CELLAR CAFE PATIO A Cellar Cafe, located in the northeast, southeast, northwest, or southwest corners of quincy Market, has outdoor seating in a raised patio featuring a movable service bar. The patio’s seating, located above the busy pedestrian thoroughfare of South and North Market Streets, lets patrons take advantage of good weather and is an excellent spot to enjoy views of Boston’s bustling urban life.
Using the Landlord’s design approved by Boston’s Landmark Commission, the Tenant is able to install a 48’-3” x 27’-1”raised patio surrounded by a glass railing. Covered by a canopy, the service bar sits toward the back of the patio. The Landlord will provide detailed construction drawings the Tenant can use, at its expense, to fabricate and install the patio and canopy. Design changes to the drawings, details, or finishes will not be allowed without the Landlord’s approval.
The service bar is the focal point of the patio’s metal canopy, which has adjustable louvers that provide shade and heaters that offer warmth on cool nights, as well as integrated lighting for the bar. The canopy also is the place for the Tenant’s principal signing. (See q12: Sign Type E - Letters on Canopy.) Signing is permitted on the canopy’s three primary sides.
The bar is the only acceptable place for food service on the patio. Cooking is not allowed, however. The Tenant should design the bar to accommodate food service, and the design must have adequate space to store paper goods and discard trash. Freestanding trash cans, storage bins, and other equipment will not be allowed in any part of the patio.
A glass railing with protective wind guards defines the seating area and gives the Tenant a location for secondary branding. {See q14: Sign Type B - Vinyl Tenant Name and/or Logo.) Stairs leading up to the patio provide a similar opportunity. (See q13 Sign Type H - Flat Freestanding sign with Menu.) An allowable freestanding sign is at street level, anchored by planters marking the patio’s perimeter.

The Tenant must purchase, install, and consistently maintain the planters described above. The Landlord will provide the planting scheme.
During the off season, when the patio is not in use, the Tenant is required to take down all elements and store them off site. Before reinstalling them for the next good-weather season, the Tenant must restore all patio elements to “as new” condition.

QUINCY OUTDOOR PATIO REQUIREMENTS:

NORTh MARKET STREET CAFES A Tenant will be allowed cafe seating only if approved by the Landlord’s based on Landlord’s review of the seating area plan with Landlord’s furniture specifications. The Tenant may choose the color of chairs and umbrellas to match their branding scheme.
The seating area shall not exceed the length of the Tenant’s storefront. The seating area may be located in between the tree planter or between the Tenant’s storefront and the granite bollards as indicated in the plan below. Tenant is not allowed for any reason to install any type of railing or stanchions to define their seating zone.
All seating must be removed and stored within the demised premises at the close of business every day. Chairs cannot be chained to the tables at night. Tenant is required to keep their seating area clean and clear of trash at all times.
