Board Amy Long, American Century Investments

1. What is your role at American Century? I am part of the Property Management team at American Century Invest-ments. This team manages the Towers Complex at 4500 Main and surrounding buildings, approximately 900,000 square feet. My responsibilities include managing maintenance and service contracts, managing monthly financial reporting, preparing annual budgets, and assisting with tenant requests. 2. What do you enjoy most about serving on the BOMA Board? Having the opportunity to chair the initial website committee. It is exciting to develop a tool that showcases the many rewards and benefits of BOMA membership while marketing the BOMA ideals of development of acquaintances, friendships, an idea exchange, application of economic principles in the betterment of existing buildings and planning of new construction, and being a portal of authentic information regarding the commercial real estate industry.

3. How has being involved with BOMA benefitted your career? Establishing relationships and sharing real life experiences with my property management peers allowing me to make better choices in my role at American Century.

4. When/how did you get into the property management career path? I began my career in engineering and information technology management at the Kansas City Public Television station twenty years ago and was provided an opportunity to begin to involve myself in building management. Reluctant at first with no background experience, I soon realized that I enjoyed the work and that no two days are never

same. In October 2010, I joined American Century Realty as pa r t o f t he p rope r ty management team and haven't looked back.

5. What is your favorite BOMA event and/or memory? The 2012 Expo, where I had the chance to meet the nation-al presidents for BOMA, ASHRAE, IFMA, and IREM. To be able to ask questions surrounding local issues and

concerns and gain insight from a national perspective across the many disciplines was invaluable as well as gain contacts that I would not have had, if not for the commitment of the local chapter to empower the membership through their leadership.

6. What do you enjoy outside of your time at AC and as a BOMA Board Director? I'm an avid native plant gardener and keeping up with my two rescue dogs; Juliet and Abbie Rose. I also enjoy watching football and Monday morning "quarter backing".

Healthy Workers = Healthy Buildings The cold and flu season is upon us and we should remember that there are some simple steps that can be taken to prevent absenteeism. But first, take a look at the cost associated with illness

in the workplace.

Some facts about absenteeism in the United States:

69 million people absent due to illness on an annual basis

$55 million dollars lost due to absenteeism in 2008

Equates to $1,320 per person/year

Equivalent to 15% of payroll on average

Some facts about germs:

20,961 germs per square inch on the average desk

Viruses can live for 24-48 hours

77% of bacteria can be removed with the use of paper towels in hand drying

What can every building do to combat this? First, you need to identify your problem areas such as desks, light switches, door handles, phones, etc. Then, put together an action plan to address these problem areas. This may include increasing cleaning frequencies, using safer green certified chemicals for daily cleaning, adding microfiber technology which cleans surfaces better while containing particulates. Your plan should also include hand washing strategies. Providing soap, paper towels, and hand sanitizer and making them convenient for the occupants to use. In addition, communication is critical to the success of a worker wellness program. Signage depicting proper hand washing, mirror clings reminding people to wash their hands in restrooms, posters in break rooms and classrooms near sinks is helpful. Turn your office building into a healthy building this winter.

HELPFUL DOCUMENTS TO HAVE ON HAND

WHAT DO EER REPORTS COST?

Congress finally passed legislation to address the looming tax increases and spending cuts scheduled to go into effect starting in 2013. On New Year’s Day, the American Taxpayer Relief Act was passed, which, among other things, addressed two key issues for BOMA International and its members. The bill extended for 2012 and 2013 the 15–year timeline for depreciating leasehold improvements, a policy that had expired at the end of 2011. It also permanently enacted a 15–percent tax rate on capital gains for those individuals with taxable income below $400,000 and for couples earning under $450,000. Those with income over those levels will pay 20 percent on capital gains. The bill also raises tax rates for these higher income earners from 35 to 39.6 percent, but keeps the lower Bush–era rates for all others. Other notable elements of the bill include a permanent patch to the alternative minimum tax (AMT), a permanent extension of the estate tax exemption amount at current levels and a two–month delay of the automatic spending cuts enacted in 2011 known as sequestration. Congress failed to include an extension of the payroll tax holiday, which was in effect the past two years.

BOMA Prior i ty Issues Pass Congress as "Fiscal C l i f f" is Avoided

Senate Holds Hearing on Energy Tax Incentives On December 12, the Senate Finance Committee Subcommittee on Energy, Natural Resources and Infrastructure heard testimony on tax proposals to promote energy efficiency. Legislation to extend and improve the 179D tax provision for energy efficient retrofits (S. 3591) was one of the bills discussed. The bill would increase the maximum available deduction for new construction from $1.80 to $3.00 per square foot, and up to $4.00 per square foot for retrofits to existing buildings. This new legislation also allows for energy savings to be calculated based on the building’s own pre–retrofit baseline instead of comparing it to a reference building that meets the ASHRAE 90.1 Standard. Despite the fact that the committee held the hearing during the 112th Session of Congress, it was largely a “placeholder” for the 113th Session and legislation will need to be reintroduced. Unfortunately, the bill’s two main co–sponsors, Sens. Jeff Bingaman (D–N.M.) and Olympia Snow (R–Maine), have retired. BOMA and our coalition partners are actively engaged in identifying potential co–sponsors in both the Senate and the House to carry this issue forward in the 113th Session of Congress.
