If at all possible the ring of the pass-through should be removed to observe any possible charring of wood and to show the distance from the pipe to any combustible material. A thimble must be used or some other approved system when the stove pipe goes through a combustible wall. The following is an example:

DOUBLE VENTING — In NO circumstances will it be acceptable to have a solid fuel heating unit vented into achimney that is also used for natural or propane gas.

If the other types of fuel is oil, it is acceptable to have two types of heating units vented into one chimney only ifit was installed prior to 1992, when the Uniform Mechanical Code was changed to no longer allow any type ofdouble venting.

BARREL TYPE HEATERS — Not Acceptable.

FIREPLACE INSERTS — When there is a fireplace insert, we ask that you specifically ask the owner to makesure that the chimney is cleaned thoroughly and that any creosote or debris is removed from behind the insert. This appears to be where several fires have started in the past when the chimneys are cleaned and thecreosote falls down behind the fireplace insert. There should be a direct connection from the fireplace insertinto the chimney to prevent any debris from falling down behind the insert.

HEAT RECLAIMERS and HEAT SAVERS — Not Acceptable.

SPECIFICALLY RATED RISKS Potato warehouses, confined hog operations and other type structures that differ from conventional buildings may be specifically rated. The Special Outbuilding Rates have been filed for this purpose.

STOCK FOUNTAINS Coverage provided by Coverage E.1. (Unscheduled) under Miscellaneous Machinery and Equipment or by Coverage F (Blanket).

SWIMMING POOLS Coverage for above ground swimming pools not physically attached to the dwelling or any other structure will be afforded automatically under the personal property section (Coverage B) of the dwelling form. An in ground swimming pool, or an above ground pool that is not covered under Coverage B, may be covered as a Type 3 Outbuilding. If the dwelling with pool is located within the city limits or a housing development, the pool is required to be totally enclosed by a four (4) foot fence with a locking gate. An automatic push button track-type pool cove in lieu of a fence is eligible for consideration; requires underwriting approval. Risks with Swimming Pools not meeting these requirements are unacceptable.

UNLICENSED MOTOR VEHICLE Is a land motor vehicle that by its very nature, design and use would not be subject to registration or licensing as may be required by Nebraska Statutes. It may be a vehicle that was primarily designed for road use, registration and licensing at the time of its manufacture, but that is not currently subject to registration or licensing as it is used exclusively for farming or agricultural purposes and is used principally off public roads. 01 07 Sections I and II Exclusions for Computer-Related Damage or Injury

This form is meant to limit the additional coverages granted to an insured for permitted businesses operated on the insured premises. When a “business” endorsement has been added to a policy to cover businesses such as offices, studios or day care the FR 017 acts to exclude any computer hardware or software loss that is related to the business. Specifically, the endorsement bars coverage for any bodily injury or property damage caused by a computer, accessories, peripherals or similar equipment which fails due to programming or similar malfunctions. However, the form still permits coverage for “bodily injury” that either occurs on the residence premises or away from the residence as long as the “bodily injury” occurs at the premises where the insured’s described business is located. This endorsement will automatically be added to a policy endorsed with (FR 071) Business Pursuits, (FR 097) Home Day Care Coverage, or (FR 042) Permitted Incidental Occupancy (Residence Premises Only.
