  F AIRFAX COUNTY REAL ESTATE MARKET DYNAMICS JANUARY  2015 2,198 residential homes were listed “For Sale” in our market. Only 705 homes sold during JANUARY . That’s a 3.1 month supply of homes if no other homes come on the market . 1215 additional homes came on the market, increasing inventory by 510 homes! 707 of those homes were priced $800,000 +. Only 94 of these homes sold d uring JANUARY . That’s an 7.5 month supply if no other homes come on the market . 225 additional homes came on the market, increasing inventory by 131 homes. 329 of those homes were priced $600,000 - 799,999. Only 106 of these homes sold during JANU ARY. That’s a 3.1 month supply if no others come on the market.  212 additional homes came on the market, increasing inventory by 106 homes. 475 of those homes were priced $400,000 - 599,999. Only 215 of these homes sold during JANU ARY. That’s a 2.2 month supply if no others come on the market . 335 additional homes came on the market, increasing inventory by 120 homes. 575 of these homes were priced $200,000 - $399,999.  248 of these h omes sold du ring JANUARY . That’s a 2.3 month supply if no others come on the market . 385 additional homes came on the market, increasing inventory by 137 homes. Sales increased steadily from January 2014 through June 2014, then reversed course by dropping from July 2014 thr ough November 2014 by a whopping 47%! December 2014 has seen a surge in sales of 37% from the November’s low; January 2015 has seen a return to the downward trend and increasing inventory. With the promise of rising interest rates and economic uncertainty continue to minimize sales. Buyers are telling us that PRICE is the most critical factor i n increasing proper ty value and getting showings and sales. Here’ s the good news...705 homes are selling each month.
