1. Roof
1.0 Roof Structure Exterior(2) I noted a wet area in in the soffit. A previous vent connector has been removed and blanked in this area andmay be leaking. Alternately, the hallway bathroom fan discharges into the soffit and may be the source of moisture.I would recommend the fan discharge through the roof via a vent connector. I would recommend furtherinvestigation and repairs by a licensed roofing contractor. These conditions are conducive to wood destroyingorganisms.(3) Wood boring beetle emergence holes and frass indicate an active beetle infestation of two exposed beam endsunder the front eave on the front of the home. I would recommend further evaluation and treatment by a pestspecialist.
1.3 Roof Drainage System(1) Gutter downspout on the back of the home does not adequately carry water away from the foundation. I wouldrecommend a downspout extension to move the water 4 to 6 feet from the foundation.(2) The back gutter is full of tree debris and requires cleaning.
1.5 Asphalt Composition ShingleLight moss growth is evident on a couple areas of the roof. Moss can penetrate joints in the shingles, damageshingles, and cause leaks. Periodic chemical treatment will help prolong the life of the roof.
2. Attic
2.3 Roof Structure VentilationThis vent grill is damaged.
3. Exterior
3.1 DrivewayTree roots have caused significant damage to the driveway.
3.3 General GroundsTrees need to be pruned back away from the house as shown in the photo.
3.4 Exterior TrimRight trim board on front of garage has developed rot due to inadequate clearance to grade. I would recommendreplacement and repair of damage area, repainting and sealing end-grain. These conditions are further conducive towood destroying organisms.
3.6 Exterior StairsA hand-rail is recommend for this section of stairs for improved safety.

4.3 Exterior Wall MembraneExterior front door jamb requires caulking.
6. Electrical
6.8 Service Panel Cabinet, Ampacity, and CoverA blank is required to be installed in the void as a result of the removed breaker to prevent inadvertant access andelectrical hazard.
6.9 Service Panel WiringMultiple spare breakers are installed and should be labeled accordingly at the panel. These breakers areunnecessarily energized.
6.21 Carbon Monoxide DetectorsNo carbon monoxide detector was installed in the first floor. Carbon monoxide alarms must be located outside ofeach separate sleeping area, in the immediate vicinity of the bedroom and on each level of the residence. Install inaccordance with manufactures recommend guidance or hire a licensed contractor for proper installation.

8. Interior
8.5 Doors(1) Front door dead-bolt lock actuator is installed upside down.
(2) Door to first floor living area has been temporarily installed. The latch does not cleanly latch.
(3) I would recommend installing floor mounted door guides for all sliding closet doors throughout the home toprevent inadvertant dislodging of the hanging doors.(4) Master bedroom requires an operational and graspable door knob for rapid egress during an emergency. I wouldfurther recommend removing the deadbolt.
9. Plumbing
9.1 Source of WaterPlease note, the main water cutoff is in first floor closet under the stairs.
9.4 Gas Water HeaterHot water temperature at the sink was measured at 127 deg F. I would recommend adjusting the hot-water heaterto deliver 120 deg F water to reduce the risk of scalding.
10. Heating
10.1 Furnace

Furnace is 2014 model. I did not note any recent service records. I would recommend servicing by a heatingcontractor and annually thereafter.
10.2 Fuel, Piping and SupportGas piping in garage is inadequately supported. Piping should be supported every 4 feet.
10.5 Fireplace1. Flue damper lever arm may be damaged (excess movement side-to-side). Damper was functional when
tested.2. Some of the metal liner at the edge of the chimney has previous rust damage, but otherwise appears to be
intact. Chimney rain-caps have been installed to prevent water from penetrating the chimney in the future.3. Soot in chimney appears heavy, I would recommend the chimney cleaned by a chimney sweep in the
future. A vent opening on the outside of the chimney is unusual, I would have this inspected by yourchimney professional when you have it swept.
11. Bathrooms
11.10 ToiletMaster bathroom toilet is slightly loose, recommend adjusting to minimize the chance of a leak developing.
12. Kitchen and Built-in Appliances
12.13 DishwasherDishwasher anti-siphon vent appears to be capped without vent holes. I would recommend verifying this is in factthe vent and then modifying the cap such that a vent path is established.

1.0 Roof Structure Exterior(1) Exposed beams at gable roof ends would benefit from flashing to protect these from the weather. Beams areshowing signs of distress from long-term exposure to the weather.
1.2 Roof FlashingNo drip flashing is installed at the roof edge to protect the sheathing ends from moisture and subsequent rot.Consider adding drip edging in the future, please consult a roofing contractor for options and cost.
6. Electrical
6.6 Service Panel ManufacturerThis electrical panel is an older split panel style panel no longer manufactured. Consider upgrading to a modernsingle isolation breaker panel in the future.
6.16 GFCI/AFCI Electrical ReceptaclesNo ground fault circuit interrupter (GFCI) protection of home electrical receptacles was provided in the garage at thetime of inspection. Although GFCI protection may not have been required at the time the home was built, Irecommend that electrical receptacles located in basements, crawlspaces, garages, the home exterior, and interiorreceptacles located within 6 feet of a plumbing fixture be provided with ground fault circuit interrupter (GFCI)protection for improved electrical safety.
12. Kitchen and Built-in Appliances
12.14 Additional KitchenAppliances are in good working order, however older models. A home warranty that covers appliances would be agood investment.
