1 BREEAM New buildings and extensions must achieve BREEAM Excellent standard.

2 Building Services Commissioning

Building services (heating, cooling, ventilating etc) commissioning will be carried out to enable their efficient performance reflecting usage patterns and activities of the end users. A building user guide will be developed for non-technical building users to ensure that the building can be operated efficiently.

3 Thermal Comfort Comfortable temperatures will be achieved in occupied spaces using natural ventilation systems where possible.

4 Reduction in CO2 emissions

A “fabric first” approach will be taken to reduce energy usage by improving the thermal performance and air-tightness of the building.

5 Use of Low or Zero Carbon technologies (LZCs)

LZCs will be included where appropriate within the building design to improve energy efficiency.

6 Promoting Green Travel

The building design will include elements which encourage green travel (walking, cycling, and use of public transport) by the building users.

7 Climate Change adaption

The building will be designed to be adaptable to the impacts of climate change such as; warmer summers causing overheating and increase in winter rainfall and its frequency and intensity.

8 Appropriate Building Materials

The professional team will select building materials with: - low environmental impact. They will; - re-use existing building materials where applicable. - responsibly source materials, and - specify materials which will minimise frequency of replacement.
