How Habitat for Humanity Works

• Habitat builds and sells the house to the owner for no profit

• Habitat finances the homeowner’s mortgage with a 30 year interest-free mortgage– Habitat holds a second mortgage

• Protects homeowners from predatory lenders• Protects Habitat from homeowners selling for profit• Habitat has right of first refusal on the property

• Income from mortgage helps to fund future homes

Path to Home Ownership

• Future homeowners must:– Attend an orientation– Submit an application– Meet established criteria

• Need: Low to moderate income; less than 50% of area median income• Ability to pay mortgage• Willingness to partner with Habitat

– Be selected by the board– Participate in homeowner training course– Work 500 hours “sweat equity”– Provide $500 Down payment
