I wish to sell my villa which is currently tenanted until the end of the year. Can I ask the tenants to vacate as the buyer wishes to move in?

The tenants cannot be asked to vacate prior to the end of their tenancy in the event the property is to be sold, unless previously stated and agreed upon in the tenancy contract and a vacating letter agreed by both parties. The seller would have to give a 12-month notice to the tenant to vacate from the date they sign the MOU with the new buyer. The new buyer would take over as the new landlord for that period.

What are the property management services provided by Dubai Luxury Homes and what are the charges?

Dubai Luxury Homes holds the license to management your property. A full property management contract can be provided to show the services offered.

Our property management charges are 7% of the annual rent, however, we offer a discounted rate of 5% for the fi rst year for existing clients.

Are the prices negotiable for the properties available?

This depends, every property owner differs. Dubai Luxury Homes would try to achieve a price that is acceptable to both buyer and seller. The buyer can

sign and submit a formal offer letter to the seller through Dubai Luxury Homes and we would mediate to reach a common ground and agreeable price.

With regards to properties for rent, there can be fl exibility in the rent amount and the number of cheques acceptable by the landlord. The rents are generally negotiable if the number of cheques are limited to one or two.

I want to sell my villa which is currently mortgaged. What should I do once I have received an offer from a buyer?

Dubai Luxury Homes would guide you through the process step by step. The fi rst stage is the signing of contracts between the buyer and seller, and then your bank would be approached to provide a letter of liability. Each case is individual but Dubai Luxury Homes has experience in all scenarios and are ready to advice accordingly.

I stay abroad and not always able to travel. Do I need to be present in Dubai at the Land Department to buy or sell a property?

Not necessarily, however a full Power of Attorney would need to be given to your representative. Dubai Luxury Homes can represent you in the government offi ces to transfer the property or you can appoint a friend or a law fi rm to carry this out for you.

I am an expat without a residency visa. Can I avail home fi nance?

Will I receive property ownership documents upon purchasing a property?

Yes, upon completion of the sales process at the Dubai Land Department, you will receive a Title Deed as proof of ownership of the property.

Can anyone purchase a property in Dubai?

Yes, resident and non-residents are eligible to purchase either freehold or leasehold properties in Dubai. Dubai Luxury Homes has sourced properties for clients residing in many countries.

What is the timeline for the sales process to complete once a MOU is signed between the buyer and seller?

If the property is not mortgaged and buyer would purchase with cash, the complete transaction can take less than 10 working days. Home fi nance from either party would extend the process and can take up to 6 weeks.
