Site Information

• The site is located within 1.5 miles of Interstate 35, providing immediate access between San Antonio and Austin, on one of the fastest growing corridors in the country. Additionally, the site has easy access to Interstate 10.

• The industrial park is 620 acres and includes sites in the cities of Schertz and Selma.

• The industrial park is located within the northeast San Antonio industrial section which includes companies such as: Amazon.com, FedEx Ground and Freight, Caterpillar, O’Reilly Auto Parts, Ben E. Keith and others.

• The property is zoned Light Manufacturing which allows warehouse and distribution uses.

• The current site is divided into three tracts. Titan Development will deliver a ± 77 acre platted lot.

• Titan Development, in connection with the SEDC, will deliver an approximate 42’ by ± 3,600’ roadway with a 12’ waterline.

• The total property tax rate for the site is $2.238921/$100 of valuation.

Shown is the proposed master plan for Titan Industrial Park North. This plan builds upon Titan Development’s existing park which includes 124 acres in Schertz and 184 acres in our neighboring City of Selma.• Lot 5 shows a potential 1.38 million square foot building footprint. The SEDC, in partnership

with Titan Development, will ensure the construction of the approximately ±3,600 linear foot roadway that would be used to access the site. Future plans call for the continuation of this road towards Ben E. Keith Road in Selma.

• Lot 6 shows the truck court/trailer parking for an additional 2,000 units.

Infrastructure

The SEDC created a Standard Infrastructure Profile, estimated from existing Schertz businesses, for a 1.38 million square foot warehouse and distribution user. Based on our findings, the proposed site meets all infrastructure requirements. Findings include:

• Water – The site’s water will be provided from a 12 inch water main that runs along Doerr Lane. Volume and pressure can be accommodated based on the needs of the user’s project. The City of Schertz is the water provider through its participation in the Schertz-Seguin Local Government Corporation.

• Wastewater – The site’s wastewater will be received from a 12 inch wastewater main located along Doerr Lane. The City of Schertz is the wastewater provider though our treatment provider CCMA.

• Electricity – The site is located with CPS Energy’s regulated service area. CPS Energy is the largest utility owned electric provider and is vertically integrated and responsible for power generation, transmission and retail service. CPS Energy’s Tri County substation serves the site and is located approximately 1.5 miles from the site. The substation is located off Interstate 35 near Four Oaks Lane. There is a CPS Energy overhead high-power transmission line located near the site.

• Natural Gas – The site is served by two natural gas providers, CenterPoint Energy and CPS Energy. Both companies can provide service to the site from Doerr Lane. Additionally, there are two 6 inch high-pressure gas mains that run parallel to the proposed site for large natural gas users.

LOCAL SUPPORT

Schertz has a long track record of partnering with industry to attract new investment and jobs to our city. This project has the full support of the City of Schertz and we are committed to ensure that the project timelines is met so the end user can commence operations as soon as possible.

The SEDC was established to grow the Schertz economy by managing a portion of local sales tax dollars that are dedicated to projects, such as warehouse and distribution, that infuse new money into our local economy. Additionally, the SEDC works closely with Comal County and the Governors Office of Economic Development who also offer to entice the location decisions. The SEDC will act as a single point of contact to facilitate this process between each entity. The following are major local support items to be considered for this project:

Infrastructure Assistance – The SEDC will work with Titan Development to ensure that Lot 5 is provided the roadway access and utility connections that are required for this project.

City Permits - The SEDC, in connection with the City of Schertz will establish predevelopment meetings to review the proposed project timeline and devise a plan whereby the masterplan, platting, site plan, clearing and grading, development permit, and building permit are delivered according to the users timeline. Regular project meetings will be scheduled throughout the process to ensure that the project stays on schedule and is completed as planed.

Local Incentives – The SEDC will act as your single point of contact for incentives with the SEDC, City of Schertz, and Comal County. All three entities can assist through grants and property tax reimbursements. Unique to this project is the ability of all three entities to participate with a portion of the local 2% of sales taxes generated at this facility. Where applicable, SEDC will coordinate for state incentives including grants and workforce development opportunities.
