Rental GuaranteeFor the first 3 years there is a minimum 5% rental guarantee in place by Grupo Duarte – the developer. This will be paid quarterly in arrears so from month 4 the client is always cash positive and financially able to meet the monthly mortgage costs.

Clients receive 50% of all ‘pooled income’ which equates to 5-7%+ return per annum based on conservative projections.

The client’s income is a net figure after all costs and expenses have been deducted by the management company for the operation, management, marketing and maintenance of the resort and the properties. The client is liable for their property insurance and condominium fees which are fairly negligible, around €125 a month for both for a T1 apartment.

Exeptional Rental FiguresThe Algarve boasts exceptional rental figures because of its long season and popularity as a major tourist destination. Whether it is for conventional summer holidays, winter holidays which are popular with the Scandinavians, golfing holidays all year round or just a weeks break in mid season, they all contribute to what is renowned as a strong occupancy levels, especially so in 4 and 5* resorts.

4 and 5* resorts are slightly higher at between 65% - 70%
