Staging Your Home Right! How to make your home shine to attract a buyer

The first impression is often the most important one when it comes to buying a new home. The goal is to select things for the house that will have the house show best and make the house look most appealing. Staging is not the same as decorating. When you decorate your home you are making choices that reflect your personal taste. Staging works to the opposite effrect. Staging is about deciding how to best arrange and accent the home so that it shows and appeals to the broadest audience possible. As the market becomes more and more competitive, staging becomes more and more important. Where an empty house may require lots of staging to show the perspective buyer how furniture would interact with the space, an occupied home may need ‘empty-ing’ of personal items like family photos or items of a narrow appeal that would advertise the home to a niche audience.

See how much staging can do! We took a home in Harrisburg, Missouri and used staging to give the home a new look. The home was beautiful: amazing landscaping, great lines, and a pool! The only problem was that the home’s furniture and accent pieces were about 30 years out of date. It only took one day, a few buckets of paint, and a little elbow grease to transform this country home into a Tuscan palace.

Not only do current renters have the dream of home ownership but according to the NAR survey 70% of households also agreed that buying a home is a good financial decision. The survey also showed that the nation feels that now is a good time

to purchase a home. Construction is also up in Columbia as the University of Missouri gains a record number of students and contractors scramble to keep up with housing demands. A lot of the new housing activity is also occurring in

southwest Columbia, where there are still lots that weren’t built until after the market sank, said Tim Crockett, whose firm, Crockett Engineering, does residential and multifamily work in the area. “Definitely, there’s some areas in the southwest that are able to develop, and I think it will continue to develop there as a hot spot for the next several years.”

The average price per square foot for Columbia, MO was $60, an increase of 1.7% compared to the same period last year.
