General Building AnalysisTheexistingbuildingstockofdowntownKewannaisinfairtopoorconditionwithgood

examplesof19thandearly20thcenturyarchitecture.ThebuildingsalongMainStreet

comprisetheareaforouranalysisandrecommendations.

Someoriginalstorefrontshavebeenlosttolateralterations.Inaddition,severaloriginal

storefrontsremainalthoughtheyareinpoorcondition.Fieldobservationsindicatethat

muchoftheoriginalmaterialsmaybesalvageable,particularlyinfourofthebuildings

includedinthefollowingsectiononarchitecturalrecommendations.Also,asiscommon

inmanysmalltowns,demolitionhastakenitstoll.Somenewconstructionfromthemid-

TwentiethCenturyhasreplacedoriginalbuildingstock.Careful

considerationshouldbegiventorespectdefiningarchitectural

features,preservingremaininghistoriccharacterandtothe

replacementofobtrusiveelements.

Historicstructurescreatethecharacterofatownand

buildingownershipcomeswithitsownuniqueissues.The

recommendationsonthefollowingpagesrelatetothe

commonproblemsofhistoricbuildingsandsuggest

enhancementstothelongevityofthesestructures.These

recommendationsprovidebasicinformationtorestoreand

maintainastableandweather-tightstructure.

Thefollowingpagesillustrateseverallocalbuildingsandsuggestrestorationworkthatwill

improvetheoverallcharacterofthedowntown.

FacadesBrickisthepredominatebuildingmaterialin

downtownKewanna.Throughtimemortar

jointsdeteriorate,whichcanleadtowater

infiltrationcausingexteriorandpotentialinterior

damage.Stressesasaresultofwaterinfiltration

anddeteriorationofstructuralmembers,

unusualloading,orexpansionandcontraction

ofbuildingcomponentssuchasrustingsteel

lintels,oftencausestep-crackingalongmasonry

joints,bulgingofwallsurfaces,andpotentialfailure.Abrasivecleaningmethodssuchas

sandblastingremovetheprotectivesurfacefromthebrick,givingrisetodeteriorationof

thebrickunitsthemselves.

Inspectionandrepairofmortarjointsshouldbeundertakenannually.Whenrepointing

masonryjoints,careshouldbetakentousemortarofasimilarcomposition,color,texture

andraketomatchexistingfeatures.Whencleaningisrequired,non-abrasivemethodswill

removesoilandpaintandwillmaintaintheintegrityofthebrickunit.PreservationBrief2:

WindowsHistoricwindowunitsoftenbecomedeterioratedordamagedthroughexposuretothe

elementsanduseovertime.Theunitscanbecomevictimsofawell-intentionedowner

tryingtomodernizeorbecomeenergy-consciousbyusingsmallreplacementwindows

andinfillingthebalanceofamasonryopening.Theaestheticsofthebuildingbecome

compromisedwhenreplacementwindowunitsareofincompatiblematerialsandstyle

therebyrobbingthefaçadeofhistoricprofilesoftheoriginalunits.Additionally,periodic

inspectionofsteellintelssupportingthestructureabovethewindowisrequiredtoensure

theyremainpaintedandfreeofrust.

Woodwindowsashandframesneedtobeinspectedyearly

fordeterioratingcomponentsandpeelingpaint.Whenthe

paintfinishbeginstofailitshouldbescraped,sandedand

painted.Caulkjointsbetweenthewoodframeandthe

adjacentmasonryneedtobeinspectedandre-caulked

asrequired.Whenhistoricunitsbecomeunsalvageable,

replacementunitsshouldbeofthesamesizeandprofileand

material.Appropriatewoodunitswithaluminumcladding

maybeacceptableifexistingunitsarebeyondrepairorare

missing.Theinstallationofappropriatelysizedandconfigured

stormwindowscanprotectoriginalwindowsandimprovethe

thermalefficiencyofaunit.

Whenthereplacementorrepairofhistoricwindowsisnotafinanciallyviableoption,

temporaryboardinghelpstominimizefurtherdamagetothewindowunit,protectsthe

interior,andpreventsthepublichazardoffallingglassandwoodcomponents.

StorefrontsStorefrontsserveasthefaceofthebusinesseswithinandareoftenthefirstplaceanowner

willupdateabuilding.Astorefrontremodelbecomesadistractionwhenthereconstruction

isincompatiblewiththeoverallcontextofthebuildinginmaterial,massingandscale.

Whenremodelingastorefront,considerationshouldbegiventotheoverallcontextofthe

building,thehistoricandarchitecturalsignificanceofpriorstorefrontconfigurationsand

thenatureandcharacterofthebusinesswithin.Regularmaintenance,replacementof

deterioratedcomponents,scraping,sandingandrepainting,isneededforallstorefronts

andwillprecludetheneedforremodeling.

MiscellaneousSteelsupportbeamsbetweenthestorefrontandupperlevelsarevulnerabletofailureif

theyareallowedtorust.Routineinspection,scrapingandpaintingisthebestprotection

formaintainingtheviabilityofsteelsupportbeams.Decorativeelementsonthebuilding’s

exteriorshouldbeinspectedtomakesuretheyarefirmlyattachedandshouldberepainted

whennecessary.Rustingandloosedecorativeelementsnotonlydetractfromthe

appearanceofthebuilding,butalsobecomeasafetyhazardtopedestriantrafficbelow.

SignageSignscanservemanyfunctionsincludingbusinessorserviceidentification,informationor

direction.Buildingsignagewithintheprojectboundariesisoftenabsent,lackscreativity,

provideslittlevisualenticement,and/orcontributestovisual“clutter.”Implementationof

signguidelineswithinthedowntownshouldbeencouraged.Awelldesignedsignalong

withexternallightingprovidesaninvitationtoenterintoaretailestablishment,promote

aparticularserviceorprovidedirectionbothduringthedayandnight.Signsofdiffering

typesshouldbeconsideredincludingsurfacemountedsigns,projectingsigns,painted

windowsigns,bladesignsandevenpaintedwallsignswhenofanappropriatescaleand

design.Signswithvisualclutter,garishcolors,suburbancharacterorinternalillumination

generallyshouldbeavoided.

ConclusionRecommendationsforimprovementstothearchitecturalassetsofdowntownKewanna

havebeenformulatedbyanalyzingexistingconditionswiththelong-termobjectiveof

enhancingthecharacterofthedowntown.Toaccomplishthis,improvementstothe

physicalappearance,theaestheticqualitiesandtheeconomicvitalityofthebusinesses

mustoccur.Throughitscommittedcommunityleadersandresidents,theTownof

Kewannahasthepotentialtobecomeacommunitythatinviteslocalsandvisitorsaliketo

experienceexistingcommunityassets,whilepreparingforfutureexpansion.Successwill

dependonthecollectiveeffortsofbusinessowners,townleadersandthesupportofthe

communitytoassurealivelydowntownforpresentandfuturegenerations.

withasingleswingingdooratthecenterlikelyaccessingthesecondfloor.Thereare

storefrontsoneitherside.Bothstorefrontshavebeenmodifiedovertimewithlittle

originalmaterialremainingintheeasternbay.Theentrancetotheeasternbayison

thecornerwithanentrydoorsetfourstairrisersabovethesidewalk.Originalcastiron

lintelbeamsandoneornamentalcolumnremain.Thereisvisualevidenceofstructural

settlingatthecorneradjacentthestreetintersection.

Atthesecondfloor,theoriginalwindowsashesremain,butareseverelydeteriorated.

Somelightsarebroken.Onewindowopeningisfilledwithcorrugatedsiding.The

secondfloorwindowsillsarelimestonewithbrickjackarches.Thecorniceconsists

ofpatternedcorbelledbrick.Thereisevidenceofsignificantdeteriorationatthe

parapetcoping.Theeastelevationpresentsverysimilarconditionstothesouthern

structure’swesternsideisasinglestorypainted,one-storyconcreteblockaddition.

Thedateofthisadditionisunknown.Acanopycoversthefirstfloorstorefrontand

returnsalongthewesternelevation,dyingintotheone-storyblockstructure.

Thecanopyhasashingleroof,buttheoriginalcanopybeneaththemodifications
